THE RIVER DISTRICT
OVERVIEW
THE RIVER DISTRICT COMBINES LUSH GREEN AND URBAN LANDSCAPES
THE RIVER DISTRICT IS LESS THAN FIVE MINUTES FROM CHARLOTTE DOUGLAS INTERNATIONAL AIRPORT.
THE RIVER DISTRICT WILL BE A 1,400-ACRE MASTER PLANNED COMMUNITY that embraces its natural resources, features, dramatic topography, preserved tree canopy, and open space as principle organizing elements. River District will be a vibrant and diverse place that fosters unprecedented economic vitality, offering a full spectrum of residential and commercial opportunities surrounded by hundreds of acres of preserved open space. Unlike anywhere else in Charlotte, the unique location captures the natural beauty that extends from the Catawba River while maximizing the convenience of proximity to the global reach of Charlotte Douglas International Airport.
With 696 departures each day and 142 non-stop services, it is the sixth busiest airport in the world, and the ease of access it provides is one of the top reasons so many companies relocate their headquarters to Charlotte. In fact, its 20year economic impact is estimated at $9.5 billion. Local traffic is consistently breaking records - a number nearly equivalent to the entire population of Mecklenburg County passes through the city’s airport each week. The airport needs to expand facilities to accommodate growth and $2.5 billion of improvements are planned over the next ten years. A new terminal roadway, an expanded terminal and lobby, a fourth parallel runway, a new concourse and new control tower are on the way. In addition, several investment projects are planned for the Airport/West Corridor, including the extension of Garrison Road and widening of the existing Dixie River Road.
NEXT BEST NEIGHBORHOOD
Charlotte neighborhoods and residences have distinct personalities and offer diverse housing options. The River District will be one of Charlotte’s most dynamic and vibrant neighborhoods and home to an eclectic mix of growing families, young professionals, and empty nesters. Passionate people who believe in strong community involvement and stewardship will bring its neighborhoods to life. The community is designed to extend Charlotte’s rich history of parks, tree-lined streets, and welcoming front porches while continuing the city’s rich urban fabric with trails and greenways linking shops, restaurants, schools, and offices.
INTRODUCTION | THE RIVER DISTRICT
Enjoy an early morning kayak before heading uptown for a board meeting. Hop on a non-stop flight to Europe after an afternoon of mountain biking by the river. Close proximity to the Charlotte area’s highways and interstates makes regional travel convenient, and the Central Business District (Uptown) is only a short 15-minute drive away, making it easy to enjoy Charlotte’s vibrant attractions and downtown business community. With over 500 acres of preserved green space, trails, and parks, discover how great it is to live, work, and play where the city meets the outdoors.

VISION
The magic of a great city is the inspiring collisions it creates: smells, sounds, cultures, personalities, lifestyles and experiences. A city allows you to connect, explore, and engage with someone or something new, different, and exciting. It is a place that evolves and grows – a place of discovery and wonder. Great urban experiences are created by proximity and an inclusive mindset that is required when your neighborhood is full of people who you know well and interact with daily. Nature and this kind of vibrant, active, urban character experience have always been seen as in conflict. We believe there’s a different way – that an intimate relationship with nature can coexist with the collisions and cultural richness of an urban experience. By challenging conventional wisdom, shifting our perspective and focusing on how people interact in urban spaces we can bring the vibrancy and diversity of city living into a place that celebrates, protects and provides access to the natural environment. The River District will be an icon for Charlotte and an example of great placemaking for the 21st century. A place immersed in nature with the soul and experience of a city.
INTRODUCTION | VISION & EXPERIENCE PRINCIPLES
THE SOUL OF A CIT Y IN THE HEART OF NATURE
BEING GOOD STEWARDS IS FUNDAMENTAL TO THE PURSUIT OF OUR MISSION TO BUILD COMMUNITY AND BETTER PEOPLE’S LIVES.
At Crescent Communities, we strive to make decisions that address current and future challenges and to improve continuously in order to have a positive impact on the planet, the people, and the places we build and call home. We hold ourselves accountable through regular evaluation of our practices and ongoing measurement. Our goal is to ensure that the communities under our stewardship flourish for years to come. We seek to create legacies, the value of which build with time.
PILL ARS OF STEWARDSHIP
Honoring our commitment to stewardship, our pillars reflect a commitment to tackle climate change, the importance of addressing diversity, equity and inclusion, an emphasis on community development that supports physical and emotional well-being, and a focus on resiliency as a development practice and business strategy. CURRENT CRESCENT COMMITMENT STATEMENT
ENVIRONMENT
// To build prosperous and healthy communities within the ecological limits of our planet, it is essential to tackle climate change with disciplined and thoughtful development. We have adopted environmental sustainability principles, practices, and processes to both sustain the environment and support thriving economies. We seek to inspire our colleagues, residents, tenants, and the broader development community to make positive changes that enable ecosystems to flourish.
COMMUNITY // A community is a network of relationships, enriched by shared values and motivated by the fundamental human desire to be part of something greater. We seek opportunities to build a more diverse, equitable, and inclusive community for our colleagues, partners, customers, and neighbors. When we provide opportunities for all, not only do we allow for productive communities to form and flourish, but we also create economic success. WELLNESS //
We invest to create environments that support physical and emotional well-being. When we design communities where healthy choices are easy to make, we in turn support the well-being of every person who lives, works, and plays there. The places we create then become the catalyst for a healthier and happier lifestyle, not only for our residents and tenants, but for the greater community.
RESILIENCE //
Our culture of resilience is demonstrated by our approach to community development and our overall business strategy. To create communities that remain relevant and prosperous over time, we balance our vision and values with flexibility to adapt. Focusing on a foundation of resiliency allows us to seed communities that will sustain and continue to thrive long after our involvement ends. The cultivation of diverse yet synergistic lines of business supports a strategy that is both robust and resilient, yielding consistent results.
