How it works After you’re approved for a reverse mortgage loan, you are no longer obligated to make monthly mortgage payments. When you don’t, interest is added to the balance of your loan. Typically, you may arrange to receive the loan as a lump sum of cash, a line of credit or as a monthly loan payout. The homeowner is still responsible for paying all home insurance costs and property taxes. But if you’re a city and suburb dweller who dreams of moving to a calmer, simpler place in the country, don’t lose heart just yet. If you have some flexibility about when you buy and how you use the property, your dream may still be more affordable than you think. Get to know the right people. Before you quit your job in the city, talk to some realtors in the rural or semi-rural areas that interest you. Many rural property owners already have buyers in mind when they decide to sell, but getting an “in” with a local realtor is the next best way to get your foot in the door. Transition. If you are ready to quit the city but haven’t yet found some land to buy, consider renting. As you join local organizations and get to know people, you can advertise your desire to buy some acres. Take your time and visit many properties before you buy; in the meantime, the local realtor will have a list of rental homes for you to consider.
