What can you afford?
Buying a home is a major financial commitment. When you’re dreaming about “location, location, location,” don’t forget to think about PRICE. You’ll want to be able to comfortably afford your dream home.
How do you find out what you can comfortably afford? We recommend that you obtain a pre-approval with a mortgage lender.
Step 2
Partner with a realtor.
You want to work with a local real estate advisor in the community you are interested in. They have local market knowledge and will help you find the home that best suits your needs.
Step 3
Start shopping for a home.
Once you have determined your price range, have identified the location where you would like to live, and have partnered with a local real estate adviser, you can FINALLY start actively searching for your dream home.
Step 4
Make an offer.
Congratulations! You’ve found a home that you love and want to submit an offer. Make sure you’ve got these things covered first:
• SET YOUR PRICE Ask your Real Estate Adviser to provide a comparative market analysis of homes sold in the area. This provides an indication of whether the home is priced right and if your offer is strong enough to be accepted.
• SHOW THEM THE MONEY! The seller, rightfully so, will be interested in knowing how you will be paying for the home. Aren’t you glad you got a mortgage pre-approval?
Step 5
Schedule a home inspection. Schedule a home inspection immediately after you have an acceptable offer. Each home has its own nuances, so this is a good time for you to get acquainted with the house. Having the inspector answer your questions could save you time and money in the long run.
Step 6
Prepare for closing & move-in day.
Stay in contact with your lender and attorney to ensure that there are no delays. When you finally get to the closing table, you’ll be ready to move into your dream home with no surprises!
