Borden County 1300 Ranch We are pleased to offer for sale the Borden County 1300 Ranch consisting of 1,305.9 +/- acres of native ranchland located between Lubbock and Big Spring. This property sits on the Eastern edge of the South Plains, and the beginning of the Rolling Plains Region of Texas. LOCATION The property is well located with 2 miles of paved frontage on FM 1054, and is 2 miles south of Highway 180 connecting Snyder and Lamesa. This area of the state is known for ranching, oil and gas, and wind energy generation. Recently, solar development has become a growing energy sector for the region. TOPOGRAPHY The ranch consists of level to gently rolling grassland, with wet weather creeks on the north and south ends of the property. The middle portion of the ranch, in addition to several other areas of the property are basically level to slightly sloping land. IMPROVEMENTS There are no structural improvements on the ranch. A rural water line from the city of Gail is located on the property and is piped to 3 water tubs for livestock. There is also one earthen tank. Fences are considered to be in good condition, and the ranch is cross fenced into 2 pastures. Three large transmission lines are situated on the property along the eastern edge, with a new transmission line currently under construction. An electrical substation is located directly across from the property. HUNTING, WILDLIFE, AND RECREATION This area is known primarily for its whitetail deer hunting. Dove and quail hunting is also common in the area.

MINERALS, WIND AND SOLAR RIGHTS The ranch is being offered surface only with no mineral ownership to convey. The property is leased, with oil production on the property. All wind energy generation rights and all solar rights will convey to the new owner. REMARKS If you are looking for an investment property with the additional aspects of hunting and cattle grazing, this property should be considered. There is significant solar development currently under construction less than one mile to the northeast, with a second solar development under construction approximately 2 miles north of the property.
