A Comprehensive Residential Real Estate Market Report of Long Island and Queens MEDIAN | The threshold which divides the real estate market into two equal halves, in reference to pricing. One half of the homes in the market were sold at a price above the median home price, while the other half were sold below that price. AVERAGE | The sum of prices of all homes sold in a certain area in a certain period, divided by the number of properties sold in the same area in that period. ACTIVE PROPERTIES | Represents the number of available properties as of December 31st. STATISTICS | Based on residential properties reported as closed January 1st to December 31st to Long Island Multiple Listing Service (MLS).

Welcome to our Annual Town Market Report. The overall performance of residential real estate in 2018 for our region and many parts of the country was impressive. And I’m happy to report, we are already seeing early sales momentum in 2019! We generate our Town Market Reports every quarter to provide consumers with all closed transaction data in the villages, towns and cities covered by our 26 offices. The area spans the majority of Nassau and Suffolk Counties, the North Fork, Westhampton Beach, Queens and our newest location in Long Island City. Our biggest challenge last year was low inventory. This year however, our inventory is up and growing across the board. We know that buyers are poised to make a move, as interest rates level off and prices continue to adjust. The scale seems to be shifting, which means proper pricing will be even more important than ever. Please consult with any of our real estate professionals about the information presented in this report and know they’re here to advise you.
