Mega Image Stores Bucharest | Romania
MetaSPACE Architecture Office architectural assistant January | 2014 - November | 2015 Coordinators: phd. arch. Horia BEJAN arch. Sorana BADEA
The client Founded in 1995, Mega Image is the largest supermarket chain in Romania, with a network comprising of over 450 stores in Bucharest and other important cities such as Constanta, Ploiesti or Brasov, under the brands “Mega Image”, “Shop&Go”, “AB COOL FOOD” and “Mega Drive”. The Mega Image company is part of Delhaize Group, an international retailer founded in 1867 in Belgium, which currently operates on three continents. Mega Image is a long-lasting client within the METAspace Office, together having completed the documentation for over 100 stores.

Most stores are located within existing buildings which are either bespoke retail spaces, or have to be converted from other functions (such as clothing factories or auto shops). There are also cases in which they requested newly built retail spaces. Apart from typical retail construction documentation, we have also been contracted to design various facades and interiors for their stores.

Sample project | MI_AVRIG Since the Mega Image Company maintains a continuous and fluid identity within the existing urban environment, the workflow is very similar for each supermarket. The main challenge consists in successfully applying the company’s character while respecting the present-day building codes and regulations within very different buildings. elevations
Mega Image Avrig, is an example of a functional conversion from an automobile repair shop into a retail and office space construction. The usual documentation debuts with a thorough survey of the existing space or building. The next step entails the outline of the general layout by the company’s technical department which is then directed to us in order to complete it with the necessary information required by law. This process requires a very close collaboration with the client which helps deliver a complete and correct set of documents. The documentations contains floor plans for layouts regarding partitions, finishing, mechanical protections and furniture placement, as well as elevations, sections and doors schedules or any other necessary technical detail. sections

Sample project | MI_ENESCU The Mega Image Enescu project is actually the expansion of an older Shop&Go store (which coincidentally was also elaborated by METAspace in 2013). Because of its proximity to the city centre we have also been required to make proposals for the main façade and the access area on the ground floor. Because the supermarket is mainly located on the entresol of an existing building I had to make a proposal which was unobtrusive but distinctive at the same time. For the interior design proposal, I chose wood as a main material in order to create a warm and inviting environment, whilst preserving the company’s identity. façade proposal

Achievements: • winner of the Public Space/Urbanism Section in the Bucharest Architecture Annual 2015 • nominee in the Unbuilt Architecture/ Unbuilt Projects Section in the Bucharest Architecture Annual 2015 • selected proposal by the O.P.T.A.R. Cycling Community of Bucharest 2013 current state of the area

intervention strategy
The beginning This project was born as an initiative of Advocacy Planning Romania NGO in order to propose tangible projects to the local public administration, projects initiated by local communities. The beneficiary of this project was the Cycling Community of Bucharest (represented by OPTAR). The representatives of the aforementioned community chose from four different solutions, the proposal developed by the METAspace team. Our proposal consists in a main architectural object - a pedestrian and cycling bridge connecting the Tineretului Park and Carol Park which allows pedestrians and cyclists cross in a fast and safe manner the busy intersection. 17
Under this bridge we provided underground parking garages which serve both the inhabitants of the area and the parks’ visitors. That way, the current issue of blocked sidewalks by illegally parked cars would be eliminated and there would be an increase in accessibility for those who come by car to either of the parks. The architectural object also includes a few cafes and retail spaces in order to serve the visitors of the park and to produce financial self-sufficiency. The central element of our proposal is the social activator represented by an illuminated small square with stands. Its purpose is to allow the development of various cultural activities both during the day and during the night.
Environment The environment concept consists of a glass floor over the parking area which allows natural light to flow underground during daytime reducing the amount of artificial lighting needed. At night time the lighting from the parking area also lights up the square creating an attractive and open atmosphere meant to invite various cultural communities to assume and use the public space.

Benefits / Difficulties The benefits of this project include the increase of public accessibility for pedestrians, cyclists and drivers and the solving of the local parking issue especially for those living nearby. Other important advantages are the creation of social activator for the southern part of Bucharest, and the amplified usage of green areas through functional diversity. The difficulties of the project are represented by the necessity to expropriate a property, and the requisite to transplant some trees in both parks. There is also the need to allocate funds by the public administration in order to make the investment.
Conclusion The whole intervention is aimed at all the people using the parks no mattering whether they are pedestrians, cyclists or drivers. We are creating a magnet meant to attract and promote a more active lifestyle, and to congregate the entire community by the simple means of a landmark walkway. The connection of Tineretului Park with Carol Park can create a second Green Pole of Bucharest (after Herastrau Park) in the southern part of the capital. From a cycling standpoint, Tineretului and Carol Park are the fastest transit route towards the centre of the city.

2035 Concept Strategy The project is part of a larger programme based on the 2035 Concept Strategy developed by the city of Bucharest. The Urban Green Ring sustains the connection of the existing green areas by developing new ones thus creating a green, equipped and permanently used connection between the inner and outer city.

concept strategy
The concept This house was developed as a creative exercise within the office practice. My choice of typology was the interior courtyard house. The starting point was represented by a sole tree around which the entire house revolves. This element holds a high degree of symbolism representing the axis mundi within the household. I have chosen very simple shapes, connecting them as modules around the courtyard. The corridors surround the central nucleus connecting the different modules which gravitate around the central nucleus. Each module is separated from the next through smaller green areas, giving the impression that each function is floating in luxuriant vegetation. The importance of each module can be determined by its size and height. That is the reason why the living area is the largest module - an airy, light almost ethereal environment, while the corridors have the lowest height, thus encouraging an accelerated centrifugal motion for its users. 27

1958 evolution of the surrounding urban tissue
The past The Escocesa Factory is located at the intersection of the old industrial urban tissue and the 20th century Cerda urban tissue, in the Poblenou district. Built in 1845, the Escocesa factory was intensely active during the industrial period, for it to be revived in 1999, when it was tranformed into a creative space and important meeting point for hundreds of artists.
current state of the Escocesa Factory cultural axis and historical axis
In 2007, as a consequence to the social pressures of the neighbourhood community, the city council declared the factory part of the Industrial Heritage and approved its rehabilitation plan (which never got funded) and included it in the Strategic Culture Plan as part of the “Factories for artistic creation“ programme. Between 2005 and 2012, the number of artists has decreased from 70 to 10, signaling economic troubles and raising a flag concerning the future of this important industrial landmark. 35
development stages
The proposal Considering the history behind the Escocesa factory and its current situation, a regeneration process is recommended in order to surpass the functional metamorphosis which already took place 15 years ago. A revitalizing impulse is necessary to generate changes throughout the entire neighbourhood. By adding an educational component which includes a larger spectre of the arts movement, a better relationship with the community is established. The proposed art centre is distributed in two main clusters: a visual arts cluster located within the factory signalling the existence of the old studios and a performing arts cluster located in a new building which is well balanced within the surrounding surrounding industrial urban tissue. Both clusters revolve around a specific facility which is more open to the public: the visual arts cluster develops around an exhibition gallery while the performing arts cluster concentrates around the auditorium and the above ground “theatre 36

Brescia Media Library
Brescia Media Library Brescia | Italy
Politecnico di Milano academic project | 3rd year March | 2011
Coordinators: prof.arch. Camillo BOTTICINI prof.arch. Paolo PASQUINI Team member: Olivia SOFRONIE
The story The media library is located within the medieval limits of the italian town of Brescia. The site, Piazza Largo Formentone, is adjacent to some of the town’s landmarks: The Loggia and Piazza della Loggia. The media library is the perfect piece that seeks balance between the great and extensive history of the city and the current fast-paced environment. The proposed project engages the community to use its space in a more interactive manner giving them a new option in an old city. Starting from the idea of completing the space of the piazza, our proposal is a non-aggresive solution whose purpose is to be completely integrated within the surrounding urban tissue. The course and development of the project respected the limit of the old decumanus axis and the existent city landmarks.
