A COMPREHENSIVE RESIDENTIAL REAL ESTATE MARKET REPORT OF LONG ISLAND AND QUEENS MEDIAN | The threshold which divides the real estate market into two equal halves, in reference to pricing. One half of the homes in the market were sold at a price above the median home price, while the other half were sold below that price. AVERAGE | The sum of prices of all homes sold in a certain area in a certain period, divided by the number of properties sold in the same area in that period. LISTED PROPERTIES | Represents the number of available properties as of June 30th. STATISTICS | Based on residential properties reported as closed January 1st to June 30th on Long Island Multiple Listing Service (MLS).

Welcome to our Third-Quarter Market Report for 2017. It has been our practice for many years to provide buyers and sellers of residential real estate with information on closed sales data. This report compares all transactions for the first nine months of 2017 to the same period of time for 2016. What is readily apparent is the hyper local nature of many of the towns in our region comprising Nassau and Suffolk Counties, the North Fork, Westhampton Beach and the Borough of Queens. Regardless, the overall pattern is extremely favorable with Average Sales Prices up and Days on Market down throughout this region. As in the past, I urge you to take full advantage of the local knowledge and expertise of any of our 950 sales associates to evaluate specific areas and properties. They are true full-time sales experts and will be able to guide you whether you wish to buy, rent, sell, or simply determine the current market value of your existing home.
