Mountain Neighbours turns five this month! Your community magazine has been bringing people together in Eagle Mountain, Glenn Mountain and Lower Sumas Mountain over the past five year because of YOU. We’ve gotten to know 60 resident families, like the Leystras this month, who have been featured throughout these past five years. And neighbours have met each other as a result. One resident wrote me saying he had always wanted to meet his neighbour but had been too shy. Yet he was happy that once he saw his neighbour on our cover, he had a reason to introduce himself and get to know his neighbour! Fraser Valley Junk Solutions helps people get a fresh start by removing their junk and any other unwanted items in an environmentally friendly and professional manner. As a high school student, Sam Niezen was inspired to start a junk removal service while taking an entrepreneurship class. He had a great idea to give people like you a fresh start and to impact our environment positively. So he and a buddy got started with what began as a school assignment. But it was not just a school exercise to Sam, it was an opportunity to make a substantial difference in the lives of people and in the community.

At the beginning, he made a name for himself by doing the dirty work other companies avoided by cleaning up trashed rental properties. He quickly went on to service major businesses like Earls Chilliwack and Mark’s Warehouse, to help them get junk gone! Sam identified two common problems which he set out to fix.

First, he saw many families needed a fresh start, to be relieved of their unwanted junk in a friendly, fast, professional and clean manner. • Second, he felt the responsibility to take care of our planet by ensuring Fraser Valley Junk Solutions was an eco-friendly waste management company which would recycle everything possible. Copper

Copper lives with Braden and Jaimee (Mah) Leystra, who are featured this month. He is a 2 1/2 -yr.-old tri-colored Beaglier. A Beaglier is a cross between the Beagle and Cavalier King Charles Spaniel dog breeds.

Copper was recently diagnosed as 90% blind. A veterinarian eye specialist discovered he had Progressive Retinal Atrophy (PRA), an inherited retinal regeneration defect in an enzyme of the photoreceptors of the retina. They believe he was probably mostly blind from birth but fooled them because of his innate skills of mapping out his surroundings with his keen sense of smell. Jaimee explains, “His little ears pick up any slight sound, and he is off investigating or letting us all know with his barking. To anyone who sees him, they would never know. His disability does not hinder him; he has a great attitude. A little pat on the head, food and exercise make him happy.”

I drive a BMW. Of course, as a landscaper I drive a truck most of the time. But outside of work and when I head out on a road trip, I’m likely driving my BMW. It’s nothing fancy. As a matter of fact, it’s a 20-year-old car with close to 300,000 km. But it’s a BMW, and I love driving it. While at least some of the differences are easy for potential buyers to see, there are other differences which aren’t so apparent. These differences take research, driving and maybe even longer-term ownership to uncover the truth about respective value. It’s not entirely different with landscaping. The value and price for landscaping can be somewhat elusive. Let’s try and uncover some truth. Here’s a partial list of factors that are influence the price of your landscaping. Some factors are easily identified, and others, not so much. 1. Experience – While this is not always the case in every situation, it may be said that you can either pay for experience now or pay later for inexperience. It’s up to you what value you put on experience, but it’s almost always of value; and in some cases, it’s of great value. You decide.

2. Materials – the quality and amount of material can often be hidden or obscured. You can have two inches of topsoil under your lawn or six inches. That’s a 66% difference. If you don’t have good quality blended soil, the difference in value becomes even greater. Larger plant material increases the price. Taxus (Yews) are more expensive than cedars. Pavers vary in price as does the time to install. Base preparation installation is critical in all hard landscaping applications. Has it been done correctly? There’s more, but I think you get the point. 3. Service – What happens when the job is done, and what happens if something goes wrong? Jaimee Mah was a focused and determined 9-yr.-old girl with a goal: to win the Regal Peaks Estates 1999 Colouring Contest grand prize of an all-expense-paid-trip to Disneyland! She won the trip and had an unforgettable holiday at Disneyland with her good friend and both of their mothers. Then in 2017, she, Braden Leystra and mother Geri Kato (Mah) moved into the very same Regal Peaks neighbourhood which had always held a dear place in Jaimee’s heart since that wonderful trip. Jaimee felt she was destined to live there. Jaimee and Braden grew up in Abbotsford and attended Robert Bateman Secondary together. They knew each other casually and had a few classes together. But they started dating years later when they connected through Facebook and began chatting. They felt drawn to each other as they realized they held similar conclusions about life and how February 2021

they wanted to live: passionately striving toward their life goals. Their relationship blossomed into love. Jaimee cherished the way Braden made her laugh and keep positive. She liked how he easily caught on to new information and picked up new hobbies like skiing with ease. Braden valued Jaimee’s strength, tenacity and devotion both personally and in business. He found her genuine warmth and effervescence combined with her determination and resilience attractive. He knew Jaimee would be a great partner in life for him. So Braden proposed to Jaimee on their annual outing to the tulip festival in April of 2018. And they were married May 23, 2019 in Quebec City at the Chateau Frontenac. They had an intimate wedding with the people closest to their hearts

Resident Feature in attendance. The gorgeous venue and live violinists made it like a dream come true. And the honeymoon back east was memorable for these world travellers. Their best memories together are travelling. In fact, Braden’s best memory with Jaimee is touring Japan back in November of 2018 when they visited Tokyo, Osaka, Kyoto and Hiroshima. Travels through New York, Bali, Thailand and Hawaii also hold dear memories for them. This focused and determined couple plays hard and works hard. Interestingly, their life experiences led them both to become licensed REALTORS. Jaimee studied at UFV. Then her drive and passion took her to the UBC Sauder School of Business where she completed a real estate course and successfully passed the licensing exam. She attained her real estate license at the tender age of 20. She has worked as a licensed REALTOR for nearly a decade now and has never looked back. Jaimee said, “It is a demanding, competitive job, but I get satisfaction from the process of helping others find their place to call home.” It’s no surprise one of the first-ever female hockey players in Abbotsford chose the challenging, dynamic field of real estate! Her drive to work hard and succeed on the first female hockey team in Abbotsford for 12 years beginning as a tiny

7-yr.-old has only intensified as a grown-up REALTOR! Braden’s route to becoming a REALTOR was longer, but rich. Immediately after high school, he also studied at UFV. After a year, he transferred to BCIT to pursue a diploma in sustainable resource management, graduating from the program with distinction in 2012, followed by working for a private forest consultant based out of Prince George. He returned to the Fraser Valley in the fall of 2013 to spend time with his family. He spent the next five years engrossed

in commercial and residential land development. But at Jaimee’s urging, Braden became licensed as a REALTOR in 2018. Since then, he has invested immense effort tending to and growing his business, resulting in ranking among the top 7% of all REALTORS in the Fraser Valley in 2019 and in the top 10% for 2020. Braden, Jaimee and Geri love their home on Empress Drive! They feel amazed by the stunning eastward panoramic view out their windows. They also like the tranquility they experience as a result of living in a no-thru neighbourhood surrounded by quiet and respectful neighbours. They feel safe and secure in their neighbourhood. Braden, Jaimee and Geri truly thank all their neighbours for making them feel so welcome since the time they first moved in. They appreciate the growing sense of community developing and plan to host neighbourhood events once it is more appropriate to do so. Jaimee and Braden like hiking, canoeing and travelling together. Jaimee and Braden feel nervous and excited. Jaimee’s mother Geri happily anticipates the arrival of her first granddaughter. Geri is happy that she, Jaimee and Braden combined households when they moved to Regal Peaks Estates in 2017. She says it has proven to be a wise investment, yet so much more. She explains the division of space in the house allows them to carry on very independent lives. Yet when they need help in one way or another, there is always someone readily available to step in. She tells that their living arrangement has been great so far. Geri prides herself on her immaculate garden. She also tends a beautiful mutual garden with their neighbours. Geri enjoys chatting and waving to the many people she knows while out gardening or walking their adorable dog Copper. Geri is also highly skilled at sewing, knitting and crocheting treasured creations. Geri is a retired elementary school teacher and touched the lives of hundreds of children throughout
