WHO TO LIVE WITH Don’t rush into living with people you don’t know very well; even if you have been on the same course or lived in the same halls, living together in private accommodation can be very different.

WHEN TO START LOOKING
SEARCH TIMELINE
The majority of private accommodation in London is only advertised one to two months before it is available.
Start speaking to your friends about whether you want to live together. Think about where you want to live and what budget you have.
Estate agents won’t know what properties are available for September/ October until June, July or August. If you start looking earlier than this, you may be expected to pay rent on a property you aren’t ready to move in to. The landlords registered on Imperial Home Solutions are familiar with the student property market and some advertise their properties earlier in the year and allow you to view the property without having to move in or pay rent until September/October.

WHERE TO LOOK
Letting agents
While there are lots of places to look for accomodation, most of you will do your searching online. There are plenty of websites that advertise spare rooms or available flats, but it’s worth looking for sites and listings that specifically cater to students.

SCAMS Avoid being scammed. Your safety and security is most important, so if something doesn’t feel right, trust your instincts. View the student accommodation fraud warning issued by the Metropolitan Police: bit.ly/imperial-fraud-warning How can you protect yourself against scams? Never send money upfront before you’ve viewed a property Avoid listings that have no photographs Visit the rental property in person and check the landlord’s ID 6
Check the authenticity of any safety certificates (e.g. gas safety) Be suspicious if you are asked to wire money through services such as Western Union Be sure to check that the property actually exists, photos are not a substitute Never pay for a deposit in cash. Use a credit card if you can – this offers more protection
A letting agent advertises properties on behalf of a landlord. They manage the process until the tenant has moved in. The landlord would then collect the rent and deal with any problems or repairs that may arise. Letting agents must:

Join a client money protection scheme Managing agents Letting agents can manage properties in addition to simply putting prospective tenants in touch with landlords. If this is the case, you will find that the agent’s name and address appears on the tenancy agreement rather than the landlord. The agency will usually hold your deposit, collect rent and take responsibility for repairs to the property, although you still have the legal right to know the name and home address of your landlord. Warning: Don’t be pressured by aggressive sales tactics. There are always plenty of properties to choose from. Top tip: be sure to ask about the agency’s internal complaints procedure in case you encounter any issues.

Staying on in a halls of residence is a popular choice, offering a sense of familiarity but with more independence that the first-year experience. Private Halls
Staying on in College accommodation for another year could be a great transitional option.
Private Halls can be a good option for you if you enjoyed living in halls of residence in first year and want to carry on living in a student halls environment. Many private hall providers have common and study spaces where you can engage with other students.

Share with your friends Find a house or a flat with your friends. You’ll sign a Joint Assured Shorthold Tenancy which means you’re all equally responsible for the property - be careful who you choose to live with!

LIVING WITH A RESIDENT LANDLORD / BECOMING A LODGER Landlords may advertise rooms in a property they are residing in. This option may be less expensive as some landlords will charge less rent or bills may be included.
Live in a cluster flat within a private hall You’ll have your own room - sometimes even an en-suite - but will share your kitchen with other students
Be aware, as landlords are residing in the property they may inforce house rules so be sure to check this before signing a contract. If house rules are agreed upon it is advised that you confirm these in writing.

HOUSING AVAILABLE FOR DISABILITIES If you require modifications to your property due to a disability, landlords should accommodate this for you provided the modifications are reasonable. The rent or deposits should not be increased due to a tenant having a disability. In your private housing search you may want to consider looking for newer builds as these have a higher chance of being more suitable for those with disabilities. It may also be more difficult to make modifications to properties that are older.

Electricity and gas Utility companies tend to bill monthly or quarterly. Ask to be switched onto the schedule that works best for you. Ensure you provide actual meter readings so that you only pay for what you have used. Prepayment meters: If your property has a ‘pay as you go’ meter, you will have a key or card which tops up the meter with credit. You can top up at the Post Office or any local shop which displays the Payzone or PayPoint logo. 10
TV Licence If you watch live TV, catch up service or streaming, you will need a TV licence. Currently £157.50 per annum, more info 36. Insurance Typically paid monthly.
