Benefits of the Scheme ECONOMIC

Pioneer Group hope to save retail at the Grafton by creating a better shopping environment centered around a new public square, while converting much of the Grafton Centre into laboratory and event space – bringing more than two thousand science jobs, from PhD to apprentice-level. Pioneer Group’s mission is to help life sciences and high-tech businesses to thrive. We lead the way in integrating research and lab space with investment and mentoring programmes, and creating research ecosystems that help new companies grow.

RETAIL AND LEISURE WILL BE SAVED FOR THE LONG TERM An improved shopping environment will be created at the west end of the centre, by Burleigh and Fitzroy Streets. A public square with trees, seating, and an improved public space that will make it a more attractive place to visit, with shops offering value and convenience for local people.

The workers in the science centre will also contribute to keeping cafes and shops on Fitzroy and Burleigh Street secure and sustainable, as people come to the labs to work every weekday, increasing local footfall. 1160 cycle parking spaces and new safe routes through and around the centre

The cinema on East Road will also remain, along with the gym. Another new public square and improved streets on East Road surrounded by new restaurants and a hotel.
JOBS IN SCIENCE & RESEARCH The science centre will house 2,204 employees – increasing employment at the Grafton Centre by 1,869 employees. These jobs would be from PhD to entry level. We estimate that the types of jobs would be as follows: •

The upper levels of the scheme offer an opportunity to create external amenity with the health and well being benefits. These proposals have been developed with Macgregor Smith and are covered in more detail in their design documentation. An overview of the proposals is provided in the following pages.

6 Eastern Roof Terrace
Extensive biodiversity roof with blue roof system.
2 Northern roof terrace providing a verdant, enclosed ‘secret garden’. The primary terrace
space adjacent to the building provides a flexible surface for movable chairs, with several pods integrated into the green wrap offering bookable meeting spaces and more intimate spaces to socialise and rest.

4 Southern events terrace provides a flexible space creating opportunities for larger
events. Bleacher seating provides informal sitting space and elevated views out. A green edge provides a green outlook from the adjacent work and amenity spaces.

work spaces. A series of varied balcony spaces with flexible seating provide access to the edge and opportunity to accommodate smaller or larger groups.
6 Eastern roof terrace providing a flexible hard space with seating provision, as well as a generous planted area with climbers.
7 South eastern sunny roof terrace provides a breakout space with a green edge and
outlook onto East Road. Climbers along the adjacent facade provide a verdant screen.
