3 Ready to take the plunge and finally purchase your ur dream dr m house? h e? Here are seven key steps to become a homeowner.

2 1

Set a budget

Start by figuring out how much you can realistically afford to pay for a new home. Remember that mortgage payments aren’t the only expenses you’ll have to consider; you’ll also need to pay for utilities, property taxes, home insurance and repairs.

Save for the down payment

When you buy a house, you have to put down a large amount of money to secure your purchase. The larger the down payment, the smaller your mortgage loan will be. Keep in mind that if your down payment is less than 20 percent of the total purchase cost, you’ll also have to pay for mortgage default insurance each month. As you’re saving, pay attention to your credit score, which is a determining factor in how good of a mortgage you’ll get.

4

ChooSe a real eState agent

Your real estate agent is your guide through the home buying process. Take the time to interview at least three different agents who have a thorough knowledge of the housing market in your area before choosing one who’s a good fit in terms of your needs and personality.

6

find the mortgage that’S right for you

Mortgages depend on the amount you’re able to pay upfront (the down payment) and the length of time you’ll have to pay the loan back. Before you start house hunting, you should get pre-approved for a mortgage by your bank or mortgage broker. During the pre-approval process, the lender determines the amount you qualify for. Sellers will be more receptive to your offer if you’re pre-approved.

5

Start houSe hunting

As you tour different homes, make sure to keep a list of all the features you’re looking for during the visits and take notes so you can keep track of your impressions. You should also make a list of questions to ask your agent about each property.

7 make an offer

When you find the home of your dreams, you’ll need to prepare a written offer in consultation with your agent specifying how much you’re willing to pay. It’s recommended that your offer include certain contingencies like the right to have the home appraised and inspected before completing the transaction.

finalize the deal

Once you’ve settled on a price, you’ll be able to start making closing arrangements, such as finalizing the payment and mortgage terms. On closing day, the final documents will be signed and you’ll receive the deed and the keys to your new home.

Keys to nautical home design

Both classic and contemporary, the nautical look is never dated. Here are a few keys to perfecting this style.

• Nods to the sea and sailing. Lanterns, model ships, anchors, nautical maps and prints of sea creatures are among the many decorative elements that are well suited to nautically themed rooms. • Wood elements. Decorate with weathered wood that recalls the docks and buildings of coastal areas. Alternatively, choose furniture made of shiny teak that’s reminiscent of a wellmaintained captain’s cabin.

• Knots and ropes. Ropes are omnipresent on most ships and are considered a must-have item in nautically themed rooms. To incorporate them, use interesting wall hangings or other decorations made with natural fibres like hemp or sisal to show off your nautical style. • Blue and white stripes. Blue and white stripes have long represented the sea and sky,

making the combination a key part of any nautically themed room.

While the nautical theme can work almost anywhere in your house, it really shines in bathrooms and kitchens.

2

Improving the energy efficiency of your house is likely to pay off when you sell it. Studies show that contemporary homebuyers prefer energy-efficient homes due to their environmental concerns as well as the possibility of gaining long-term savings. Think about tackling tasks like amplifying or reinstalling the attic and basement insulation, upgrading the HVAC system, replacing the water heaters and installing new windows to lower the costs of heating and cooling your home. Adding solar panels can also add substantial value. Although they’re quite costly to install, more and more buyers are willing to pay more for “green” homes with solar energy systems.

Enhance curb appeal

3

When thinking about what renovations will pay off when you sell, don’t underestimate the power of the first impression: your home’s curb appeal plays a key role in determining its perceived value on the housing market. Consider updating the siding, repainting the exterior and improving the landscaping on your front lawn. Even small things like repainting the front door and adding new shrubs and potted plants can go a long way toward enhancing your home’s look and enticing potential buyers. And don’t forget about the garage — recent reports show that replacing your garage door is one of the most cost-effective home improvement projects.

4

Renovate the kitchen According to many real estate experts, the kitchen is the room that matters the most when selling your home. When it comes to redesigning your kitchen, however, you don’t have to spend a fortune to get a great return on your investment. Even minor upgrades can increase your home’s overall value and improve the look and feel of your kitchen. Repainting walls, refurbishing cabinets, updating hardware, installing modern appliances and replacing countertops are all cost-effective changes you can make that will likely lure in potential buyers and pay off big during the sale of your house.

5

Paint the walls

Repainting the interior is one of the easiest and most cost-effective ways to transform your home, and it works wonders when it’s time to sell. The right shade of paint can bring together any room and make it appear brighter and more spacious. Real estate agents recommend sticking to light and neutral hues such as tan, beige and white. These shades can make spaces feel more open and aren’t likely to clash with buyers’ furniture and accessories. Save bolder tints to use as accents when painting fixtures like kitchen cabinets or to emphasize unique design features like a breakfast nook or built-in shelves.

6

PAGE A9  Friday, February 22, 2019

Upgrade for energy efficiency

Real estate agents report that homes with hardwood floors tend to sell faster and for more money. Hardwood floors add timeless charm to any home and consistently show up on the wish lists of potential buyers. While they may cost more than carpet or laminate flooring, they last longer and are more likely to pay off in the long run. If your home has wall-to-wall carpeting, consider having the carpets taken out and the original hardwood floors restored before putting your home on the market. Keep in mind that engineered wood flooring can be a good alternative if you’re renovating on a budget.

1

Kitchens and bathrooms sell houses, so it pays to make sure your bathroom is tastefully designed and fully up to date before putting your home up for sale. If you’re renovating on a budget, focus on making small changes like repainting the walls, retiling the tub or shower and installing new plumbing and lighting fixtures, especially if the existing ones are dated and inefficient. If you have more time and resources, consider adding an extra bathroom. Homebuyers are increasingly looking for homes that have master, full and half baths. Investing in another bathroom before you sell will increase your home’s market value.

Farmhouse style: five ways to embrace the look in your home You don’t have to live on a farm, or even in the country, to embrace a farmhouse esthetic. Here are five ways to get the look in your home. 1.Mix old and new. Farmhouse chic largely stems from mixing styles. In the kitchen, for example, don’t be afraid to combine hand-me-downs and flea market treasures with the latest stainless steel appliances. 2. Use natural textures. Make your home feel like an extension of the outdoors. Use organic materials like wood and stone for the floors and decorate with items made of wool, rattan and reclaimed wood. 3. Incorporate light neutrals. Pale, neutral colours are hallmarks of farmhouse inspired homes. Grey, white and cream all work well with

wood accents. Complement the look with accent colours that are also on the lighter side. 4. Include one-of-a-kind pieces. Search flea markets and estate sales for unique pieces of furniture and decor that you love and that say something about your interests or personality. 5. Opt for weathered items. Though you don’t want your home to appear rundown, farmhouse style should look well loved, not shiny and new. There’s a fine line between farmhouse chic and country kitsch, so select items that are charmingly understated and add character to your home.

Five tips for choosing a contractor for your next home renovation Home renovation on the horizon? Here are five tips for choosing a qualified contractor. 1. Get recommendations. Ask friends and family members who they’d recommend for the job — word of mouth is one of the best ways to find a good contractor. Checking online reviews is another method to search for possible contenders. 2. Ask for credentials. Hire a contractor who holds the necessary licences and permits to work in your area. 3. Interview several candidates. Ask each contractor about their qualifications, their experience, how their company works and if they have any suggestions for your project. Don’t forget to get referrals. 4. Check references. Call previous clients to ask if they were satisfied with the contractor’s work, if it was completed on time and whether or not there were any problems or issues during the renovation. 5. Get it in writing. Before the contractor starts, make sure he or she provides a detailed contract that includes the work to be done, the start date, the projected end date, the payment schedule, the materials and products that’ll be used and any subcontractors that need to be hired. By following these steps, you’re sure to find a trustworthy and hardworking contractor to make your dream renovation a reality.

More buyers are looking on internet at our listings and less walk in type business. 23 years ago when we built our building on Hwy 72 & OO Jct. the market was different. Changing and Growing with the times after 33 years.
