Home Buyers Face Low Inventory, High Demand While house prices are on the rise, interest rates remain low by Marty Harris

The future of the real estate market is one of continued price appreciation and high demand. That’s according to Sandy Hancock, president of the St. Louis Association of REALTORS and broker/ owner of RE/MAX Results with five offices including Des Peres and South County. While demand is high, inventory is not. “Lack of inventory is a big factor in today’s market,” said Suzi Mattus, branch manager at the Kirkwood office of Coldwell Banker Gundaker. One reason for the lack of inventory is a fear factor of sellers who do not want to put their home on the market for fear of not finding another home since inventory is low, Mattus said. The months of inventory is used by REALTORS to project future price trends, Hancock said. The inventory is the number of months it would take to sell all the homes listed at the current sales rate. A four- to five-month inventory is “normal.” Anything less than four months will push prices up. “Right now, we have five months of inventory for Des Peres (stable). ZIP code 63119 is showing only two to three months and 63122 is showing three to four months,” she said. “I feel that (prices in) all three ZIP codes will increase, but 63119 and 63122 will accelerate. The luxury market continues to increase, again pushing median prices higher including Des Peres.” Hancock said the market could support even higher prices, although “the increases will be

limited by our ability to get the properties to appraise at that new price.” “Appraisers must use comparable sales from the last six months because homes with loans will be limited by the comparable sales,” she added. “Because home prices cannot accelerate as fast as demand, this is causing a continuous competition for homes,” Hancock said. She said this is resulting in multiple contract offers on many of their listings with many of those offers over the list price. homework and fixing their homes up prior to going on the market,” Mattus said. “Many buyers are looking for homes in pristine condition,” Hancock said. “Any time you improve the quality of a property, you increase the number of buyers who will consider that home and that allows sellers to get full price.” According to Mattus, buyers and sellers more than ever need a real estate professional – going under

contract is the easy part, keeping it through building inspections, appraisals, title and survey is the challenging part. “Creating more interested buyers is the primary job of a REALTOR,” said Hancock. “With today’s focus on Internet marketing, professional photos and staging is so important! “But also, the REALTOR will help the homeowner to analyze the condition (of the home) and find resources for the owner to improve the home,” she said. “Yes, condition does matter!”

When drafting a to-do list for home improvements that can increase home value and appeal, homeowners may want to consider outdoor lighting schemes that can make homes safer and more alluring. To get started, examine the home’s exterior and make note of existing lighting and where improvements can be made. For those not sure where to begin, speak with an electrician or a landscape designer who can offer suggestions on lighting and which options are the best fit for a particular property. Next, consider efficiency and function. The United States Department of Energy suggests incorporating energy-efficient lighting, including energy-saving LED bulbs or fluorescent lights, into plans. Timers and other automatic controls can prevent waste by turning lights on only when they are needed. Solar lights can be used as accent lights, further saving energy. Beauty When addressing aesthetics, think about the appeal of an accented landscape. Include lights to frame the front door and call attention to certain elements, such as decorative trees or water features. Use lights to light up deck stairways or to accent planters. Speak with a lighting professional about how to position lights to cover the most territory in the most attractive way possible.

Safety Safety is an important consideration when improving a home. Lighting can help illuminate potential hazards or draw attention to borders or property boundaries. Be sure lights will clearly mark other walkways, such as those leading from doors to the yard or from the garage to where trash pails are kept. If a design element such as a bridge over a water feature or a tree is difficult to navigate in the dark, use lights to improve visibility. Security Added security is another reason to install exterior lighting. Eliminate dark corners by lighting areas where thieves may be able to gain access to a home. This includes areas near doorways and ground-level windows. Install motion-sensor lights in such areas for energy efficiency. Lighting may also scare away animals. A raccoon, skunk or opossum may think twice about hanging around a home when the property is bathed in a spotlight.

Every move presents an opportunity to divest oneself of “stuff” that’s no longer needed or wanted. A downsizing move from a large home to a smaller domicile often entails disposing of many items, such as furniture, art, jewelry and collections. Settling estates and divorces also requires the disposition of personal property. Some of this property may be quite valuable, but determining the value and finding a buyer can be tricky. “Some things aren’t as valuable as people think,” said certified appraiser Maria Gianino. She cited china as an emotional hot-button item. While young women of the World War II “Greatest Generation” chose china patterns and happily collected all the set pieces over time, their granddaughters today have little interest in formal tableware that can’t be put in the dishwasher. This makes grandma’s china less valuable for resale purchases. Gianino, proprietor of Legacy Appraisals located at 7522 Big Bend Blvd. in Shrewsbury, is an independent appraiser of jewelry, art and antiques for estate, trust, probate and insurance purposes. She is a graduate of the Gemological Institute of America and earned a certificate in appraisal studies in fine and decorative arts from New York University’s School of Professional Studies. She is

an accredited member of the International Society of Appraisers and a member of the National Association of Jewelry Appraisers. She was a buyer, seller and dealer for 25 years and owned three retail shops (including Francesca’s Fabulous Finds). Gianino helps bereaved families who are overwhelmed and afraid to give away or sell anything until they know the value. The first step is identifying items of value and determining the fair market value for resale. Determining Value The best way to determine the resale value of an item, such as jewelry or an antique is to get an unbiased estimate of fair market value from an appraiser, Gianino said. Just as the market for fine china has waned in recent years, the value of furniture fluctuates with current trends. Some 20 years ago, Country French

Two things that do retain their value are fine art and fine jewelry, such as gold, diamonds and precious gems. A receipt or other documentation is helpful. •  Good, undamaged condition. • Collectability — Baseball cards, autographed baseballs, Victorian jewelry, books and oil paintings are some collectibles that retain value. Make Home Appealing To Buyers By Staging Today’s buyers want a house “move-in” ready by Linda Jarrett

Buying a home can be an exciting experience. Selling a home, on the other hand, can be akin to chewing tin foil. Sellers, usually, love their homes and cannot imagine anyone not walking in and feeling the same way. Halli and Eric Bronner’s company, Lockwood and Mason Real Estate & Design, located in Kirkwood, works with sellers to help through them through the sometimes daunting task of selling a home. “Staged homes sell for 15 percent more and 30 percent quicker,” according to Halli Bonner, home stager, redesigner and color consultant at Lockwood and Mason, where Eric is broker/salesperson/ Realtor. “When people list their home with Eric, I give them a two-hour staging consultation,” Halli said. “I basically give them a very detailed list broken into three categories – things to purchase, things to repair, and things to purge or store. “For instance, I might say you need to mow, you need to edge, change the front door color and here’s the color you need to change it, then we go on through the house,” she said. Staging can be as simple as adding

“before and after” of renovating and staging. “So, in 30 minutes, they see this amazing transformation and the end product,” Eric said. “Then, they say, ‘Oh my gosh, that’s exactly what I want.’ “Where 10 to 20 years ago they were expected to put sweat equity in a house, now the expectation is, ‘I want a move-in ready house. I don’t even want to have to lift a paint brush,’” he said. “HGTV has all sorts of programs like following buyers around while they’re looking for a home,” Halli

said. “It follows flippers to see the before and after of their work.” “Flippers” are people who buy homes, rehab them, and sell them. Tracy Vaninger of The Roman Group is a “flipper.” “We buy houses, rehab and sell, so when we get to the end, we stage them,” she said. “Everything is pristine and people can visualize and see how they would function in this space. “It creates an emotional response,” she said. “When buyers walk into a home that is staged, they can imagine their kids sitting at the kitchen bar or by the fireplace.” The generation preceding the millennials are the hardest to convince (about staging), Halli said. “They don’t see the need for it,” she said. “When you bought your home, homes weren’t staged. “Using your imagination to visualize homes that are empty is not the norm,” she said. “It’s very difficult for people to see where their furniture would go.” One of the Bronner’s clients, Melanie Braun, moved from a 1,000 square foot house that sold within a day of being staged. “We were open to staging because we knew that our house, being that size, was set up to function for our family, and that wouldn’t appeal to buyers,” she said. The Internet also plays a part in finding houses, and staging plays a big part.

Prospective buyers can look up homes and see pictures of the interior and exterior. “The staging that made a difference to me was looking at photos,” Braun said. “When it wasn’t staged, it didn’t seem pleasant to look at, and I didn’t even want to see the house.” Talking to clients about staging can be delicate situation, according to Eric said. “You don’t want to act like you’re criticizing their house or their style when we’re just trying to convey that this is in their best interest, and minor esthetic changes can make a big difference in how quickly their house sells.” Halli said she tries to convince sellers that staging is a good thing, but if the client stands fast, she suggests a price adjustment on the home’s selling price. “Eric and I hope that what sets our business

apart is the condition of the house and the price, and finding the best match between the two” she said. “Instead of pricing the house so it will sell quickly, our approach is to bring the condition up so the house can sell for as much as possible, and that’s appealing to homeowners that don’t want to do the work, and think about it from a financial perspective,” she said. The cost of staging varies, depending on how large the space is and how much furniture and/or accessories are required. “I think a better approach is to let sellers know that preparing your home to sell will cost them and that they should set aside necessary funds for repairs and staging,” Halli said. “This investment will help add value to their home.”

It’s remodeling season, and with so many projects on the to-do list, which should a homeowner tackle first? While some projects provide great long-term return on investment, a few simple ones can provide instant savings. Here are the top home spring projects to help save money: Caulk around windows and doors. Stop air leaks around a home by sealing existing gaps and cracks. Use caulking or weather stripping around doors and windows. Installing a door sweep is also a good idea. Insulate the house. Use insulation with a high R-value which can be used to top up insulation in the attic. Aim for an R-value of 50 or a depth of 16 inches. For whole home efficiency, ensure other areas, such as crawl spaces, basement headers, walls and ceilings, are well insulated.
