Government Policies - Land Acquistion & Regulatory Bill Land Acquisition and Rehabilitation and Resettlement Bill (LARR), 2011 Development along with urbanisation demands for land acquisition at one point or the other. Considering the scarcity of land and growing pressure on the existing infrastructure, efforts have been to try other initiatives like increasing the FSI or increasing the density in the given areas to cater to growing population, however additional land shall still be required as many cities have reached the threshold of their carrying capacities. To cater to such needs either private parties buy land themselves or government helps in land acquisition particularly for public purposes, however it has never been a smooth process and project affected people have more or less been neglected or under compensated. This has given rise to agitation and in worst situations, it results in stalled projects. Noida circle rates to go up, 17-35 per cent hike proposed NOIDA: Buying land or a house in Noida, Greater Noida or along the Yamuna Expressway may soon get costlier as the stamp and registry department has proposed to increase the circle rates by up to 35%. This proposal comes within days of the three development authorities hiking property rates by up to 30% after their board meeting on Saturday. Officials said the revised rates are likely to be implemented from mid-July . “We have proposed a hike between 17% and 35% in circle rates of all categories, including residential, institutional , industrial and commercial . While a hike between 17-20 % has been proposed for the residential sector, institutional, commercial and institutional sectors will witness an increase in circle rates between 27% and 35%. However , the proposal is subject to clearance by the state government.

GOOD NEWS for 600 Sq. Ft. Flat Owners There is a good news for all our 600 sq. ft Flat owners. The drawings of 700 sq. ft. are on drawing board for approval after which, We will be constructing 700 sq. ft. The new tower of 700 sq. ft. will be released once FAR is approved from 2.75 to 3.5 from Greater Noida Industrial Development Authority expected.

Noida ExtentionDispute summary Noida extension is spread over 9000 acres and consists of 13 villages. Noida extension has experienced remarkable infrastructural developments in the recent times. Proximity to Delhi and lower property prices makes it more favorable for the investors to invest here. To encash the latest opportunities , several real estates companies launched more than a dozen projects in the past few years , after the announcements of the Yamuna Expressway. The real estate builders together were allotted four Lac square metres of land by the Greater Noida Authority. These companies bought lands on both the sides of Yamuna Expressway from U.P Government at very low prices , which made the local farmers furious and they decided to protect against the government. This is why Noida Extension has been in news sincee pat many days due to bad reasons. Noida Extension news has hit the headlines because the local farmers demanded a higher compensation for their land which was bought by the U.P Government in around 10,000 crores to construct and develop Yamuna Expressway.

Areas affected by Noida Extension Dispute - Shahberi Village, Birakh, Patwadi, Khera , Chanuganpur, Tusiana, Amanabad, Khaipur gujar, Iteda, Haibatpur, Ghanghola, Saini, ROja, Yakubpur, khurd, Chityana, Yusufpur. Due to political influence on entire Noida Extension issues, the investment conditions in and around the area of YamunaExpressway was affected. Initially, the investors were assured about the full occupancy of the projects in the areas around the Expressway but the condition were different and things went worse. A number of flat owners withdrew the booking amount and various investors even cancelled their bookings. Current condition- Developers as well as buyers and investors who had invested their hard earned money in Noida Extension heaved a sigh of relief as the impasse over the area ended with the approval of the Greater Noida’s Master Plan-2021 by NCR Planning Board, clearing the way for resumption of construction of hundreds of housing projects halted in the area, first due to litigation over compensation to farmers and then over approval of the master plan by NCRPB. 6

Story of two Frogs This is the story of two frogs. One frog was fat and the other skinny. One day, while searching for food, they inadvertently jumped into a vat of milk. After a while, the fat frog said, “Brother frog, there’s no use. I’m becoming very tired now. I’m just going to stop paddling and drown. It’s Sunday and nobody’s working. We’re doomed. There’s no possible way out of here.” But the skinny frog said, “Keep trying. Keep paddling. Something will happen, keep paddling.” Another couple of hours passed. The fat frog said, “I can’t go on any longer. There’s no sense in doing it because we’re going to drown anyway. What’s the use?” And the fat frog stopped. He gave up. And he drowned in the milk. But the skinny frog kept on paddling. Ten minutes later, the skinny frog felt something solid beneath his feet. He had churned the milk into butter and he hopped out of the vat.
