Real Estate in the midst of a pandemic is something new to us all. We had sellers waiting to list their homes to see how their area case numbers panned out and what would the proper protocol be when and if they allowed people to enter their homes. One thing that Realtors across the country implemented pretty quickly was video and FaceTime showings. This enabled the sellers to just have one person physically present in their home to shoot the video and reduce the number of strangers entering their home. Lots of sellers required that potential buyers view the video and submit a response in writing before approving showings. This was one way to eliminate showings that the home didn’t match what the buyer wanted/needed and prevent looky loos..

Buyers searching for their new home are also facing a very competitive market in certain price ranges. I work in multiple cities and 2 states but for this example, I'm going to use Overland Park, Ks. This is a suburb of Kansas City. I pulled numbers from recently sold today for a client and out of the 46 sold in the past 4 days all of them sold for over 100% of asking price. For example, a home was listed at $210,000 and sold for $235,000 and was only on the market for 2 days. Homes are receiving multiple offers and driving the asking price way up in homes under $250,000 in this market place.

While buyers and sellers both navigate this new market with sellers weighing the pros and cons of listing their homes during a pandemic and the fear of not taking advantage of an amazing seller market.
