7 signs your home’s insulation needs to be replaced
PAGE R3 Friday, February 5, 2021
Insulation is essential for keeping your home warm in the winter, cool in the summer and dry all year long. Here are seven signs it’s time to replace yours. 1. SOUNDS TRAVEL The insulation in your walls, floors and ceilings should muffle all but the loudest noises in your home. If you can hear ambient sounds like the clicking of a keyboard or the dripping of a tap from another room, the insulation isn’t doing its job. 2. HIGH ENERGY BILLS Inadequate insulation forces you to turn up the heat in the winter and air conditioning in the summer. A higher-than-usual energy bill is often the first sign that you need to replace
your insulation. 3. UNEVEN TEMPERATURES The temperature in your home should be consistent from room to room. If you have areas that are cooler or warmer than others, it’s an indication that there’s a problem with the insulation.
dity in your home. This may be due to poor insulation. 6. PEST INFESTATIONS Animals and insects can get into your home through gaps in your insulation. Additionally, they’re often attracted by mold and damage caused by water infiltration.
4. COLD SURFACES Walls, floors and ceilings shouldn’t be cold to the touch. If yours are, it’s a sign that there isn’t enough insulation.
7. FREEZING AND ICE It isn’t normal for pipes to freeze or for icicles to hang from the edge of your roof. Both are signs that your insulation isn’t doing its job.
5. CONDENSATION AND MOLD If you have mold on your ceiling, condensation on your windows or damp walls and floors, it’s a sign that there’s too much humi-
While it may seem like a big undertaking, replacing your insulation is a surefire way to make your home more comfortable and lower your energy bills.

First Apartment Tips
Renting your very first apartment can be an overwhelming experience for someone venturing out on their own for the first time. The idea of having your own place is exciting, for sure, but the responsibilities that come with making your own decisions — and paying your own bills — can be a big proposition. Fortunately, there are some tried and true actions you can take to make sure you’re as prepared as possible when it comes time to move into your first apartment.
FIND A ROOMMATE
Nothing takes the pressure off your checking
account like a roommate who can help split the bills. The experts from U.S. News & World Report share the following tips for finding a good, trustworthy roommate: • Ask your friends if they’d like to move in with you or can provide a trustworthy referral. • Do multiple interviews with people you might not necessarily know too well. Don’t forget to ask for references. • Figure out a solid understanding of billsharing responsibilities. It’s important you get this information on paper.
BUILD A BUDGET
Finding the right apartment starts well before you move in. Putting together an apartment budget before you’re ready to leave home is the best way to build up savings that can protect you from common rental expenses. Remember that moving out doesn’t just mean you’re responsible for rent payments. There will be additional costs such as utilities,
groceries, furnishings and entertainment. Building a budget will help you keep on track. Add up your anticipated monthly expenses and subtract the total from your anticipated monthly earnings. What’s left over is your surplus for savings. This can give you a cushion in the event of surprise bills or medical expenses.
DON’T RELY ON A VIRTUAL TOUR
Online apartment tours are convenient for potential renters — especially during the COVID-19 pandemic. A walking tour of an apartment, however, will help you truly understand the layout, neighborhood and amenities. Set up an appointment with the property manager to get an in-person tour. Ask questions when you’re walking the property, including about total up-front costs, ongoing fees for amenities and any additional information about the neighborhood that may be pertinent. With these renting tips, you can make your first apartment living experience one to remember for all the right reasons.

Once you Find a House
Y
ou’ve found a house you want to make your home. Whether it’s been weeks or months of looking, this is an exciting step. Before you fall in love with it, make sure you’ve kicked the tires, so to speak.
Turn on water faucets, flush toilets, check fireplaces and stoves, look closely at walls, ceilings and floors for any signs of structural damage. According to the Guide to Buying a Home, your real estate agent is a great resource; he or she has walked through hundreds of houses and knows what warning signs to look for. Ask questions of your agent, neighbors if possible, a homeowners association and anyone else who can give you an idea of what the neighborhood is like. When you’re ready to make an offer, talk with your agent about price. Don’t be afraid to negotiate, but know how much you’re willing to pay and be careful not to overextend yourself. Get a pre-approval from your lender. The offer document is dozens of pages long (all filled out by your agent, but read each page carefully) and includes information about the home itself, including potential drawbacks like living near an airport or previous issues with the structure. When your offer is accepted, you’ll
put a small amount of money down with the title company. This starts the escrow period, a set amount of time during which certain steps must be completed. Your agent can help you find an assessor, who examines the house to make sure it’s in good condition and what repairs are needed. You can ask the seller to make those repairs or negotiate a lower price or other trade-off. States allow only a certain number of days for the assessor to come in and for the buyer and seller to negotiate repairs, so start the process quickly. Your lender will send an appraiser, who looks at the home itself and also at similar nearby homes that have sold recently to determine the home’s value. You likely will not be able to get a loan for more than the appraised value of the home; if it comes back less than the asking price, the buyer and seller may have to renegotiate the price or the buyer puts more money down. You can also appeal an appraisal if you believe it to be incorrect.
