President, Comfort Temp

E GREETINGS Tom Worthmann Founder, Comfort Temp

A

s a family-owned business, Comfort Temp Company has been servicing the wonderful residents and businesses of Gainesville, Florida, for the past 30 years. My mission behind Comfort Temp has been to focus on green and energy-saving alternatives, invest in people and move forward the mechanical industry. Combining my mechanical knowledge with my desire to reduce our carbon foot print, I have always had a passion and concern for how to reduce energy costs. Out of this desire, and from the beginning, Comfort Temp has focused on high energy-efficiency units and the integration between air conditioning and home construction. At Comfort Temp, things that set us apart from our competition include: equipment for infrared investigation; specializing in indoor comfort with dehumidification equipment; and offering state of the art thermostats, all which assist in energy savings. A large part of our success as a company has been the QUALITY of our work. Our strongest asset is our co-workers. The men and women working with us are an extension of our family and I am proud to say our team of professionals are amongst the most knowledgeable and well-trained in the industry. They will handle your air conditioning and heating needs with excellent service and quality workmanship. We make sure to never leave a job until it is 100% right every time. Playing an instrumental role in building the Gainesville Air Conditioning Contractors Association, I served as their first president and later went on to be president of FRACCA, a statewide mechanical contractor’s group. I

remain committed to moving forward the mechanical trade and working with industry leaders. For the past five years, our oldest son, Erik, has been developing and growing our commercial business, putting his mechanical expertise and design-build capabilities to work. As we transition into the next phase I am happy to announce we have officially separated the company into two divisions: Comfort Temp Residential and Comfort Temp Mechanical (CT Mechanical). Our youngest son, Drew, has joined the team, bringing his knowledge and work experience in industrial piping and mechanical construction. Together our sons will be instrumental to the continued growth and success of Comfort Temp. Above all, Comfort Temp will stay committed to our passion of striving to provide professional and quality services to our clients. Please, enjoy the information in our magazine. I welcome your questions and feedback and hope you find it to be educational as well as entertaining!

rik Worthmann’s Comfort Temp career began back as far as he can remember. As small boys, Erik, and his younger brother, Drew, went along on jobs with their father and mother. Erik realized early on he had the same passion as his father, opting for a workbased co-op position during his senior year of high school before attending the University of Florida. While in college, he continued to work for Comfort Temp, building his knowledge of the trade, perfecting his skills and learning every aspect of the day-to-day business. Erik joined the company on a fulltime basis in 2000, and quickly earned his Mechanical Contractor License. At age 21, he was one of the youngest people to ever receive the license in the state of Florida. Erik’s passion has allowed him to expand the business, particularly in commercial construction. In recent years, Comfort Temp has won several notable jobs within the Gainesville area including: the Gainesville Police Department, the Robert Stadium Club, and contracts at the University of Florida. Erik became the Vice President of Comfort Temp five years ago, and has continued to expand the business with his dad, Tom Worthmann. Today, Erik serves as acting President. He also oversees all commercial projects personally, making every effort to visit each site. In the future, he hopes the great service and quality workmanship Comfort Temp provides will allow them to expand into new markets. Outside of work, he is a family man and enjoys spending time with his wife, Christine, as well as his children, Gabrielle, six, and Jax, four. Erik is also an avid sailor, surfer and snowboarder.

Future President, Comfort Temp

On behalf of everyone here at Comfort Temp, thank you for your business and trust. We look forward to serving you for the next 30 years. Sincerely

t was a spring day in 1985. Tom Worthmann was driving a tractor on his farm in Gilchrist County where his children were born and raised. He was thankful for the farm life, but that morning he decided to change his profession. Having worked for his father’s mechanical contracting firm as a young man and gone to college for mechanical engineering, a career related to that field was something he always wanted to do. When the company started, it was just Tom and his wife, Lucy, handling all of their business operations with a single truck. By June of 1985, they had negotiated with Carrier Corp to become a dealer, opened an office, and Comfort Temp was born. They immediately hired their first employee, Roger Barber. He worked for them on and off for the rest of his life. Tom said he and Lucy loved Roger, who became as close to them as family. “He was a lifetime employee,” says Tom. Because of high energy costs in the 80’s, he felt it was important to explore energy saving devices and encourage people to be aware of their energy usage. This would become his primary motivation for Comfort Temp.

cial Clients. Added hise

They first concentrated solely on the residential market, and when the energy star program hit the Gainesville area in 1990, they bought duct pressure testing equipment. They would pressure-test ducts for commercial and residential clients, assuring there were no leaks, and that air flowed through the system properly. Tom got on board with a company called Ductz, who were early pioneers in the duct maintenance business and to this day over 20 years later, Comfort Temp still owns and operates the Ductz franchise. Duty cycling and duct sealing helped to save customers money on utility bills and still does.

By the early 2000s, Comfort Temp was installing and servicing residential and commercial units, providing duct maintenance and cleaning and, now, refrigeration. The company had moved their office a few times before buying permanent property in Gainesville, Florida. They went from one employee in 1985 up to 40. Instead of driving around in a single truck, they now had a small fleet. Business continued to grow steadily until 2008, when the crash of the housing market lead to many contractors closing their doors. Luckily, Comfort Temp was able to adapt to the new economy fairly quickly.

Shortly after adding duct cleaning and maintenance to their list of services, Comfort Temp purchased a Freon reclamation unit. In the late 80’s, early 90’s, HVAC contractors were far less environmentally conscious than they are today and Freon was commonly vented into the atmosphere. “When a company would replace the system, they would just cut the line and let it leak into the atmosphere,” says Tom. This bothered Tom, who saw the waste as hazardous to our environment. He began offering a service reclaiming and cleaning his own Freon, starting his refrigeration offerings.

“In 2008, when the residential market pretty much came to a halt, we shut down a couple of crews, but we didn’t lose any employees,” Tom says. “All through the years, I have spread my company out into related activities. Most employees have families, so you have got to keep them busy. When we hire somebody, it’s generally a long-term commitment. The majority of our guys are cross trained in all of our product offerings. During this slow time, we stayed to be resourceful and kept our employees busy.”

lthough we enjoy the sunny skies, beautiful beaches and warm oceans of the State of Florida, we are also subject to high humidity, severe storms, hurricanes, and flooding, all fueled by the weather we otherwise enjoy. As a state licensed Mold Assessor and Remediator, I am often called in to investigate or remediate mold at a home, condo, or office. While mold is ambiguous (found everywhere), it is a problem if too much or the wrong kind of mold is found growing inside of your home or office. Mold/Fungi need certain essentials to grow: suitable temperature, availability of water, organic substance for energy, and oxygen for respiration. All can be found inside of your living or working space, but all can be prevented with a bit of knowledge. The number one cause of mold growth found inside of dwellings in Florida is air conditioning related! The air conditioning system is considered the biggest dehumidifier you will possess inside your dwelling. Properly running and maintaining your air conditioner can reduce your chances of mold growth by 70%. The ability of air to hold water vapor decreases as the air temperature is lowered. Basically, warmer air holds more moisture. Thus turning off your AC, or turning the thermostat too high, will allow for warmer air and the ability for that air to contain a great deal of moisture or humidity. Because our homes and offices all contain dust and dust particles, with the introduction of higher humidity we are now providing mold a castle in which to reside: warm air, moisture and a food source (dust, or dust particles). 10 COMFORT ZONE

In addition to maintaining a proper temperature by leaving your air conditioner on and set no higher than 78 degrees, it is also vital to properly maintain your air conditioner. Since your air handler carries air to all parts of your home or office, it is important; to know the air it is carrying is clean. Changing your filter regularly is important, it is also important to have a professional check your system every season to insure your evaporator coils are free of mold and dust. Having your system cleaned once a year by an experienced, licensed AC technician cost a fraction of what a mold remediation to your home would cost. The other areas of concern would be any water intrusion to your home. Water intrusion can come from rain or flooding, but most often comes from a leaking or broken pipe, a washing machine or dishwasher overflow, a commode overflow, or a leaking ice maker hose. While you may not think much water has escaped, or you mopped up all the water, it is a good idea to have a professional check your walls (drywall is a favorite food of fungi) and floor coverings for moisture content. If material remains wet for a certain length of time (as little as 36 to 48 hours) mold can grow. These are some of the ways in which to prevent the opportunity for mold to grow inside of your dwelling. However, should you find mold growing inside of your home, call a professional. The State of Florida requires a Mold Remediator or Assessor to be licensed by the state in order to perform any type of work. Protect yourself and protect your home to insure you receive a Clean Bill of Health. Ms. Pless is President of the Indoor Environmental Air Quality Council Western Florida.

PROTIP DAY TO DAY If you’re only leaving for a week or two, set your thermostat at 78 to 80 degrees. Turn off the hot and cold water. Dry wet areas, such as a basement or lower level, after a heavy rainfall. Dry a wet carpet within 24 hours. If you don’t have a dryer, hang wet clothes from the washing machine. Dry the floor and walls of the bath room after a shower. Vent appliances that produce mois ture, such as a stove or clothes dry- ers, to the outside (not the attic). Check AC units and dehumidifiers to ensure they are not producing moisture.

LONGER ABSENSE If you plan to be away for a month or longer, close your windows (especially in bathrooms and bedrooms). Seal sliding glass doors. Clean blinds and curtains, then close them. Clean or replace your air condi- tioner filter. Turn up bedspreads. Pull up area rugs, and dust ruffles on couches and chairs. Stand your couch cushions on end. Open cabinet drawers and closets (especially in bathrooms and bed rooms). You want air to circulate. Turn off the hot and cold water.

hen you first pictured owning a home, did you envision yourself designing a home office? Decorating the living room? Cooking in the kitchen? One scene you may not have envisioned: maintaining a healthy, indoor air environment. But, you can take action to prevent indoor pollution by cleaning the air ducts throughout your home. Indoor pollution affects 21 million people each year in the United States. Scientific evidence indicates that the air within homes can be 70 times more polluted than the outdoor air. Additionally, research shows that people spend approximately 60-90 percent of their time indoors. And, those who spend the longest time indoors, such as the very

young, elderly, or chronically ill, may be more exposed to pollutants indoors than outdoors. The best way to address pollutant concentrations is to control or eliminate the sources and to ventilate a home with clean outdoor air. Your duct system works to remove indoor air and distribute filtered and conditioned outdoor air to strategic points throughout the house. The rate at which outdoor air replaces indoor air is described as the air exchange rate. When outdoor/indoor air flow is obstructed, the air exchange rate is low. Pollutant levels increase. With continuous airflow, dust, dirt, microbes, mold and other fungi accumulate and, like arteries, line the walls

7 THINGS THINGS TO LOOK FOR IN A HOME COMFORT SYSTEM

When it’s time to replace your home comfort system, it’s important to consider what a newer system can offer. Here are seven items to consider when purchasing an HVAC system:

1 2

RELIABILITY

A newer system is far less likely to break down and won’t leave you with as many large repair bills. However, make sure you know the full warranty details before you buy.

EFFICIENCY

4

With a typical furnace or singlespeed air conditioner, indoor temperature can vary as much as seven degrees from the thermostat setting. A properly installed programmable thermostat gives you the assurance of precise temperature control.

A new ENERGY STAR®-labeled system, when properly sized and installed, can save you up to 30% on your annual heating and cooling costs. Plus, it may qualify you for utility rebates in certain regions.

3

QUIET OPERATION

7

CONSISTENT TEMPERATURES

5

Air conditioners can produce sounds as high as 80 decibels. Look for technologies and features that help keep operating sound at a comfortable level.

BALANCED HUMIDITY

To maintain proper moisture levels in your home, choose a thermostat that controls both temperature and humidity

6

HEALTHY AIR

One of the best ways to combat indoor pollution is to attach an air cleaner to your furnace or air handler. That way, you can have peace of mind knowing your system is working to capture small contaminants in every room of your home.

PROPER AIRFLOW

A typical furnace motor runs at one speed and circulates a constant volume of air, so it responds to changing comfort demands by repeatedly cycling on and off. This frequent cycling increases air stratification and stagnation. For optimal air circulation, choose a variable speed model.

Keep Your Indoor Air System Humming

WITH REGULAR

by Jacqueline Cross

W

hether basking in the warm summer sun or enjoying the crisp cool winter air, Florida residents can maximize their cooling and heating system with a simple routine of regular maintenance. With a small amount of foresight, knowledge and time, home and business owners can enjoy clean and efficient air conditioning and heating throughout the year. One of the easiest and least expensive maintenance tasks is simply to frequently clean or replace air filters between visits from a professional. Not only does this improve the quality of the air within the home, it also extends the efficiency and lifespan of your air conditioning system. “One of the most important things a homeowner can do is change their filters and make sure that they are 20 COMFORT ZONE

cleaned on a regular basis,” says Dan Doran, Comfort Temp’s Service Manager. “When we come out, we’ll clean the drain lines, check the Freon, levels, and change the filter. But keeping those filters clean between visits can make a big difference in air quality and efficiency. It’s something that anyone can do.” Preventing problems before they arise is ideal, and smart home and business owners rely on preventative maintenance plans to keep their systems working at peak efficiency and to ensure that should any problems arise, they are dealt with swiftly. “If you are part of a yearly maintenance program, not only do you get us out annually to maintain your system during the year, but should we have to come out at any other time during the year you get a 10% discount on parts and

comforttemp.com

labor every time we come out. You also get reduced trip charges and priority service,” Dan says. “Priority service is so important, because on the first hot day of the season or the first cold day, we get a lot of calls. We have aroundthe-clock service, and we’ll have a huge spike over a weekend. “What priority service means for customers signed up with maintenance agreements, is that they go to the top of the list. If you call us and your unit is down, and you are already on a plan, you are our priority.”

CHECK-UPS

Of course, maintaining your system is in your best interest, but it also might be a requirement of your equipment’s warranty. Many manufacturers require annual maintenance and records to provide warranty coverage, and some require proof of regular preventative maintenance plans and services. “The manufacturers clearly want you to have maintenance, and if you don’t have it done, that might be enough to void some warranties,“ says Dan. “We recommend twice a year maintenance, once in the spring to get ready for the summer, and again in the fall to prepare for winter. The heating system is just as important to properly maintain as the air conditioning unit.”

HOMES FOR HEROS by Nate Freyberger Comfort Temp knows that there are a lot of veterans who struggle with the financial burden associated with cooling and heating the home, and was happy to make the life of one soldier and their family a little bit more comfortable.

n 2013, Comfort Temp ran the Air Conditioning Homes for Heroes Contest, in which a military veteran, who could not afford one, receives a brand new heating and air conditioning system.

“I applaud our veterans for what they’ve given to our country, says Founder Tom Worthmann, who admires those who put their lives on the line. “This is just one small way that Comfort Temp can give back.” Comfort Temp awarded the Heroes Contest winner with a brand new, energy-efficient air conditioning and heating system, plus free installation and a 10-year warranty. The cost of a new system and installation typically ranges from $5000 to $10,000. Last year’s winner was Floyd Thomas. He served as a military policeman during the Second World War. Floyd guarded the shore using a 90mm anti-aircraft gun, and, for a time, was stationed at Pearl Harbor. After World War II, he served in the Army Reserves, totaling 32 years of military service. For this honor, Comfort Temp donated to Floyd’s family, a brand new Energy Star certified Lennox air conditioning and heating system, installed for free. With far too many soldiers returning home with no jobs and little savings, many rely on the community for assistance and acclimation. Comfort Temp staffs several veterans, and actively seeks to hire and train more whenever possible. Tom wants the former military employee to feel valuable, knowing that without their sacrifice, his business would not thrive today. “I was of age during the Vietnam War, but I did not get called up. I am not a veteran, and that makes me extra appreciative of those who have served,” he says. “On Veterans Day, I expect all of my veterans to take the day off with pay. That’s just a given.” Tom was born in Germany and became a naturalized United States citizen when he was 12 years old. He is very proud to be an American and the Homes for Heroes Contest provides Tom with an opportunity to help those who made it possible for him and his family to enjoy a life of freedom. Comfort temp is committed to helping veterans with their indoor air comfort year round. We welcome requests for service and replacement units and will work to accommodate as many requests as possible.

hen members of the Builders Association of North Central Florida proclaim they are committed to creating “desirable communities and the American Dream of home ownership,” they know that can only be manifested with education. That’s why BANCF building industry members partner with other organizations to provide the Apprentice Program, with training and educational seminars for anyone seeking work in the construction field. University of Florida and Santa Fe College provide the classrooms. BANCF members provide their businesses. Students enjoy learning the trades of the building industry, and get paid.

omfort Temp is proud to be apart of the building and development of the Southwest Advocacy Group or SWAG. SWAG was envisioned in 2010, when a group of nine women came together and saw the need for positive change for themselves and their children. The result was the creation of a non-profit that advocates for seven lowincome neighborhoods in SW Gainesville. The SWAG Family Resource Center, centrally located in the SWAG neighborhoods, opened its doors June 2012. More than 20,000 visitors have passed through the doors, and the community has made use of the numerous programs, including:

BANCF pairs companies with students, manages their curriculum and ensures that the students get paid. The Apprentice Program plays a crucial role in local development, turning out educated and prepared students, who may find employment with their present company, or, start anew. Comfort Temp in the past decade has put approximately 20 students through this program.

With the help of several businesses and organizations, a new health clinic is coming to their town. A total of $300,000 has been raised to renovate to medical standards a building that the county has purchased. Architectural plans have been drawn up, a general contractor has committed, and fundraising continues. Additionally, the health department was awarded a $300,000 grant to fund the operation of the SW Community Health Clinic, once it is renovated. However, it “takes more than a village” to maintain a few neighborhoods. SWAG neighborhoods lack access to health care, as 50 percent lack a means of transportation. Buses take only 25 percent of the residents to obtain care. The ER takes care of 19 percent, and 12 percent receive no care at all. Comfort temp is happy to announce our involvement and support in the mechanical and plumbing needs for this project.

INTRODUCING

University of Florida Cooling Tower Project

by Jacqueline Cross

Introducing CT Mechanical Comfort Temp provides installation, maintenance and repair service for all commercial work, under the CT Mechanical Division. Commercial work often involves complex refrigeration or heating and air conditioning systems. The highlytrained, certified technicians at Comfort Temp apply their expertise and professionalism to educational, institutional, medical, mining, and business clientell. A mechanical contractor designs a system that controls everything in a building. Unlike residential homes, buildings include air conditioners, chillers and boilers, chilled water hydronic & refrigeration piping, and building control systems. The building thrives on these integrated systems. Comfort Temp professionals handle installations and repairs, and since they also design controls, Comfort Temp acts as an all-encompassing, one-stop service provider. Founder of Comfort Temp, Tom Worthmann states, “We do so much specialty work that I’m sure that those customers that are looking for the newer types of systems are probably going to reach out to a company like ours. We already have years of experience with installations and a proven record of innovation.” The commercial division also ties back into Comfort Temp’s original goal of creating energy-efficient alternatives. “As energy costs climb, people are going to need creative energy-saving solutions to keep costs down,” Tom says. “No one likes to waste energy, and for us that’s a chance to help people. We’ll educate and inform while continuing to reduce energy waste, which is something I’ve always been concerned about.”

Why Your Whole House Needs a Dehumidifier There’s a misconception that air conditioning systems can properly dehumidify the air in your home. In fact, most residents of Florida can attest to coming home after a couple of weeks (or several months) to find that even though they had left the air conditioner running, the home smells musty. by Beth Luberecki Air conditioning systems are designed to control temperature, not humidity. If it’s cool enough outside that you don’t need to run your A/C, but it’s damp enough that your home is uncomfortable, you might consider a whole-house dehumidifier. According to Peter Blaha, Product Marketing Manager for Aprilaire, whole home dehumidifiers pull air from every room in your home through the return ducts. It removes the moisture and then sends dry air back throughout your home. It works in conjunction with your air conditioner to efficiently balance the humidity levels in your home, but can also work independently on days when you don’t need the air conditioner. He recommends keeping relative humidity levels below 60% in your home to keep mold and mildew from growing and to keep that musty smell at bay. “There’s been a growing awareness in Northeast Florida for the need to manage humidity in the home,” he notes. “A whole-house system that’s installed and ducted right into your air conditioning system is the way to go. The dehumidifier is installed before the A/C system and will dehumidify the air for your entire home.” Blaha cautions against purchasing room-sized solutions from big box retailers. “Portable dehumidifiers treat the air in just one room,” he says. “To properly control health, comfort and preservation throughout your home, you would need to purchase a portable dehumidifier for every room. In this situation, you would consume more electricity than necessary. A more efficient solution is to have a single, whole-home central dehumidifier installed as part of your home’s central heating and cooling system. 26 COMFORT ZONE

“Aprilaire Whole-Home Dehumidifiers are located out-ofsight and out of your way with quiet operation, hassle-free maintenance and up to four times more energy efficiency than the leading portable dehumidifier.” “Our dehumidifiers help by removing excess moisture and reducing the damage that mildew and mold can have on the sustainability of your home and the health of your family,” he continues. “In addition, a whole home dehumidifier like Aprilaire’s energy star rated 1730A can help qualify your home for the Green-Built Certification Program of the National Association of Home Builders.” Aprilaire dehumidifies and other air quality products are available locally through Comfort Temp in Gainsville. Contact Comfort Temp for more information and to see if a wholehouse dehumidifier is right for you.

T

hank you for choosing Comfort Temp to supply your indoor air quality needs! Here are just a few words on how to maximize your investment by understanding warranties. When you purchased your new air conditioning system, it included a manufacturer’s warranty. You should have received a copy of this warranty from the manufacturer, which contains their terms and conditions. If you can’t find your warranty paperwork, call our customer service department. We’ll be happy to help you! Manufacturers are beginning to enforce the terms and conditions within your paperwork. These changes may affect you. Most manufacturers allow you to transfer warranties to the new owner upon the sale of your property for a small fee and within 30 days of the closing. Manufacturers are now requiring the use of OEM (Original Equipment Manufacturer) parts. There are thousands of possible OEM parts for any of the multiple manufacturers, which make using and obtaining OEM parts difficult, and we can no longer use generic stock parts to replace a unit that is under warranty. However, it is our priority to repair your equipment as quickly as possible.

UNDERSTANDING WARRANTIES AGAIN, THANK YOU FOR CHOOSING COMFORT TEMP. WE ARE HONORED TO SERVE YOU.
