Beware of Hidden Costs of Home Improvements To celebrate National Home Remodeling Month in May, the Chippewa Valley Home Builders Association (CVHBA) recommends that home owners consider the safety risks, time delays and hidden costs before attempting do-it-yourself (DIY) home improvements. According to HUD and the U.S. Census Bureau, home owner DIY projects accounted for 37 percent of all home remodeling projects performed nationwide from 2010-2011. While many projects look manageable at first glance, there are many points to consider when determining the “real� cost generated on a project. DIY projects should be rewarding and fun, but if your DIY can’t be completed in the planned price range or your safety is at risk, leave the work in the hands of professional remodelers. Review the following considerations before sinking resources into a DIY home remodel: Hidden Costs - Many of the products purchased for the DIY market, although designated by a name brand, are not always the same quality available to contractors. It is also important to verify the terms of the product warranty. Many warranties become void by improper installation. Safety - Without the proper training and preparation, a DIYer can, and has, landed in the emergency room. Unfamiliarity with new tools and techniques can lead to life-threatening accidents. A good rule of thumb for any home owner is to avoid projects that require a license or structural changes to walls, roofs and floors. Time - Troubleshooting unexpected issues often takes more time and expertise than originally planned. Hiring a professional will ensure that you have a contract with a completion date and that the remodeler will bring in whatever help is necessary to get the job finished on time. Today’s new homes reflect changing market preferences and integrate elaborate designs and consumer desires into the floor plans and construction of the homes. And successful home builders have the knowledge, organizational skills and drive to build them. But what does it really take to build a house? Like a CEO, a home builder relies on a number of workers to get the job done right. A home builder guides dozens of skilled artisans and professionals, including carpenters, architects, engineers, plumbers, electricians, painters and landscapers. The builder must understand all of the home’s complex systems and know enough about each contractor’s trade in order to coordinate this skilled team to build and sell a quality product. Some home builders develop the land on which the homes are built. In this capacity, they act as the land surveyor. They look at a piece of land to determine whether it complies with zoning regulations, local planning laws and environmental restrictions, and whether it is suitable for development. The home builder studies the lot’s topography, searching for rock outcroppings, shallow depth bedrock, shallow groundwater, natural drainage sources and dense vegetation. Landscaping options and erosion control also have to be considered. Once a builder determines that a site is suitable for construction, they must navigate the permitting process. Home builders serve as liaisons with their communities and local government officials. They research and study local building codes to determine what can be built in a given location. Building codes govern building, plumbing, heating and air conditioning, electrical systems and fire safety. After studying the building codes, the builder collects all the required permits from various authorities before proceeding with construction. Once the permits are obtained, the builder will prepare the site and select how the home will be situated on it. The home builder then oversees the entire construction process, which includes—but is certainly not limited to—laying the foundation; erecting the framing, roofing and siding; building the walls; and installing the plumbing, heating and electrical work. A home builder acts as an inspector. The local building department will inspect the construction site for code violations throughout the home’s construction. But a professional home builder will make certain the home meets both code and warranty guidelines long before and after the officials show up. Once the house is finished, the builder informs the appropriate municipal departments that it is ready for final inspection and the approval that the home is safe for its new owners to move in. Professional home builders strive to deliver a home that will make their customers happy. To meet this objective, they act as public relations professionals. The builder will discuss the construction process and building schedule with the buyer, and plan times when the buyer can tour the building site and ask questions about the status of their new home. Home builders are also businesspeople who establish a network of reliable and quality materials suppliers and trade contractors with whom they conduct business on a regular basis. Home builders are schedulers and record keepers. They must think on their feet, keep complex construction timelines and tackle multiple tasks simultaneously in order to keep the construction process moving forward and ensure the home is completed on schedule. All in all, home builders must wear many, many hats in order to deliver a home where the new owners can hang their own hats, raise a family and build lifelong memories.

However, if you are moving to a new community, a builder can often provide a packet of material to help you become familiar with your new community. When inspecting the house, an effective way to handle this is with a checklist. The list should include everything that needs attention, and you and your builder should agree to a timetable for repairs. Builders prefer to remedy problems before you move in since it is easier for them to work in an empty house. Some items may have to be corrected after move-in. For instance, if your walk-through is in the winter, your builder may have to delay landscaping adjustments until spring. It is important that you be thorough and observant during the walk-through. Examine all surfaces of counters, fixtures, floors and walls for possible damage carefully. Sometimes disputes arise because a buyer may discover a gouge in a counter top after move-in, and there is no way to prove whether it was caused by the builder’s workers or

How Well Are You Covered? When you bought your home, you took out an insurance policy to cover the house and all of your family’s belongings inside. But was that the last time you thought about your insurance coverage? “Homeowners Insurance” includes insurance on the actual structure and the contents inside. The structural part of the package generally covers damage such as fire and smoke, lightning, wind and hail storms, vehicles, explosion, and aircraft or other falling objects. The package should also include coverage for theft, vandalism, riot or civil commotion, freezing or sudden water escape from the plumbing system or appliances, glass breakage and sudden tearing of heating or cooling systems. A comprehensive homeowner’s policy should cover your home, any structure attached to it like a porch or garage and any unattached buildings on your property that are not used for business or rented to others. Damage caused by flooding, earthquakes and hurricanes are not covered by your regular homeowner’s policy. Your insurance agent can provide you with information about coverage of these natural disasters.
The personal property portion of the insurance package protects things in your home like clothes and furniture. It should also provide protection for your personal property while you are away from home, the things you take with you on vacation. The amount of insurance on your personal property is equal to a percentage of the amount of insurance on your home — usually 55 percent. However, it is important that you know that special limits may apply to certain types of personal property. For example, money bank note and rare coins, securities, stamp collections, jewelry and furs, firearms, silver and gold, rugs, tapestries and wall hangings. Higher limits on most of these items are available through upgrades on the policy or by taking out a separate policy for the items. Check to see that your policy is written for replacement costs and you may want to consider inflation coverage. Replacement cost coverage on your personal property means that the insurance will pay to repair or replace your personal property that is covered. For example, if you bought an item 5 years ago for $100 and to replace it today would cost you $200, the insurance would pay $200. Inflation coverage automatically increases the amount

of your insurance coverage on your home and personal property as inflation changes the cost of replacing your property. The changes are based on the movement of an inflation index and are reflected in the premium on each renewal. But how do you know if you have too little or too much insurance? Start with a home inventory to help you assess your insurance needs. First you need to know how much it would cost to rebuild your house today on your existing lot. Ask your builder what the market rate is per square foot to rebuild your house. Multiply that times the square footage of your house and that’s how much insurance coverage you should have. The amount of your personal property coverage is a percentage of that amount — normally 55 percent and can be upgraded to 75 percent. For your belongings inventory, list every item in your home, attic and garage, when you bought it, its original cost and its estimated value. It also helps to have photographs or a videotape of your possessions. Have a couple of sets of the photos or videos made. Keep one copy in a fireproof safe at home or a safety deposit box. Marking your items with a personal identification number such as your social security number will make reclaiming any stolen items easier. If you ever need to file a claim, the inventory will make it easier and ensure that you are compensated for virtually everything. If it’s not on your list when you file a claim, you won’t be compensated for something that you’ve paid for years to insure. Check with your insurance agent or company for a home inventory guide or advice on how to best organize your list if you should ever need to file a claim with them. A homeowner’s policy will also include “personal liability” coverage. That is, the insurance provides payments for bodily injury or property damage for which you or a relative who lives with you may be legally responsible. For example, if someone is accidentally injured on your premises, such as falling down stairs and breaking a leg, or if your ladder falls over on your neighbors car and damages it. Personal liability also includes medical payments to others, meaning that if someone is accidentally injured on your property or

is accidentally injured by you or a relative who lives with you, the insurance will cover medical expenses to a certain limit. In case of a legal matter, your personal liability coverage includes the cost of defending you, whether you are liable or not, against an insured or covered law suits. About one out of every three home owners has proper insurance coverage. Take some time today to make sure you are one of them.

The Impact of Color in the Landscape

Color is one visual factor that can make or break the appearance of any landscape. Too many colors can make a landscape look too busy and it will lose some of its impact. Not enough color and the landscape is dull and uninteresting. Finding the right blend and balance can accentuate the beauty of your home increasing its curb appeal. Color can be introduced into the landscape in many ways. Some can be very simple and inexpensive, yet have a huge impact on the attractiveness of your landscape. Colorful pottery can add a simple pop of color to a neutral colored landscape. Filling those pots with colorful flowers can bring even more interest and beauty. Accenting your existing landscape with colorful pots can add elements of style more easily than almost anything else. The shape of the pottery, the types of plants used, the groupings in which you display them: all these things can have an amazing effect on the look of your home! For example, a home that is attractive, but very neutral in color, can be transformed by adding pots! Imagine these pots are orange, some are tall and some are low and wide, and they are filled with bright flowers in shades of hot pink, yellow, orange and lime green! What a wow factor that could create!

Color can also be brought into the landscape with flowering plants. Perennials, especially when planted in large groups, can create beautiful waves of color in the landscape. Catmint is one of my favorite perennials to use because it is easy to grow and maintain and has a long bloom season. Using it as an edging plant along a front entry sidewalk can welcome visitors to your home with a wave of silvery foliage topped with lovely lavender blooms almost all summer long. Annual flowers are enjoying a colorful resurgence in popularity as landscape accent plants! They aren’t just for pots and hanging baskets anymore! Great examples of how great annuals can work as a color source are the Supertunia petunias from Proven Winners. These plants tolerate heat and drought and will really spread out when planted in the ground. They offer abundant colorful blooms all summer long and require almost no maintenance other than watering! Shrubs can also be a great source of color interest in the landscape. Shrubs with burgundy foliage, such as barberries or weigela can be rich accents in any landscape. Evergreens add green interest in every season, and they aren’t just green anymore! Many evergreens now have varieties that are a bright lime green or even brilliant gold all year!
Blooming shrubs provide colorful accents in spring and summer. Shrubs with longer bloom periods such as hydrangeas have increased in popularity in recent years. They bloom in a wide range of colors, and there seems to be a size to fit nearly any landscape. Trees are always an important landscape element and selecting the right tree for your site can dramatically affect the look of your landscape! 20 years ago, trees were mostly chosen for their shade factor. We now have so many more choices of tree varieties, that we can still have shade, but we can also have flowers, fabulous fall color, interesting leaf and bark texture and much more! Always consider color and be open to the many choices you have, and be aware of the huge impact it can have. It’s a great way to increase your curb appeal and to increase your own enjoyment of the yard and landscape you spend time in!

Make Yourself at Home – Outdoors! It’s too easy these days to live almost exclusively in a climate-controlled, electronic world. Your days are spent going from air-conditioned house to car to workplace, with your ear glued to a cell phone or your fingers typing away on your personal digital assistant in between. But as people try to re-connect with nature, a new trend in home design — bringing the indoors outside — is emerging. Many new and remodeled homes are blurring the lines between indoor and outdoor spaces. If you’re thinking about building or remodeling to enhance the outdoor spaces at your home, here are a few of the latest outdoor living trends: Fire elements. These can take the form of fireplaces or fire pits, or be as simple as a free-standing clay chimenea. Wood-burning elements are the most common, but they can also be outfitted to burn gas or a gel. Each has its own advantages or disadvantages with cost, maintenance, and other considerations such as smell or the crackling sound commonly associated with wood fires. Fire pits can be portable or built-in, and are often made with materials such as copper, iron or stone. Some feature colored, decorative glass pieces laid out in designs that reflect the flames. Beds. Forget about hammocks or folding lawn chairs! Today, it’s all about ultimate comfort. Outdoor beds have been seen on the pool decks of chic hotels in hip cities like Miami and Los Angeles for years. Designed
