PUBLISHER’S LETTER BY VIKKI MORAN

I

just cannot think of a month with more folklore than March. Thank goodness Punxsutawney Phil saw his shadow, I have repeatedly heard this year! “In like a lion, out like a lamb.” “Watch out for the ides of March.” Well, at least that one has some basis in historical fact much to the chagrin of Julius Caesar. We at Capital Region Living Magazine trust in one thing each year, when it is March…it is our first “Bestie” reveal and the People and Places “Besties” are announced within these pages. A labor of love because of who we are honoring: the independent business owners who drive our local environment, economy and culture. As I say every year, we are you. Independent of a large corporation and driven by passion each day. Without our independ‐ ent business community, there wouldn't be any Capital Region Living Magazine. We know this, and we thank you. Our readers have once again handed us a mix of some surprises and long‐established favorites. Kudos to people like Dan Bazile and Julie Chapman, the Your Morning Albany show as well as Marisa Jacques, sportscaster from Spectrum News for their new wins as well as Troy Music Hall, Laberge Massage Therapy and many more for their annual supremacy. We have a jammed packed issue this month so please read, keep and enjoy this March edition.

Gratefully yours, Vikki Moran

Simple home renovations 7 projects that improve resale value

E

ven if you have no immediate plans for leaving your home, it's a good idea to approach renovations with resale value in mind. Upgrades that are likely to appeal to future buyers protect your invest‐ ment while also improving your enjoyment of the home. One key to a successful renovation is fig‐ uring out how to personalize the space with‐ out making it so customized that it's not attractive to other potential owners. For example, eliminating a bedroom to create a giant walk‐in closet may help achieve your dreams, but losing that bedroom can be a major hit to your home's value. A good rule of thumb is to focus on aesthet‐ ics when it comes to integrating more of your per‐ sonal tastes because these can be easily changed with a coat of paint or minor work. However, that doesn't mean you can't make other, more signifi‐ cant changes to enhance your home. These renovation ideas — which include both cosmetic touch‐ups and more labor‐ intensive suggestions — can help boost your home's value.

Open space Older homes were often designed with a boxy, formal layout that is less conducive to most modern families' needs. Today's open floor plans offer functionality for everything from keeping an eye on the kids while making dinner to entertaining guests. This type of floor plan can also make small rooms feel larger and invite more light into darker parts of the house. The most cost‐effective way to create an open space is to remove non‐load‐bearing walls (load bearing walls help support the roof; while they can be removed there's typically quite a bit more time, labor and expense involved). Removing a wall may not be that complicated unless you encounter plumbing or HVAC duct‐ work that needs to be relocated. You'll likely have some electrical outlets to move, and both the floor and ceiling will need attention to remove lingering signs of the former wall.

adding accent walls for pops of color that can be easily changed down the road.

Climate comfort Not every aspect of home improvement is visible at first glance like a fresh coat of paint; some value‐boosting upgrades are more behind the scenes. One example is climate manage‐ ment. If you renovate a space that needs better climate control, or if you add a new room where extending the existing ductwork is impractical, a split‐ductless HVAC system may be the perfect solution. The ductless design saves HVAC con‐ tractors time during installation, therefore sav‐ ing homeowners money. An option like Mitsubishi Electric's MLZ One‐Way Ceiling Cassette fits between stan‐ dard 16‐inch ceiling joists, eliminating the need for more complicated construction. The sleek, narrow‐body design can be easily installed in existing homes and new construction projects. Additionally, these ceiling cassettes can be serv‐ iced from directly beneath the unit itself with‐ out an access panel, further eliminating the need to modify the surrounding area which can also provide significant cost savings on installa‐ tion. Learn more at mitsubishicomfort.com.

Understated elegance Features like crown molding and other wood accents such as chair rails are elegant upgrades that can elevate a home's value with a relatively modest investment. An office or dining room is the perfect place to introduce these design elements to add a bit of formality to the space. You can also find crown molding in spaces like the living room, with the molding coordinating with built‐in shelving flanking a fireplace. While getting the angles and fit just right is hardly a beginner's endeavor, it's a project that can pay dividends in the long run.

Better bathrooms Many homeowners approach a bathroom upgrade with big projects in mind, like swap‐ ping out the vanity, replacing the tub or installing tile flooring. However, it's possible to make a noticeable impact with much smaller changes. Simply updating bathroom fixtures and fittings such as showerheads, faucets, towel racks, and lighting can transform the space with minimal effort and far less work and expense than a large‐scale renovation. — Family Features

Adjustable lighting A room's ambiance can be completely transformed with lighting. For multi‐purpose rooms, an option like dimmer switches lets you customize the lighting to fit the use, which can vary throughout the day. A well‐lit living room is essential for a large gathering or a small group gathered for game night. That same space can be equally inviting for an inti‐ mate conversation or a casual movie night with the lights turned down low. One of the best parts is minimal experience is needed to swap out standard switches for the more ver‐ satile dimmers. Plus, in today's technology‐dri‐ ven world, there's an app for seemingly every‐ thing — including lighting. Homeowners can control the ambiance from their phones by installing smart lightbulbs and lighting strips.

Color change

Grunge-free garage

Although paint is one of the easiest ways to personalize your home, it's also one of the least expensive, simplest ways to improve its value and appearance. A fresh coat of paint, inside or out, can create an appealing illusion of newness no matter the age of your home. For maximum resale value, stick to neutral tones so future buyers can focus on envision‐ ing the place as their own, without the distrac‐ tion of your own vibrant choices. If you don't like the thought of boring beige, consider

Even though a garage's functionality is the top concern for most buyers, a dingy, unkempt space can be a real turn‐off. One way to instantly brighten and refresh the space is an epoxy coating on the floor. Applying the coating is relatively easy and once dry it helps prevent unsightly stains and damage in the future. Combine that with a thorough sweep‐ ing, wiping down walls and other surfaces, and organizing the clutter to create a more inviting space you can utilize to the fullest. Three wishes

T

here once were three brothers who shared everything, even the womb. Born triplets they all walked and talked at the same time, were ‘straight A’ students in school, all played varsity basketball, and all attended the same college after graduation. It was there, for the first time, they parted ways with one studying finance, one science, and one social work. After college one went to work on Wall Street, one took a job in a lab mapping DNA, and the third managed a food pantry. On their 40th birthday, the three realized they hadn’t seen each other in a while, so they planned a trip to Atlantic City in March. Now Atlantic City in the summer is warm and inviting, but in March it’s cold and foreboding. Still, they went with plans to gamble a bit and enjoy a nice steak dinner and catch up on each other’s lives. All three were married with kids and offered few complaints about how things were turning out so far. After dinner, despite the 40‐degree temperatures and the cold breeze off the ocean, they went for a stroll on the boardwalk. It was dead this time of year save for the few casinos still in operation. They walked about three blocks when they saw it, one of those

Zoltar fortune telling machines like the one from the Tom Hanks movie “Big.” There it was sitting outside on its own in front of a boarded up salt water taffy store. It was still plugged in and working so one of them fished for a quar‐ ter from his pocket and inserted it carefully so it rolled into Zoltar’s mouth and a wish would be granted. Since they’d always done things together, all three made their wish at exactly the same time, and the machine spit out a tiny piece of paper which said, “Wishes Granted.” None of them shared their wish as to not spoil the fun, and the next morning they hugged goodbye and returned to their lives with the prom‐ ise to get together one year later on their 41st birthday and catch up yet again. They also secretly wanted to see if any of the wishes came true. A year later the three of them met up at a Starbuck’s and pushed a couple of tables together in the corner guaranteeing some privacy. After some small talk and sharing family photos one of them brought up the elephant in the room; the three secret wishes. Brother one, the one who worked on Wall Street, said, “I’ll go first. My wish came true. I wished for money, and a few weeks after Atlantic City I was surprised with a huge bonus at work, like six figures huge.” His brothers told him that was awesome but could see on his face it wasn’t. He continued, “For starters, there were a half dozen of us at the firm after that bonus. Since I got it, they treat me different. I don’t get invited out for lunch anymore. A bunch of them went to a basketball game and never even told me. Plus, my wife and I started fighting over how to spend it and here’s the kicker; they didn’t take out enough taxes so now I owe the IRS. Part of me wishes I never made the wish.” A second brother, the scientist, went next and told them his wish came true as well. He wished he was famous and sure enough within a week of putting a quarter in that Zoltar machine he was. Late one night he and a co‐worker decided to celebrate a break‐thru in their lab work by opening a bottle of vodka and turning on some music. The brother got a little drunk and started dancing on the countertop singing into a test tube like Tom Cruise in the film “Risky Business.” What he didn’t realize was the lab had a security camera, and when the I.T. guy saw it he thought was hilarious and uploaded it to YouTube. It went viral, and he was the laughing stock of the entire building. The two brothers whose wishes were a disaster looked to the third and said, “So?” The last brother, the social worker, shrugged his shoulders as he sipped his coffee then said, “Nothing happened with me.” Confused, they asked what he wished for, and he said, “Just to be happy.” All three were quiet a moment when the last brother continued, “Well I mean things happened. My daughter made honors at school. My wife and I renewed our vows”, he paused to think. “Oh and we opened a new food pantry, so that was cool.” The three sat in silence thinking about their wishes and how funny life can be. It’s nice to be rich and famous but to simply be happy, con‐ tent with what you have already; that’s a true gift. As they got up to leave the brother from Wall Street shared two final words, “Zoltar sucks.” The three men laughed like they hadn’t in years.
