“Smart growth can be bold and practical,” according to Samuel Jordan, a Washington, D.C.-based General Contractor and modular construction proponent. With the development of a project near the Deanwood MetroRail Station in northeast Washington, D.C., Jordan envisions a timely demonstration of the innovation required to respond to the new dynamics of a changing housing market in a changed economy. Using shipping containers as its basic building components, the project promotes the merger of “green” technologies and proven construction principles. HCN Communities, Jordan’s non-profit development firm, will position the Deanwood project among the options recently available in a housing market that is exploring the variety of design formats that meet the combined challenge of energy efficiency, appearance and cost savings. The following presentation, with its plans and renderings, captures the imagination while emphasizing the pragmatic and protecting the “bottom line.” Welcome to a new market in housing and mixed-use construction.

Washington, DC Home to the Nation’s Capitol, Washington D.C. has a population of around 600,000 residents and nearly double that of daily commuters. The existing METRO system offers this connectivity to residents, commuters, and visitors alike, providing a link to the city’s many destinations.

The Metro’s Orange Line provides a connection to the District’s downtown and the proposed site of the containerHOUSE. The proximity of the site to the Orange Line’s Deanwood Station, will provide future residents with easy access to the District’s urban core and its many destinations. HCN Communities

location_neighborhood Deanwood Tucked just inside the city’s eastern border, Deanwood’s triangular area is bounded by Eastern Avenue on the northeast, Kenilworth Avenue on the northwest, Division Avenue on the East, and Nannie Helen Burroughs Avenue on the South. The foundations of Deanwood’s history are the Benning-SheriffLowrie-Dean and Fowler farms, both carved from a 1703 land grant. Always known for its self-reliance, Deanwood was a stable nucleus of blue- and whitecollar Black families that passed their skills on to family members or to their neighbors. This network enhanced the strong sense of economic independence and selfreliance of Deanwood’s Black community. Some of Washington’s Black architects who designed buildings for Deanwood include Lewis Giles, Sr., H.D. Woodson (for whom the high school is named), and George A. Ferguson.

48th Street The site, running along 48th Street, is set within the upand-coming neighborhood of Deanwood, is full of possibilities. Adjacent neighborhood amenities include the Ron Brown Middle School directly across 48th street, the Fishing School one block to the south, and the Deanwood Metro Stop two blocks to the north. In addition, one block to the north is the Deanwood Community Center and Library a new 60,000 square foot facility which will include an indoor swimming pool, gymnasium, library, childcare facilities and dedicated senior’s area. This represents a $33 million dollar investment and will be the largest Community Center in the city.

Building with ISBU’s creates many opportunities for design. As a building block, the ISBU allows creative freedom when it comes to the exterior skin and, because of its inherent strength, large openings can easily be incorporated to allow expanses of glass or to include balconies. The ISBU can be media-blasted and painted to provide many years of maintenance free finish. Additionally, because of its weather-tighness, the ISBU allows many other skin options to be attached through a rainscreen application. This flexibility allows a design to truly fit into any context.

The ISBU allows flexible design options throughout the interior as well as the exterior. Large volumes of space can be created by simply cutting away the walls or floors to join the interior spaces. In some instances, structural reinforcement will need to be added, but may be concealed behind a drywall bulkhead. As a cost effective design option, the corrugated metal of the ISBU can be cleaned and painted to provide the exposed interior wall and ceiling finish. For aesthetic reasons, or where insulation and recessed lighting is needed, a drywall finish can easily be incorporated.

base model As a cost-effective strategy, minimal exterior alterations are done to the ISBU building block. Strategic placement of door and window openings lends a contemporary look to the design composition. Additionally, the painted finish lends itself to being easily customized. Basic site amenities provide a blank canvas for future adaptations.

base finishes The base model is characterized by a contemporary palette of materials including stained concrete floors, exposed ISBU walls and ceilings, stainless steel appliances, and bold color selections.
Recycled carpet tiles, in a mixedpattern, provide the flooring in this typical bedroom. Wherever possible, ISBU walls and ceilings are refinished and left exposed.
The typical bathroom is done in glazed subway tiles on the wetwalls and floor, with exposed ISBU walls and ceilings where possible. Also included is a palette of light-toned wooden doors and cabinetry, with a stained concrete vanity.

Neutral carpet tiles provide the flooring in this typical bedroom. The amount of exposed ISBU walls and ceilings have been reduced and. Neutral paint tones can be found throughout the home.
The bathroom materials have been upgraded with porcelain tiles on the wet-walls and floor. Also included is a palette of neutral-toned wooden cabinetry and solid surface vanity.
