way to try out the colors without going all-in on new furniture or wall paint right away. By starting small, you’ll get a sense of how the colors work. Then you can go big if you really love it. Indeed, some professional designers think the colors are too rich to apply to entire room, so accents might be a smart choice to stay on-trend. But some ways to go big and not overwhelm include adding Illuminating yellow drapes in a sunroom or accenting a wood table with yellow chair with gray tiles in the background, according to Renae Keller, a designer quoted in an article appearing recently in the Minneapolis Star-Tribune. If you’d like to bring out the paint brush, Pantone suggests you paint your front door with sunny Illuminating. “Painting a front door in bright yellow Illuminating conveys a warm and welcoming message when supported by solid and dependable Ultimate Gray in the exterior finishes,” Pantone explained. Indoors, the kitchen is the obvious room to use these colors in accents because, Pantone said, Ultimate Gray represents natural colors that stand the test of time, and you can rest assured that this enduring hue will never go out of style. Consider brushing it on the walls or cabinets in your kitchen. Add bursts of yellow with tea towels or canisters. Because Illuminating is both vivacious and warming and Ultimate Gray is solid and dependable, there are many ways to experiment and bring some of that aspirational feeling to your home for the new year.

This “marriage,” Pantone said, is a great combination to set the mood in any room in the home, adding a dose of sunshine and positivity. The company suggests its use in a truly aspirational and inspirational way: Painting a front door in bright yellow Illuminating conveys a warm and welcoming message when supported by solid and dependable Ultimate Gray in the exterior finishes, they suggest. The combination can also work for any office, whether in the home or in a commercial space, with Ultimate Gray providing the firm foundation for Illuminating, a vibrant yellow that heightens awareness and enhances intuition, lighting the way to the intellectual curiosity, originality and resourcefulness of an open mind. Even if you don’t have such high hopes, Pantone’s colors of the year are incorporated in all manner of applications across the design spectrum, from paint and fabric, graphics and multimedia to makeup and home decor. Chances are you’ll see these colors somewhere in 2021, so if you’re interested in updating a room here are some tips on application. Color trends come and go, say the experts at Better Homes & Gardens, so one of the best ways to incorporate them is with accessories that you can easily and inexpensively swap out. The magazine suggests starting with pillows, area rugs, throw blankets, wall art and other accessories as a simple

Hope springs eternal, it is said. And since 2021 promises hope, a fresh look for spring can also help brighten your outlook. The color experts at Pantone have fully embraced this aesthetic with their color of the year: Ultimate Gray and Illuminating.

Seller Profits Soar In Pandemic

Never before have homesellers stood to profit as much as they do now — even during a pandemic.

The red-hot real estate market has driven prices — and profits — and inventory down, creating unprecedented gains in more than 90% of housing markets. According to a recent study by ATTOM Data Solutions, which maintains what it calls the nation’s premier property database, homesellers nationwide in 2020 realized a home-price gain of $68,843 on the typical sale, up from $53,700 in 2019 and $48,500 two years ago. The profit on median-priced, single-family homes and condos represented a 34.7% return on investment compared to the original purchase price — up 249.4% and 27.2% in 2018 — the highest average homeseller return on investment since 2006, according to ATTOM’s Year-End 2020 U.S. Home Sales Report. While 2020 profit gains are dramatic, seller profits and return on investment have been going up for nine straight years, according to the report. Last year’s gain marked the larges annual increase since 2017, as national median home prices rose 12.8% in 2020 to $266,250 — a record high. All this is even more astounding given the conditions in which it occurred. As the coronavirus

pandemic swept the United States in the spring, the economy suffered a dramatic downward jolt. Unemployment levels rose to those not seen since the Great Depressions and hundreds of thousands of businesses closed, many for good, and many others drastically cut back. But for those lucky enough to not feel the full or any effects — and the truly fortunate who experienced economic growth — a housing boom that began in 2012 continued apace, bolstered by those seeking refuge from urban centers, while a declining inventory pushed

prices higher. And though western states cities such as San Francisco experienced the highest gains, prices rose at least 10% in more than half the country as most markets hit new highs, the report found. Since the U.S. housing market began recovering in 2012 from the Great Recession of the late 2000s, the national median home price has risen 72.3%. Here are the markets with the largest and smallest gains. The largest median-price increases in metro areas with a population of at least 1 million in

2020 came in Milwaukee (up 15.3%); Memphis (up 15.%); Phoenix (up 14.9%); Birmingham, Alabama (up 13.7%) and Seattle (up 12.9%). Home prices in 2020 reached new peaks in 129 of the 132 metros (97%) analyzed, including New York; Los Angeles,; Chicago; Dallas and Houston. The smallest gains among the 132 metro areas were in Worcester, Massachusetts (up 1.9%); Harrisburg, Pennsylvania (up 2%); Pittsburgh (up 3.3%); Boston (up 3.5%); and DaphneFairhope, Alabama (up 4.1%).
