One afternoon in early 2007, I received a call from Jorge Perez, a business colleague and the CEO of the Related Group, one of the most respected developers of multifamily constructions in the state of Florida. Jorge is known for his visionary projects, which include many of the urban landmarks that have changed the Miami skyline and its surrounding areas. That day, Jorge inquired about Coastal’s interest in becoming the Construction Manager on what would be the largest undertaking to date by either organization. Within a few days, we convened in Jorge’s office where I met Sergio Rivera, President of Starwood Vacation Ownership and the individual charged with transforming the iconic but aging Sheraton Bal Harbour Beach Resort into a world-class, five-star destination boasting unsurpassed quality and customer service. As our conversation continued, it became apparent that this would not only be the greatest undertaking of Related and Coastal, but also that of Starwood Hotels & Resorts Worldwide. Shortly thereafter, our organizations began a five-year journey to design, develop and construct what is now widely recognized as the epitome of luxury hospitality and living in South Florida — the St. Regis Resort and Residences, Bal Harbour. The following pages chronicle the work of literally thousands of individuals, too many to name here, but without whom this could not have been accomplished. However, I would be remiss not to acknowledge the design teams of both the structure and the interior of the St. Regis: Sieger Suarez Architectural Partnership, the principal design architects of the development, and the interior design team of Yabu Pushelberg. Together, they have created a timeless design that represents the finest in incomparable living and luxury lifestyle experiences. T H E C O N S T R U C T I O N of the St. Regis Resort and Residences Bal Harbour is a story of magnificent accomplishment, from its famously historical beginnings born from the Astor family heritage to the more than $1-billion undertaking that resulted in one of the largest residential construction projects ever recorded in the state of Florida. The story of the St. Regis begins at the forefront of New York’s Gilded Age, where an elite group of supremely wealthy families rose to form the country’s first aristocracy. Among them were such illustrious names as Carnegie, Vanderbilt and Rockefeller. The leaders of this new social class were the Astors, with matriarch Caroline Astor at the helm of high society. It was at this time that Lady Astor’s son, Colonel John Jacob Astor IV, began developing a new style of luxury, focused on tangible advancements in the comforts afforded the wealthy. These innovations were debuted inside Astor’s classic Beaux Arts landmark, the St. Regis New York, when it opened in 1904 on 55th Street and Fifth Avenue. This chronicle of design, development and construction has been compiled to share the building process of the St. Regis Resort and Residences Bal Harbour. To know the magnitude of the project, one must understand the sheer volume of work that was achieved in an astonishingly brief time frame; the precision and commitment to quality with which each task was completed; and the dedication to workflow regulation that contributed to the project’s successful conclusion. D EM O LI TI ON An extraordinary feat in its own right, the St. Regis Resort and Residences Bal Harbour project is one of increasingly special significance when viewed within a larger historical context. As the newest occupant of the famed Collins Avenue address, the St. Regis Resort and Residences Bal Harbour is the next-generation hotel to be a part of a rich South Florida legacy. On December 1, 1956, Robert and Laurence Tisch of the Tisch hotel empire unveiled one of the most revolutionary properties South Florida had seen to date, and one that was truly worthy of its name, the Americana Hotel. Designed by renowned Miami Beach architect Morris Lapidus, the hotel featured 475 rooms, four restaurants, and a glass-enclosed terrarium that housed a small-scale rainforest in the epicenter of the lobby. Charging what was then an unheard-of rate of $32 per day, the Americana nevertheless grew exponentially in popularity and size, and soon expanded to 720 rooms. By the late ‘60s, the Village of Bal Harbour had blossomed into a world-class shopping destination with the arrival of the Bal Harbour Shops, which were conveniently located directly opposite the Americana on Collins Avenue. In 1980, the historic hotel became the Sheraton Bal Harbour and remained the last major hotel built on Miami Beach until 1998.
2007 WINTER
July of 2007 marked the beginning of the next chapter in this property’s story, as the Sheraton Bal Harbour closed its doors forever. In just a few short years, South Florida would welcome the highly anticipated St. Regis Resort and Residences Bal Harbour in its place. Come January 2008, the skeleton that once housed the Americana Hotel had been imploded to make way for the next era in haute hospitality, and the St. Regis Resort and Residences Bal Harbour would surely honor the rich history, innovation and grandiosity of the hotels that came before. In an effort to aggressively embark on the construction process, Coastal Construction Group worked closely with the demolition team after the implosion to meticulously complete and clear residual rubble in key areas of the hotel tower footprint. As rubble cleared, augercast piling quickly commenced, chasing the rubble piles westward. Sheet pile rigs followed closely behind, encircling the largest foundation elements, as well as the North and South property lines. Construction was under way.

CO NST R UCTI ON At the outset, early discussions with both the Village of Bal Harbour’s building department and the project’s design teams exposed a particularly complicated detail: This was a project for which there was no feasible phasing plan. All four areas of the hotel had to be constructed and completed concurrently, an aspect that would require immensely intricate preparation and scheduling. As construction began and the augercast and sheet pile operation charged ahead, Coastal faced the first of many challenges presented throughout the project. Since the majority of the St. Regis Resort and Residences Bal Harbour’s basement level resided several feet below the site’s water table, the deepest of the major foundation elements required excavation to approximately 20 feet below sea level. Additionally, in order to achieve absolute dry conditions, the entire concrete foundation was essentially wrapped in a waterproof envelope. Coastal installed an elaborate de-watering system that called for extensive planning in order to achieve the desired results. The de-watering process comprised a total of 42 pumps ranging throughout the site. On Monday, March 17, 2008, the first official production rig broke ground, initiating the ambitious work of laying the hotel tower foundation.
2008 SPRING
Each subcontractor on the project assigned four superintendents to oversee their scope of work, one for each of the three towers as well as the podium. The amount of work completed in 2008 was staggering, with an average daily workforce of considerably more than 1,000 men and women working six days a week. As this was a unique construction process, innovative measures were taken. A dynamic arrangement consisting of six tower cranes simultaneously serviced all three towers and the podium. The cranes ascended as their respective towers were erected, dismantling at each completed stage of structural work to be rebuilt higher in such a way that prevented potential conflicts with the structures or other cranes. The hotel’s general foundation quickly morphed into North and South Tower foundation sectors, and soon three towers began to emerge. This was to be one of the world’s most luxurious hotel and residence properties, and the project and its ownership rightly demanded that incredible attention be paid to details and highquality work. In one instance, a design element of the hotel rooms and common areas features a gap between the drywall ceilings and paneled walls, in which variation of more than 1/32nd of an inch would have been painfully obvious. This level of precision was adhered to throughout the development of the project and is evident today in the finished product.

CO M P LETI ON Construction continued steadily from 2009 to 2011, and by late 2011, the St. Regis Resort and Residences Bal Harbour was undergoing its first rounds of final inspections. Temporary certificate of occupancy was achieved on schedule in October of 2011. Interior designers George Yabu and Glenn Pushelberg, along with acclaimed artist Santiago Rubino, had put their finishing touches on the property, transforming the structural into an opulent hospitality and residential experience replete with unparalleled beauty and comforts. Shortly after the New Year on January 3rd, 2012, the St. Regis Resort and Residences Bal Harbour passed its final inspection, receiving its Certificate of Occupancy from the Village of Bal Harbour. On January 19th, 2012, St. Regis Bal Harbour General Manager Marco Selva, St. Regis Global Brand Leader Paul James, CEO of Starwood Vacation Ownership Sergio Rivera and Bal Harbour Village Mayor Jean Rosenfield gathered among Miami’s prominent community leaders for the celebrated ribbon-cutting ceremony and opening of the St. Regis Resort and Residences Bal Harbour. Forbes magazine recognized it as “The most anticipated hotel opening of 2012.”

Be it for business or for leisure, their travels feed the creative process as they collect mementos and memories along the way. Truly informed as they are curious, the pair can just as easily be influenced by what they find in their own back yard, which more frequently happens to be New York, “The best place on earth, no matter what people say,” where they own a stunning home in Richard Meier’s famed West Village towers.

Partners both personally and professionally, Yabu and Pushelberg met whilst attending Ryerson University in Toronto and soon began their joint career working independently out of a small studio in the city. They feel the most vital aspect of their firm is engaging a
