social media platform for real estate groups in your local area. You may be surprised by how many groups and individuals are involved. If you’re willing to share specific information, including where you’re looking to buy or sell, or if you’re looking for any off-market opportunities, you may find people who can help you.

Ask your Realtor if he offers drone photography services. If not, look for a local drone pilot who specialize in real estate.

First Apartment Tips

Friday, April 16, 2021  PAGE R4

Renting your very first apartment can be an overwhelming experience for someone venturing out on their own for the first time.

The idea of having your own place is exciting, for sure, but the responsibilities that come with making your own decisions — and paying your own bills — can be a big proposition. Fortunately, there are some tried and true actions you can take to make sure you’re as prepared as possible when it comes time to move into your first apartment.

FIND A ROOMMATE

(573) 212-4354

Nothing takes the pressure off your checking account like a roommate who can help split the bills. The experts from U.S. News & World Report share the following tips for finding a good, trustworthy roommate: • Ask your friends if they’d like to move in with you or can provide a trustworthy referral. • Do multiple interviews with people you might not necessarily know too well. Don’t forget to ask for references. • Figure out a solid understanding of bill-sharing responsibilities. It’s important you get this information on paper.

BUILD A BUDGET

Finding the right apartment

starts well before you move in. Putting together an apartment budget before you’re ready to leave home is the best way to build up savings that can protect you from common rental expenses. Remember that moving out doesn’t just mean you’re responsible for rent payments. There will be additional costs such as utilities, groceries, furnishings and entertainment. Building a budget will help you keep on track. Add up your anticipated monthly expenses and subtract the total from your anticipated monthly earnings. What’s left over is your surplus for savings. This can give you a cushion in the event of surprise bills or medical expenses.

DON’T RELY ON A VIRTUAL TOUR

Online apartment tours are convenient for potential renters — especially during the COVID-19 pandemic. A walking tour of an apartment, however, will help you truly understand the layout, neighborhood and amenities. Set up an appointment with the property manager to get an inperson tour. Ask questions when you’re walking the property, including about total up-front costs, ongoing fees for amenities and any additional information about the neighborhood that may be pertinent. With these renting tips, you can make your first apartment living experience one to remember for all the right reasons.

The red-hot real estate market has driven prices — and profits — and inventory down, creating unprecedented gains in more than 90% of housing markets. According to a recent study by ATTOM Data Solutions, which maintains what it calls the nation’s premier property database, homesellers nationwide in 2020 realized a home-price gain of $68,843 on the typical sale, up from $53,700 in 2019 and $48,500 two years ago. The profit on median-priced, single-family homes and condos represented a 34.7% return on investment compared to the original purchase price — up 249.4% and 27.2% in 2018 — the highest average homeseller return on investment since 2006, according to ATTOM’s Year-End 2020 U.S. Home Sales Report. While 2020 profit gains are dramatic, seller profits and return on investment have been going up for nine straight years, according to the report. Last year’s gain marked the larges annual increase since 2017, as national median home prices rose 12.8% in 2020 to $266,250 — a record high. All this is even more astounding given the conditions in which it occurred. As the coronavirus

Never before have homesellers stood to profit as much as they do now — even during a pandemic.

Seller Profits Soar In Pandemic

pandemic swept the United States in the spring, the economy suffered a dramatic downward jolt. Unemployment levels rose to those not seen since the Great Depressions and hundreds of thousands of businesses closed, many for good, and many others drastically cut back. But for those lucky enough to not feel the full or any effects — and the truly fortunate who experienced economic growth — a housing boom that began in 2012 continued apace, bolstered by those seeking refuge from urban centers, while a declining inventory pushed

prices higher. And though western states cities such as San Francisco experienced the highest gains, prices rose at least 10% in more than half the country as most markets hit new highs, the report found. Since the U.S. housing market began recovering in 2012 from the Great Recession of the late 2000s, the national median home price has risen 72.3%. Here are the markets with the largest and smallest gains. The largest median-price increases in metro areas with a population of at least 1 million in

2020 came in Milwaukee (up 15.3%); Memphis (up 15.%); Phoenix (up 14.9%); Birmingham, Alabama (up 13.7%) and Seattle (up 12.9%). Home prices in 2020 reached new peaks in 129 of the 132 metros (97%) analyzed, including New York; Los Angeles,; Chicago; Dallas and Houston. The smallest gains among the 132 metro areas were in Worcester, Massachusetts (up 1.9%); Harrisburg, Pennsylvania (up 2%); Pittsburgh (up 3.3%); Boston (up 3.5%); and DaphneFairhope, Alabama (up 4.1%).
