Led by a strong jump in singlefamily production, nationwide housing starts inched up 0.2 percent to a seasonally adjusted annual rate of 1.206 million units in July, according to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Department. This is the highest level since October 2007. Single-family starts rose 12.8 percent to a seasonally adjusted annual rate of 782,000 units after an upwardly revised June reading while multifamily production fell 17 percent to 424,000 units. “Our builders are reporting more confidence in the market, and are stepping up production of singlefamily homes as a result,” said NAHB Chairman Tom Woods, a home builder from Blue Springs, Mo. “However, builders are still reporting problems

Top 6 home buyer concerns Rising home prices tops the list of home buyer concerns this year, a shift from last year when nearly half of buyers said their chief concern was the limited number of homes for-sale, according to a new survey of more than 3,500 buyers released by the real estate brokerage Redfin. In this year's survey, nearly 27 percent of respondents cited high or rising home prices as their top concern. Another 17 percent of respondents said they were most concerned about competition from other buyers. First-time buyers were particularly worried about rising home prices. Thirty-one percent of first-time buyers said that higher home prices were their top concern. The survey identified the following top six home buyer concerns this year: 1. 2. 3. 4. 5. 6.

NAR: First-time home buyers are receding The percentage of first-time home buyers has fallen to its lowest share since January, according to the National Association of REALTORS®' latest existing-home sales report. NAR's report says that rising home prices and persistent low inventories of homes for-sale are likely to blame. The share of first-time home buyers fell for the second consecutive month in July, reaching 28 percent, and down from 30 percent in June, NAR reports. A year ago, first-time home buyers represented 29 percent of all buyers. Meanwhile, existing-home sales – transactions completed for single-family homes, townhomes, condos, and co-ops – are on the rise, reaching a seasonally adjusted annual rate of 5.59 million in July. "The fact that first-time buyers represented a lower share of the market compared to a year ago even though sales are considerably higher is indicative of the challenges many young adults continue to face," says Lawrence Yun, NAR's chief Yun economist. More millennials are stuck in a rental trap Nationwide rents have risen 15 percent, on average, between 2009 and 2014, according to the National Association of REALTORS®' data. In some hot markets – like New York, San Francisco, and Seattle – rental costs have surged more than 20 percent in that timeframe. Meanwhile, renters' incomes have grown by only 11 percent. An increasing number of renters are spending more than 30 percent of their incomes on rent – what most financial analysts consider financially burdensome to a household. About 46 percent of renters age 25 to 34 spent more than 30 percent of their incomes on rent – an increase from 40 percent of renters 10 years earlier, according to a report by Harvard University’s Joint Center of Housing Studies. What's more, a new analysis from Zillow shows that renters who spend more than 30 percent of their income on rent have a median savings rate of zero. Rising rents are due to "supply constraints" in housing and rentals, says Lawrence Yun, NAR's chief economist. Fewer rentals have led to higher prices. Millennial renters may be particularly hard hit too, as rising rentals costs are exceeding wages and millennials are renting for longer periods of time than previous generations. The typical first-time buyer now has rented for six years prior to buying – up from 2.6 years in the early 1970s, according to an analysis from Zillow. The median first-time buyer is age 33; a generation ago the median first-time buyer was about 30 years old. The longer rental times coupled with high rental costs are causing renters to struggle with saving for a downpayment. "With rents taking up a larger chunk of household incomes, it's difficult for first-time buyers – especially in high-cost areas – to save for an adequate down payment," Yun said in a news release from an NAR study earlier this year that showed the widening gap between rental costs and household incomes.

A husband and wife are facing charges in connection with her kidnapping and death. Following Carter's death, REALTOR® associations across the country have launched extra security measures and training for real estate professionals. For example, the Beverly Carter Safety Certified Offices program provides stickers to firms that take a pledge to keep their employees safe. "Every time they walk out of that door they see the sticker and it's a daily reminder to everybody to

Home inspectors: New homes need inspections too With the 2015 Parade of Homes now behind us, many people may find themselves dreaming of owning a new home. There’s something about the word “new” that gets people excited, whether it’s the anticipation of being the first to own something or the promise of new features that will inherently make life easier. But the word “new” shouldn’t excuse people from taking a close look at the product they’re purchasing whether it’s a new phone, car or home. That’s why the American Society of Home Inspectors (ASHI) is reminding homebuyers to have their newly constructed home inspected prior to purchase. Even new homes can have defects that only a professional can detect. An ASHI home inspector can help provide a buyer with peace of mind that their home’s major systems – the roof, foundation, electrical and plumbing are functioning properly and safely before they move in. Phased Inspections Because many items can’t be inspected after a house has been built, homeowners building a new home should consider having a series of phased inspections conducted at key milestone markers. ASHI encourages homebuyers to consider an inspection at the following times: • Prior to foundation pour • Prior to insulation and drywall • Prior to the final walkthrough
Phased inspections may be something a homebuyer can negotiate in the construction contract. Regardless, catching these problems early will save homebuyers time and money later. Local fashion show raises money for WCR & TESSA By Bella McClellan, Freelance Photographer & Journalist Photos by Martin Prosek Many in our Colorado Springs business community turned out for the Pikes Peak Chapter of the Women’s Council of Realtors® (WCR) Fashion Show at Hotel Eleganté ear-
lier this summer. The show was organized in an effort to raise money for both WCR and a much needed cause, TESSA. WCR is a national organization that was established in 1938 with the mission to help women advance as “professionals and leaders in business, the [real estate] industry and the communities” they serve. Our
local WCR has taken this to the next level by helping women and children in our communities escape situations of domestic violence by sharing the proceeds from this fundraiser with TESSA. TESSA was established in May 1977 during a time when violence against women and children was kept
‘in the family’ and there were not a lot of community resources to help the abused. According to TessaCS.org, “TESSA’s mission is to help women and their children achieve safety and wellbeing while challenging communities to end sexual and family violence.” This is accomplished through a three part process: providing immediate safety at a confidential safehouse, “empower” survivors with advocacy and counseling programs, and to “create a safer future” through community outreach and educational programs. With the Fashion Show Fundraiser, TESSA and the WCR bring their missions together with the potential to create our leaders of tomorrow.
Ultimately, the show was a success with clothing coming from big name stores like JcPenney, White House Black Market, Kirk & Hill, Stein Mart and Jos A. Banks. The models were supplied, in part, by WCR members and family. The fun was not just limited to the ‘grown-ups’ either, and the children’s clothing line was featured by Caden and Parker Salladay, Emma Bradford, and Anya Ryan. While the importance of the fundraiser is a serious one, the show was upbeat and lively. The MC’s, Sylvia and Wayne Jennings from Berkshire Hathaway HomeServices, set the tone while the DJ, James Brown from KKTV, kept the music rockin’ for the models dancing down the runway. One of the WCR family models, Emma Bradford, age 12, talks about her experience as being kind of “scary but fun” walking down the runway. She really enjoyed the delicious food available to everyone and the clothes she modeled from JcPenney. Emma said the clothes were really cute and that she would wear them in “real life”. The Colorado Springs small business community did their part as well in attending this event. The 16 booths ranged from health, beauty and nutri-

Key member of N.A.R. leadership team to speak at grand opening A key member of the National Association of Realtor’s leadership team, the 2015 Realtor Party Director Kenny Parcell will make a special appearance at the grand opening of Equity-Colorado Real Estate’s new office on September 10. Parcell will discuss his vision of the real estate industry and strategies that have helped him be one of the top producing real estate agents in the past several years. With 18 years experience, Parcell has sold more than 1,800 homes and developed relationships with mortgage companies, banks and other institutions nationwide that provide him unique insight into the industry. The number of listings in our real estate market this past February reached its lowest point in at least the last twelve years and likely a whole lot longer. Since February, the number has grown every month; however, the current number when averaged over the last year is still at its lowest point in well over twelve years. That lack of listings has created a lack of inventory which has been driving up the sales prices. But a shortage of listings, which is a shortage of sellers, ultimately will create a shortage of buyers if there’s not enough product to sell.d Fortunately, there’s been some positive developments recently of new companies coming to Colorado Springs and others that are now considering it. That will bring new buyers to our market and help to keep this Love Boat moving forward. It’s certainly what all of us in the real estate industry want to sea occur. We’ve gotten used to these high-water marks of activity; it would be a shame for it to be fleeting.
