Young adults finally fleeing the nest

The millennial generation may finally be showing more signs of moving out of their parents’ homes and starting households of their own. The number of home owners aged 25 to 34 has dropped by more than 250,000 in each year between 2007 and 2012. Since then, the number has dropped to less than 100,000, according to a new report released by mortgage-backing giant Fannie Mae. “In fact, the decline between 2013 and 2014 was statistically insignificant, the first

indication of stability in the number of young home owners since the onset of the Great Recession,” Fannie Mae notes in its report. While the number of 25-to 34-year-old home owners has been on a decline, that trend is likely headed to reverse soon, Fannie Mae’s points out. The labor market continues to strengthen for this age group and the desire for home ownership is still strong. Only 12 percent of millennials rated home ownership as “not very important,” according to a Goldman

Sachs report published earlier this year. Nearly 70 percent said ownership was either “very important” or “important” and 20 percent said they already owned a home or were in the process of purchasing one. Fannie Mae’s report notes that homebuilders will need to build more to meet the demand coming from an upswing in millennial buyers and adjust the “size, type, and geographic location of new housing construction.”

After all, just a half century ago, shag carpeting in all hues – gold, orange, and purple – were all “in.” But what’s hot with home owners and buyers now? Realtor.com® set out to find out, evaluating what musthave home features are hot right now by analyzing millions of listings at its site for the most commonly used phrases of home features.

Freddie: 2016 rates to stay near record lows take the Fed at its word that monetary tightening in 2016 will be gradual, and we expect only a modest increase in longer-term rates. Mortgage rates will tick higher but remain at historically low levels in 2016.” Freddie Mac reports the following national averages with mortgage rates for the week ending Dec. 17: 30-year fixed-rate mortgages: averaged 3.97%, with an average 0.6 point, rising from last week’s 3.95% average. A year ago, 30-year rates averaged 3.80%.

15-year fixed-rate mortgages: averaged 3.22%, with an average 0.5 point, increasing from last week’s 3.19% average. Last year at this time, 15-year rates averaged 3.09%. 5-year hybrid adjustable-rate mortgages: averaged 3.03%, with an average 0.4 point, holding the same average as last week. A year ago, 5-year ARMs averaged 2.95%. 1-year ARMs: averaged 2.67%, with an average 0.2 point, increasing from 2.64% last week. January is National Radon Action Month The U.S. Environmental Protection Agency has designated January as National Radon Action Month – a perfect time for you to protect your family by testing your home for radon. Winter is an especially good time to test your home for radon because windows and doors are closed and families tend to spend more time inside where radon can be trapped. Radon is a colorless, odorless, tasteless gas. It is also a class A carcinogen and has been shown to cause cancer. Breathing a high concentration of radioactive radon causes damage to delicate lung tissue. Some of the damage is not repaired by the body and over time, this damage can mutate into cancer. Radon gas is everywhere. It is a gas that comes from radium, which is a chemical element found everywhere in the earth’s crust. Radon maps can show the general geographic areas that are likely to have high levels of radon in homes, but radon maps cannot predict the specific radon test result for any individual home. Testing is the only way to know if radon is present in your home. The U.S. Environmental Protection Agency (EPA) estimates that one in every 15 homes in the United States has a high level of radon.

ASHI is proud to announce a collaborative effort among leading organizations across the United States. These Organizations have designed a strategy to dramatically reduce the number of deaths from radon exposure. For more than two years, ASHI has worked with AARST, the American Lung Association, U.S. EPA, U.S. Department of Health and others to produce the National Radon Action Plan (NRAP). The plan will emphasize the need for more home inspectors to perform radon testing across the country. The EPA recommends that any dwelling or structure with a radon concentration of more than 4 pCi/L be remediated to lower the radon concentration. It is important to urge every buyer to test the home for radon, and your local Southern Colorado ASHI home inspector can perform this very important test to ensure buyers that their home does not exceed the recommended level. Local News WCR Holiday Auction... a success! By Bella McClellan, Freelance Photographer & Journalist Photos: by Bella McClellan (The-Angel.net) Once again The Pikes Peak Chapter Women’s Council of Realtor’s® pulled off a highly successful fundraiser! Gathered around tables of delicious food was the comradery of the corporate sponsors and their guests, WCR members, and friends. With well over 140 people in attendance, the Colorado Springs Country Club was filled with laughter, joy, and networking in abundance. The Holiday Luncheon hosted both Live and Silent Auctions of wonderful surprises and fabulous gifts. The scene was set by the melodies of the Colorado Springs Youth Symphony Woodwind Quintet, and having pictures taken with Santa Clause under a beautifully decorated Christmas Tree. However, this fundraiser was far more than just for the merriment of those in attendance. This year a portion of the proceeds will benefit The Colorado REALTOR® Foundation (CRF). The mission of CRF is to aid individuals by funding Colo-

rado Nonprofits to ensure safe and affordable housing, education on home ownership, and support disaster relief. On October 3, 2015, The Consumer Financial Protection Bureau (CFPB) rolled out 1,880 pages of new regulation known as TRID. This regulation was intended to protect consumers and make the closing process easier. It combined two acts: TILA and RESPA. Prior to this date, RESPA was the enforcement By Bill McAfee Empire Title mechanism but did not have robust fines or penalties. TRID — now opens up the lenders to class action suits and punitive damages. In fact, the maximum civil penalties to lenders – now to be known as Creditors – is: $5,000 a day for a mistake; $25,000 a day for a reckless mistake; and, $1,000,000 a day if the lender knowingly did not follow guidelines. The challenge faced by Creditors is that this regulation is written very broadly and is open to interpretation. The Creditors have time lines to deliver documents to borrowers – now to be known as consumers. Due to the liabilities placed on Creditors due to TRID, the entire closing process – soon to be referred to as consummation – has changed. Creditors are now delivering the Closing Disclosure (CD) – formerly known as the HUD1 – directly to the consumers. Title companies and Creditors still need to balance on the CD, but Creditors now deal with proration of property taxes, association dues and delivery methods. For example, the CFPB requires delivery of the CD three days prior to closing. If the closing is on a Thursday, the CD must be delivered on Monday and again on Thursday. TRID did not allow for use of the forms prior to October 3rd. Similarly, the technology systems needed to deliver these documents were never tested under actual volumes. The Creditors and Title Companies are working through these challenges on a daily basis. Consumers must communicate with Creditors and comply with time lines. There is a document known as “Intent to Proceed” that needs to be executed before Creditors will continue their process. The consumer needs to know what delivery method the Creditor is going to use for the CD. They must respond in a timely manner or the closing will be delayed. One exception to this rule is delivery by first class mail. This will likely be a back-up method used in case electronic methods fail. Three causes that require a full re-disclosure that will delay a closing are: a change in A.P.R. of at least 1/8%; a change in loan program; or, the addition of a prepayment penalty. There is a misconception in the industry that figures cannot change from the initial CD to the final CD. As long as those three conditions above are not changed, other changes can and will happen on the CDs. In other words, the figures the consumer sees on the CD Monday can change and be different than the figures the consumer sees on Thursday. Consumers should be aware of this fact. I would like to end this article with a quote from Rob Chrisman, who wrote this in the Mortgage News Daily: “Yet as the costs continue to mount, and the methodology of regulators seeming to compete and outdo each other continues to drive lenders away from lending, one must question the trend. At what point does the shift of the discussion from ‘too big to fail’ to ‘too small to comply’ really help the consumer? How does the lack of objective rules now alleviate the fears of huge penalties later?”
