TIME TO REFOCUS Adrian Tottey, MANAGING DIRECTOR at Create Construction talks about our challenges and achievements in 2019 and what we need to focus on in the future
I
n 2019, we saw the Create family grow from 67 to 91 in order to strengthen our teams across all areas of the business. A big welcome to everyone new. It’s great to have you on board! Two of our major projects were completed this year – Norton Street and Coppergate. Both builds were not without their challenges (many beyond our control) but I’d like to thank Will Prew, Dave Pierpoint and all their team members for the collective effort involved in getting these projects over the line. Our future pipeline of work is strong, with over £100M on the books from our Salford
and Swansea schemes with Bricks, Crosslane’s Coventry site, Ancoats Gardens with Beech and Niveda’s Renshaw Hall scheme. Early 2020 will see us deliver our second Hampton by Hilton hotel in Manchester, which is further developing our relationship with Hilton, as well as enhancing our reputation in the hotel sector. The focus on this sector is a strategic one for us moving forward, as we aim to increase the proportion of our workload in this field.

O
ur £37.5 million project at Norton Street in Liverpool for Niveda is Create Construction’s largest and most ambitious scheme to date, with 735 student beds, social hub areas and a large retail area across two 15, 8 & 11 storey blocks. The project commenced in mid-September 2017, with the demolition of commercial
buildings and a former car park, close to the famous city centre and was completed in 2019, 110 weeks later. From the initial contract award, a detailed design programme was implemented with all key stakeholders fully engaged to the tight time frames. Throughout the project, collaborative
meetings were held with the Design Team and key sub-contractors to ensure everyone was focused on the challenging build. The site is in a perfect location for the student market, perfect for both Liverpool John Moores University and the University of Liverpool, serving the demand

for high quality student accommodation. The Architects, Falconer Chester Hall’s vision for the project was to design a statement high rise scheme with an eye-catching façade and interesting architectural details. The prestigious student accommodation includes a variety of hi-spec
room options, such as fully equipped studio rooms and an impressive sky lounge for students, which showcases the breath-taking panorama of the Liverpool skyline. The name ‘Calico’ was chosen for the building, taking inspiration derived from the local area, which has been the historic home of
fabric businesses for many years. Interior Designers Naomi Cleaver, created a contemporary and quirky interior style which has a modern and luxurious feel, designed to attract their discerning student market. Our Commercial Director reports on his first year at Create
I
t has been a great year in our Pre-Construction Department. We have provided our clients with advice on schemes worth over £630M across our main sectors of Student Accommodation, Private Apartments and Hotels. We have successfully negotiated six new schemes, for four different clients, which are either live and on site or completed. These schemes, ranging in value from £750K up to £43M, are worth a combined value of an amazing £135M. One of the key objectives for 2020 is to have a more
balanced workload between our main sectors. With that in mind, we are targeting a much higher volume of opportunities within the Hotel and Private Accommodation sectors. At the end of 2019, we are in various stages of negotiation for eight hotel schemes for six different clients, with a combined value of around £120M. The hotel sector is expanding to cope with our nation’s ever growing appetite for leisure and we want to ride that wave too.
This is particularly evident in the Hotel sector, as our Group’s experience of being an Owner, Operator and Developer gives us an insight into our clients’ needs, that our competitors do not have. Our Aftercare Department completes the cycle of PreConstruction, Construction and Aftercare. The interface between Aftercare and PreConstruction is so important to our clients, particularly when it comes to negotiating the next scheme. Providing the end user with excellent Aftercare, gives them the confidence that the whole journey with Create is one that they want to repeat.

Development Manager PAUL ROONEY has been with the company for over 3 years. After bringing our two first hotel projects to fruition, what’s next for Developments?

What is your background before joining Create Developments? I am a qualified Chartered Surveyor with an MSc in Construction Law. I gained over 25 years surveying and commercial experience, primarily in the hotel, leisure and residential sectors, before embarking upon my role with Create Developments.

What is the aim of the Developments business? Create Developments looks to bring its expertise in identifying, facilitating and constructing hotel assets to enhance the overall balance sheet of the Group. Whilst giving us a visible presence within the Development sector, it can also lead to introductions with potential clients for our Construction business. So it is more complementary than you may at first realise.

What is your specific role here at Create? My role focuses on sourcing opportunities in the hotel sector, producing development appraisals, assessing viability, funding models, legal agreements and liaising with key stakeholders, to convert projects from

Who do you work closely with here at Create and describe the collaboration? My role is mainly outward facing with most interactions being with external parties. At Create, I work very closely with Paul Mathison, Jim Storey and the Marketing Department, who produce presentation documents for submissions.
In the short term, I would like to see the successful conversion of several of the current hotel opportunities Create Developments has been working on for the last 6-9 months. In the long-term, I would like to see the Group with a portfolio of hotels which are operated by ourselves to a high standard, such as our first hotel project, Hampton by Hilton in Blackpool.

ollowing the success of our Hampton by Hilton Blackpool and the progression of our Manchester development on Sharp Street, we have developed a strategic
alliance with Hilton to deliver a number of hotels for them in key areas across the UK. The first will be in Trafford Park, near Manchester commencing Q2 2020 for 75 weeks. The 186 bed hotel

£6.1M extension planned for HBH Blackpool hotel n Included in our strategy to bring in more hotel business, the Group, will be extending our Hampton by Hilton hotel in Blackpool next year. With an additional 74 beds and new meeting room facilities, the aim is to develop the offering for business travellers. This will also support the opening of the new Conference Centre in the town, as part of Blackpool’s wider redevelopment plan.

CLAIRE OAKES, SHEQ DIRECTOR, reports on H&S standards in 2019 and what’s coming up in the new year to promote greater safety on site
T
he year has been mixed from a SHE perspective, with some excellent standards observed, resulting in the introduction of our monthly SHE Award. The award has been issued to different sites across the second half of the year in recognition of good or improved standards in occupational health, safety and environmental standards. EXTRA RESOURCES FOR THE DEPARTMENT Extra resource has been added to the department, which has allowed for additional support to the project teams. Megan Eastwood was introduced to undertake administrative functions and her work has
allowed the SHE Advisors to concentrate more on the sites, thus providing support and advice, in addition to the previous auditing regimes. Megan is also monitoring the sites for weekly paperwork and close out of action plans following audits, with a view to improving standards. The team now have three dedicated SHE Advisors, who have been allocated their own projects, which now provides a consistent and collaborative approach. This also allows
for more frequent visits to assist the project teams and to undertake a ‘forward look’ to help plan for upcoming activities. Improving our safety culture W
hilst our Accident/Incident Rate decreased in 2019, we have unfortunately seen two RIDDOR ‘reportable’ incidents on site. In August, Create Homes reported a ‘Dangerous Occurrence’ under RIDDOR, after contact with overhead services was made with an excavator. And in September, Create Construction reported a major injury after a labourer suffered a fall, which resulted in a fracture to his hip, which required surgery. The Health and Safety Executive issued Create Construction with a ‘Fee For

Intervention’, following a visit to site during one of their Health Campaigns, where they identified one of the sub-contractors with poor and/or insufficient dust control. The sub-contractor was issued with an ‘Improvement Notice.’ In the year ahead, we will focus on improving our safety culture further across the business. Both Dave Jones and myself will become more visible out in the field with an introduction of pro-active visits. In addition, where action plans are not being closed out within the required timeframe, direct contact will be made with the relevant

he Company has demonstrated its commitment to supporting staff who are experiencing problems such as depression, anxiety or stress, with the introduction of 10 new Mental Health Champions. The new team underwent specialist training with Mental Health England at the Group’s head office during Mental Health Awareness Week in May. The initiative resulted in our trained Champions being available to offer support to those who may require it, both on site and at our Head Offices.

uring 2019, the majority of our Health Campaigns have been introduced to support initiatives being undertaken by the HSE. The HSE believe that the majority of the Industry have now improved their H&S standards with regards to the ‘Safety’ element and therefore their current main focus is around

TO ELIMINATE / REDUCE RESPIRATORY DISEASE
n It is important that dust is controlled at source and therefore our procedures and guidance documents have been rolled out as a reminder, with every site carrying out tool box talks on Construction Dusts. This is further supported by posters displayed on each site, which highlight the damage which can be caused by dust inhalation. Stringent measures have been implemented regarding extraction equipment and the requirement for those requiring dust masks to be face-fit tested. The company has a zero-tolerance approach in this regard and the SHE Department have issued internal ‘Prohibition Notices’ to ensure high standards are maintained.

MONTHLY SHE AWARDS n H&S awards have been issued in recognition of good or improved standards of occupational health, safety and environmental works. The frequency of this award is being reviewed for next year.
The charity was founded by Oliver’s dad Mark King in January 2012, after the tragic death of his son, aged just 12. Oliver died from ‘Sudden Arrhythmic Death Syndrome’, a hidden heart condition, which kills 12 young people every week. Oliver attended King David High School in Liverpool and suffered a cardiac arrest whilst taking part in a swimming race. It is estimated that 270 children die every year.

Supply Chain UPDATE Our Senior Buyer DARREN HESSION reports on his first year and the challenges he has faced within procurement
I
t has been a challenging 2019, but one I have thoroughly enjoyed being part of. I’d like to think that with the help and services of our Supply Chain we have made some really great progress this year. In 2019, we worked very closely with the key members of our Supply Chain, such as Kenny Waste Management, Readyfix, Smiths Equipment Hire and Speedy Hire (to name but a few). These companies have been key in helping with the completion of our Norton Street and Fairhaven Golf Club projects and the continued progress of our other live projects. By providing such a good and consistent service to our schemes, our Supply Chain are key in our continuing success. I do believe that it is by building strong relationships with our Supply Chain that we will continue to make good and steady progress as a business. With this being my first full calendar year at Create, I have relied on the site team’s help in providing all-important feedback, whether good or bad. I feel that I have now

T
he Morfa Road site team have been very busy since the beginning of the year and now the buildings are starting to climb up into the Welsh skyline. But it’s about more than just bricks and mortar for all of us working on this project. It was really important, right from the start, that our site was signed up to the Considerate Constructors scheme. It has helped us demonstrate our
strong commitment to the local community here in Swansea. Marketing worked very closely with the Welsh Language Officer at Gower college in order to produce branding for the site in both English and Welsh, which was a really important first step for us. And right now, we have various other CCS activities already planned to happen over the next few months involving the team and local people.

ANDREW MARTIN, Group Finance Director for the Create family of companies reports on activities and initiatives over the past 12 months and his expectations for 2020

as it really been twelve months? Last year, I talked about increasing focus within Finance on the two operating companies, to improve monthly reporting and forecasting, in order to build the robust financial control systems required in a group of this size. The recruitment of Carly Benson and Christine Burgess to Construction and Homes respectively, provided this focus and the teams that have developed under their guidance are now providing that robust system to improve financial decisions and forecast reporting to the Board of Directors.

We are also now recruiting for another Finance Assistant for Create Construction. The new team member will be initially covering Hannah Regan’s role when she goes off on maternity leave at the end of the year. We wish Hannah well and look forward to plenty of pictures and visits whilst she is off. Finally, I’d like to thank everyone for their fantastic input this year! n

ow in our 4th year, Create Homes continues to flourish, with 2019 seeing the launch of three new sites: The Paddocks in Longton, St William’s Gate in Pilling and Phase 3 of St Petersfield’s in Inskip.

To complement our existing range of house types, the ‘Brock’, a four-bedroom detached home has been introduced. We have also implemented significant design changes to further enhance our current portfolio of house types. 2020 will see more exciting projects starting. The Farriers at Little Hoole, which offers eight barn style 4 & 5 bedroom properties and Spout Farm in Longridge with 34 houses are just 2 of the planned sites with numerous opportunities in the pipeline. The business is growing at a rapid rate and since my appointment in February, to keep up with the demands of new sites and pipeline opportunities, our staff numbers have doubled to 20. New office for Homes Residential team moves to Create Group’s original home

ounded in 2015 by Gill Mathison, Create Homes specialises in designing and building quality residential housing developments in desirable semi-rural locations across the North West. Following its continued growth, the team has returned to where it all began for Create Group back in 2006. In October, the Homes team was joined by staff across the whole Group to celebrate the official office opening at 1 Neptune Court, just around the corner from the group’s head office. Following pizza and fizz, staff enjoyed a short speech from CEO, Paul Mathison, who said: “The move to our new offices is a major step in our strategic plan and coincides with the aggressive growth of 100 units expected in 2020 and the continued aim to be the standout builder in the residential market.” n

f you think a Sales Executive just sits in the Marketing Suite at a housing development, waiting for customers to walk in and buy a new home, then you couldn’t be more wrong. Gill Wilkin is our Sales Executive based at our St Petersfield’s development in Inskip. Gill’s day officially starts at 10am, but she arrives much earlier to open the show homes and ensure everything is presentable. There’s a whole range of different tasks that need completing before the sales office closes at 4pm.

Gill said: “What I really love about my job is the fact that I get to deal with so many different people from day to day. As expected, we speak to financial omer h a cust tiles advisors, estate agents and Gill wit eir th g n si solicitors throughout the day, in choo worktops and addition to handling enquiries and following up sales leads from prospective buyers that visit in person or phone, not to mention ensuring that the house sales proceed smoothly.” For Gill, the feeling of finalising a reservation and completing on a property is unbeatable. Having knowledge of what was on offer at the other show homes in the area, Gemma and her team were able to produce stunning designs that had an extra edge and originality. Gemma's design approach was to be 'bespoke' and 'exclusive'. For the first show home, she designed a soft pastel scheme and a stronger
taupe-based scheme for the second plot. Both looks also complemented the style and design of the high quality Stuart Frazer SieMatic kitchens, which were installed in all Create properties. The team worked hard to source exclusive accessories and unique lighting from far and wide - particularly Europe. All the bespoke sofas and chairs were made to
