CEO Speak
Dear Colleagues “The whole is greater than the sum of its parts”, stated a confident Aristotle some 23 centuries back. Seems like it’s an eternal concept valid in our life as well. Team is stronger and greater than any individual. As we embark on our journey to reimagine and give shape to the rapidly transformative, vast real estate landscape of not only the country but also globally, individual contribution in alliance with team effort is of utmost importance. Believe in the power of yourself and others. What we achieve is equally important as how we achieve it. By leveraging our strengths and transforming ourselves from within, we will continue to take on new challenges in this dynamic world to seek growth. Some initiatives may not lead to concrete results in the short term, but if one is committed to ensuring his/her contribution it will definitely lead to success over the long term. I congratulate the editorial team of ZI Wings for launching this newsletter, which will provide a platform to our employees to continue and showcase their interests or hobbies. Let’s work together and support each other in achieving greatness! Alok Banerjee CEO RE Vertical 3

Employee Corner ESI Scheme
B.S. Srinivas
History: On the demand of trade unions from 1920s, the-then British Govt. had constituted a committee under the Chairmanship of Mr. B.N Adarkar in March 1943 to create a health insurance scheme for industrial workers. Few years later the report he submitted became the basis for the ESI Act of 1948. Scheme: The rate of Contribution by Employers is 4.75% and that of the employee is 1.75% of the wage paid to the employee. Each employee is allotted an Insurance number, which is unique and remains valid throughout the employment. All employees earning wages less than Rs.21,000/- (Twenty one thousand) per month are eligible for this scheme provided the company where they are employed have more than 10 workers deployed. On registration every insured person (IP) is provided with a Temporary Identity Certification (TIC). It has been renamed as e-Pehchan card in recent times. In respect of insured persons who have fed their Aadhaar numbers in the ESIC database, This Aadhaar number will serve as Permanent Identity Card in lieu of Any Biometric Pehchan card as per the recent communication from Govt. of India. Benefits: Medical Benefits, Sickness Benefit, Extended Sickness Benefit, Maternity Benefit, Disablement Benefit, (Temporary & Permanent disabilities), Other benefits like funeral Expenses, Confinement expenses, Vocational Rehabilitation, Old age Medical Care, Allowances under Rajiv Gandhi Shramik Kalyana Yojana etc. Conclusion: The majority of the feedback received from the users are pertaining to ESIC Hospital quality and process. Most of the employees are not aware of benefits available in ESI. Regular training program are required for employees to educate them about ESI benefits and Scheme. “Increase in the number of users for ESI – not only satisfy compliances” – is the motto for us. 10

A Memorable Trekking to KUARI PASS The trek expedition to KUARI PASS in Uttarakhand in the Winter of December 2016 will be one of the most Cherished Experiences for me. Being a first time trekker there was a bit of excitement, a few questions in my mind and some nervous energy.
DAY01: The trek duration was of 6 days and we were a group of around 20 people. On our first day we had to travel from HARIDWAR to JOSHIMATH (our base camp) by road. The route was a picturesque one where you get to witness the tributaries of Ganga apart from the beautiful mountain terrains. Upon Arriving in JOSHIMATH we were given a brief about the Trek guidelines and gone through some fitness tests. DAY02: The next morning we were off to AULI (known as the skiing destination) which was the starting point of our trek. The first day mainly consisted of Ascent for a duration of 4-5 hours which was not very steep. We had reached the campsite around 3pm at a height of close to 7000ft.
11
DAY03: The next day was pretty interesting as we were passing through forest trails surrounded by Oak Trees. The trail was very scenic with Nanda Devi Peaks (India’s Tallest Mountain) besides the Tali Lake. The trail consisted of both steep Ascent & Descent with certain narrow paths on the way. The Campsite was located in the middle of the forest which was a very unique experience.
DAY04: The next day we left quite early (around 6:30 am) as we had to cover a distance of 12 kms. The trail was a little challenging as the descent for about 2 hours was quite steep and also had to pass through a section which was covered with Ice. At the end when we reached the highest point of this trail – KUARI PASS at around 12,500 ft, the feeling was surreal (Summit Achieved). After the descent on reaching the campsite I got to see the best Moon rise - the Moon half red in color in its full glory with the gorgeous backdrop of high mountains. DAY05&06: The final two days were spent on the descent to AULI and then on the drive to our Basecamp in JOSHIMATH. An interesting trip thus concluded with me feeling rejuvenated and ready to join back to the civilization where mobile phones, tablets rule the day instead of warm human interactions which I had a plenty with my team members during this memorable trek to Himalayas.

Harish Thakur MYSURU- INDIA’S CLEANEST CITY AND YOUR SECOND INVESTMENT
I Often come across various questions pertaining to development in Mysuru and its Infrastructure from people who want to invest or relocate to Karnataka’s cultural capital. . Well, there are some serious advantages looking at Mysuru for relocating or having a second home in this city. Mysuru's reputation as a planned city with salubrious climate, robust tourism growth, civic infrastructure and well developed service sector have created good attractions.Mysuru is always known for its good Connectivity and spectacularly designed drainage system - All thanks to His Highness (Maharaja) of Mysuru for having these great visions. Connectivity- Mysore's proximity to Bangalore via Road and the upcoming Double track railway Line and 6 lane highway will be other factors which will augment the existing connectivity and take it to a new level. Jobs-Mysuru is slowly becoming the most sought- after place for having branch office as Mysuru is cheap compared to Bangalore. INFOSYS is already having one of its largest Office Space in Mysuru itself. Other Players like L&T, WIPRO are having a firm base in Mysuru. This will lead in Increase in Job Creation. Other Advantages-There are various other advantages when it comes to Mysuru like good water availability, well planned transport facilities and Government planning to introduce direct flights to Mumbai, Goa ,Pune and Hyderabad. Looking at these above advantages many real estate players are ready to bet high on this city. BE A FIRST AND FAST MOVER!!! 13
Amish Gupta Trekking guide to mountains for beginners We all enjoy traveling to hill stations, especially during summers for pleasant weather, scenic locations, rejuvenating our mind and to spend some time away from the hustle bustle of city life. Everyone has such memories which we always enjoy sharing with our friends and family our experiences, memories, pictures etc. People also enjoy such experiences which are very unique and exciting. But time is changing and people have now exploring new alternates like trekking, hiking and camping during trip to mountains. I am sure many of us must have experienced such outdoor activities on mountain, but those who haven’t yet, it’s time to prepare for a mesmerizing experience. I have some very memorable trekking experience with my close friends on the Himalayan range and always feel like exploring mountain beauty more. Anybody who is planning for such exciting journey should be well prepared in advance to take the travel smoother and memorable. 1. Choose your location: If you are travelling for the first time then first essential tip is to choose for easy and short route. For this you make take advice from your friends or do online research. First such trip would give you lots of experience of how you should plan perfectly for the next time. You can book your trip with the agency and talk to their specialists for how you should prepare for the chosen trip. 2. Luggage packing: During normal trips we carry our luggage in big back packs and have the luxury of hotels. But during trekking we have to carry essential items with us in bags along with camping equipment (this is required in tough trekking). You will get porters also to help you in carrying your bags and other items, but one has to carry some essential things with himself during trekking like food, water bottles, toiletries etc. 14
3. Food items and water: one should always carry nuts and chocolates during such trips, as food options may not be easily available during such trips. Always carry spare water bottles with you as water sources are not easily available on heights. Try to take tour package from a professional agency in first couple of trips which will provide you meals in between your trip and can guide you where to get water from at the height. 4. Mobile phones: Generally in remote areas mobile phone will not work. So prepare well in advance and inform your family, friends and important office colleagues about your plan. Keep your phones and other electric devises charged, carry power banks and don’t use internet in mobile until required. 5. Prepare yourself physically: For first timers, trekking may feel very tiring if you are not physically active. Start doing jogging and walking from one month in advance and slowly adding more exercises to build your endurance level, so that you don’t feel too tired during trek. If you have been planning to start workout, but not be able to regularly follow-up, then trekking plan will motivate and charge you to become regular in your work-out schedule. 6. Essential Items: Carry few small but essential items like mosquito repellent, multi tool knife, first aid kit. Lighter, camera etc. We planned our first mountain trip with friends who had little experience of such trip. During the preparation we made our luggage very heavy. Now a days, during peak season, at popular locations lot of facilities are available and even food and tent space is also well taken care of. It is advisable to do your research well from the experienced person or tour guy in order to carry only essential items only and bring pleasant memories back home.

Real Estate - An Overview
Anil K. Mahapatro
Real Estate is Real Asset It is property consisting of land and the buildings on it, along with its natural resources such as crops, minerals or water; immovable property of this nature; an interest vested in this; an item of real property, buildings or housing in general. Why it matters In addition to having real value that investors can touch, feel and understand, real estate can be an excellent diversification tool for investors. If you pay the right amount for your property, there's potential to reap steady, long-term returns as a landlord. Investing in real estate can also offer reduced risk because the real estate market is not closely correlated with stock or bond markets. Segments of Indian Real Estate Sector
