CONSTRUCTION CHALLENGES From former factories to derelict pubs and cliff-edges to waterside locations, Dave Gittins and his team are not afraid of challenging developments and delivering complex construction projects. Tackling more demanding schemes requires precision, planning and problem solving, all skills Dave Gittins, Head of Construction for Acorn’s Bristol region developed while crewing superyachts around the world while in his 20s. He has since garnered years of construction industry experience having taken shore leave to pursue his love of innovation and architecture with a career in construction. Over the last decade, he worked for Acorn in Cornwall before moving to the Bristol office to oversee the South West patch. When sailing you have to adapt to the sea and weather conditions of the day and likewise different development projects require different solutions calling on a depth of knowledge and utilising cutting-edge construction methods. No two schemes are alike and require bespoke solutions.
At Marine Place in Clevedon, which is positioned on the edge of the North Somerset town’s stunning cliffs, specialist groundworks were carried out and a retaining wall put in place to combat slope stability issues to deliver a row of stylish seafront townhouses. Meanwhile, at Ottery St Mary, an old factory site near Exeter, Dave and his team had to deal with a flood zone and existing culverts and site levels were raised to allow the delivery of new homes. Sustainability is high on the agenda with a ‘fabric first’ approach to insulation from the outset. Dave is charged with reaching a target of ‘nearly zero carbon’ in Acorn’s developments by 2021. Design is part of the process from the very outset through to the completion of a project. Dave and his team are committed to ensuring plain sailing throughout, regardless of project complexity and ensuring that the finished product is both true to the vision and maximises the site’s potential.

Amongst Acorn’s recent projects is Station House, a police station dating from 1904 built-in Muswell Hill, London and with plenty of original features. It has been given a new lease of life as apartments with all the latest mod cons, but careful attention was also paid to preserving its unique charm, from its striking red brick and stone to its historic entrance ‘police’ sign.

South of the river, Long Lane SE1 at Design House, a touch of character has been added to the extension and refurbishment of a 1970s block. While the original building had no great architectural merit exposing the existing external wall made of

two tones of brick, set against a new raw exposed concrete frame has injected colour and texture into the property. Julian calls these: “Colourful collisions and happy accidents of design.” In Bristol, Brandon Yard is the last piece in the jigsaw of the regeneration of this part of the city’s famous floating harbour. The careful restoration of the Purifier House and Engine House includes splayed window reveals, softening the sunlight and daylight and enhancing the views of the SS Great Britain ship, whilst staying true to the historic glazing pattern. Further south in Fowey, a small town in Cornwall,

Old Station Master’s House, dating from the late Victorian era, was completely rebuilt, after the team took it down stone by stone labelling each one. The new building was carefully clad with the original stones, preserving its historic charm to create one-ofa-kind apartments. We are proud of the fact that around 45% of our employees are female. Our board of directors includes our Chairman, Group Managing Director and Funding Director, and Group Sales Director, who are all women. We have other senior roles that are also held by women, such as our Accounts Director and my role as Group HR Director.
Show House spoke to Mette Blackmore, our Group HR Director about her role. Here’s what she had to say… Please tell us about yourself, your career path and your current position.
I joined Acorn Property Group 17 years ago, at the time we were a small company with around 15 team members. Since then, Acorn has gone from strength to strength and the company has grown from that small initial team to five regional offices in London, Cornwall, Bristol, Cardiff and Hampshire. I now look after well over 100 team members, and together we have delivered over 100 successful residential and mixed-use developments throughout these regions. I am responsible for the implementation of Acorn’s human resource strategies and objectives across all of our regional offices, including recruitment, training and development, health and welfare, employee relations and retention and I continually work to ensure that we lead as a proactive, flexible and responsible employer. I am especially proud when we have people celebrating their 5, 10, 15 and 20-year anniversaries, knowing that I have been there along the way
What is the current policy on recruitment for different roles?
We have successfully grown by ensuring we have the right people in place to drive the business forward and deliver our ‘different by design’ ethos, which is vital to our success. With continued growth throughout our regions, we employ various strategies to ensure we identify the best candidates who will fit our business. This could be through direct referrals from professional or personal relationships, from candidates seeking us out via LinkedIn or our website or through advertising within the industry.
We have appointed an in-house solicitor through the Women’s Returners scheme, as well as appointing a new female development and asset manager. We have female project and development managers throughout our regional construction and land teams, and other management positions all held by women.
Are there different ways to attract young people and women into the industry?
The industry is facing a skills shortage as its current workforce reaches retirement, and fewer young people are taking up skilled trades. There are now a lot of positive initiatives in place in schools, colleges and across the industry aiming to counter the outdated perceptions of construction, attract new talent and offer an attainable and rewarding career path. At Acorn we have worked hard to create an environment that encourages our team to flourish. We support each individual in building their skills through additional training, as well as nurturing the hands-on experience they gain daily. Providing a supportive and flexible working environment helps to attract more young people and women to the industry as there is a clear career path which will benefit them, and us, in the long run. We’re also working to educate local schools and colleges, as well as pupils, on the wide range of careers on offer in construction. We have teamed up with a number of initiatives to promote and support women entering the industry and we strive to ensure that our HR policies are fair and inclusive, making us an attractive employer to women

I am fortunate that as part of the Land Team I get to work very closely with Acorn’s experienced Design and Construction teams. Projects move fast but we are a very close-knit team, and I love the day-to-day problem solving and exchange of ideas which takes place. I love the social side of my role, which allows me to meet new people and build relationships with agents, landowners and our prospective partners.
What inspired you to get into land?
It is something I was drawn to from a very young age. Alongside some good career choices, I have been very fortunate to have received some excellent mentoring along the way, and this encouraged me to pursue opportunities within the land and development side of the industry.
Favourite Acorn development and why?
My favourite Acorn development in London is Pope Street. Pope Street is a terrace of six sleek brick fronted townhouses in a very quiet street close to Tower Bridge. I love the urban view from the terraces and the cleverly designed studio/garage spaces on the ground floor. Freehold houses in SE1 are an extreme rarity plus being a stone’s throw from Bermondsey Street makes it a special place to live.

Islington - the best Pan Asian food in London Place to visit? Bermondsey Street. There has been some fantastic regeneration in the area but it still retains its independent and ‘villagey’ atmosphere. There is so much choice in bars and restaurants it makes it the perfect meeting point for friends. Local produce? Cheese from Neal’s Yard in Borough Market. They have a stunning array of cheeses sourced from around 70 specialist cheesemakers. Many of the cheeses are aged in Neal’s Yard Dairy’s own maturing rooms under the brick railway arches of Bermondsey.
What inspired you to get into land?
My grandad was a chartered surveyor and developer but I also had a genuine interest in property development. This inspired me to choose property as a career, whilst at school and onto university.

There is so much variety to the role; every day is different. It’s challenging but rewarding. I like to think I have an influence on where people will live, work and play, helping to transform a development into a successful and thriving community, delivering physical improvement to an area.
Brooks Dye Works. I think this development will change and evolve that part of Bristol creating a new place and significantly enhancing the local area. We’re delivering welldesigned new homes on a site that has been left derelict for a number of years.

Exeter Royal Academy for Deaf Education (eRADE), our new site in Exeter. This has been a challenging site for a number of reasons, but we achieved planning permission at the first application, it meets the vendor’s expectations in terms of value and timescales, and will also achieve ambitious design standards. This site will be the new benchmark for Exeter in terms of design and placemaking.
A good lie-in followed by a day at the beach with my kids, a decent pub for a late lunch and a beer then back to the campsite for fire-lighting, and another beer.

CREATIVE REGENERATION Having played a significant role in the regeneration of London’s South Bank, the city of Bristol and many parts of North Cornwall’s coastline we are proud to work with local communities and promote positive change.
Replacing and converting redundant buildings forms the majority of what we do, creating homes and where appropriate offices and retail space on brownfield sites. Where possible we seek to refurbish, convert and adapt existing buildings rather than demolish. Many schemes involve the retention of historic buildings and, we have successfully converted warehouses, factories, houses and offices including listed Georgian and Victorian buildings. By recognising the distinctive character of an area, we design each development to complement its locality. Having restored many buildings of historical significance, we work to preserve and renew local heritage and ensure the long-term viability of local communities. Skilled at recognising a site’s potential we work to innovatively restore historic and listed buildings including derelict industrial buildings. Current projects include the Grade II listed Loft House, Bristol - formerly Brunel House - which dates back to the 1850s and will be restored to its former glory with meticulous attention to period detail while creating bespoke homes. A new development will sit alongside this iconic, landmark building with the scheme providing ninety-two generously proportioned and well-lit homes which bring space, light and history together in harmony.

Located in London, Trilogy SE1, is an exciting joint venture with one of Britain’s oldest charities, Trinity House. The sixty-four, studio, 1, 2 and 3 bedroom homes are to be created from the redevelopment of a warehouse and former County Court. The site is adjacent to a Conservation Area and close to a number of listed buildings which called for a particular design solution. This final design ranges from the grand-scaled south building topped with an elegant bronze aluminium frame which presents a subtle form to the upper floors to the north building designed in homage to the previous courthouse, with railings and stonework echoing the history of the site. In Bristol, Brandon Yard represents the conclusion of the massive regeneration programme that has been transforming Bristol’s historic docks over the last 40 years. These once derelict industrial buildings now begin a new chapter as distinctive and stylish homes while preserving the memory of the city’s maritime heritage. The scheme marks the final piece in the puzzle of the regeneration of this part of the harbour. For our Lifetime Living Collection, The Courtyard at Duporth in Cornwall is centred on a Grade II listed clock tower with a thoughtfully-designed courtyard. Formally a holiday park, it sees a development sensitive to the site of the old Duporth estate and manor, which was owned by Charles Rashleigh, who developed Charlestown.

Working within local communities and proud to support some fantastic charities, such as:

CHARITIES Working within local communities is key to the ethos of Acorn, and over the past year, we have supported our team members in some fantastic charitable endeavours. For the last ten years, Acorn Blue has supported the outstanding work of the RNLI. With our Newquay office located moments from Fistral Beach and many of our developments within close proximity of beaches, we see first-hand the importance of their work. Last year Acorn Blue arranged a number of fundraising events from a gruelling cross-country bike ride to a charity golf tournament at Truro golf course, in total raising over £5,000 for the local RNLI lifeboat station in Newquay. We look forward to continuing to support this charity in 2018 and beyond. This year we’re proud to begin working with ActionAid, whose magnificent work helps to end the inequality that keeps women and girls locked in poverty and to restore the rights denied to them. Each region will be sponsoring a child, with a five-year plan already in place for an additional child to be sponsored per region each year. As part of our ongoing support for ActionAid, Christina Massos and Mette Blackmore from Acorn London are travelling to Shingiro, Rwanda on a volunteering trip to help build a much needed new classroom. To fund the project they have pledged to raise £10,000. Whilst there, they will help by digging foundations, laying bricks, mixing cement, clearing land, making window frames and creating gardens and a vegetable patch. 2018 also marked the year that Acorn Bristol held their very first Charity Dinner. The event raised £8,000 in support of ActionAid and the Nicola Corry Support Foundation, a cause selected by Bristol’s Regional Managing Director, Robin Squire.

This year we wanted to give something back and felt that a charity dinner would be a great way to not only celebrate our success but more importantly raise funds for two very worthy causes.” Robin With the UK facing a skills shortage in the construction industry, Acorn Blue continues to partner with Construction in Excellence South West to adopt a local school, educating youngsters about the variety of roles available to them in construction and supporting students through mentoring and work experience opportunities. Students were given a tour around the site at The Dunes, Perranporth to experience first hand what a career in construction might be like. Various team members have also been taking part in their own charity efforts and helping to raise vital funds. Claire, Georgia, Maddie and Jess from Acorn Cardiff had great fun taking part in a 5-a-side charity football match in aid of a great cause, to raise money for The Wallich, a Welsh charity supporting the homeless. Acorn Blue’s Sara, Wayne, Tom and Neil have also participated in mini beach cleans, helping to keep their local beaches clean, tidy and plastic-free! Anthea in Acorn’s Head Office in London has been raising funds for St Luke’s Hospice and will be taking part in fundraising events throughout 2018 and Harry from Acorn Bristol took part in the London Marathon raising over £1,000 in support of the Red Cross.
