To date, all our markets saw an increase in the average sales price, anywhere from 3.7% to 12.2%.

In addition, most of our markets maintained an increase in number of sales, as well as a decrease in days on market. In response to the present economic conditions and the threat of rising inflation, interest rates are swiftly escalating, greatly influencing buyers’ decisions in terms of home affordability, furnishings, improvements, and the cost of living, in general. However, with the current rate below 6%—the highest in years—mortgage rates remain lower than the notable 8% that has been the average since 1971.

After two years of surging real estate sales, we are seeing signs that the housing market is beginning to level out. Some of the present inventory is seeing price reductions, and bidding wars – while still occurring – are diminishing. The news is filled with predictions that a recession is approaching, however, during the first half of the year many of our markets were not as greatly affected as others across the country. While we’re not protected from economic factors, our markets benefited from low housing supply coupled with high buyer demand, and the urge for homes in Brooklyn/Queens, across Long Island, the Hamptons, and the North Fork.

A Comprehensive Residential Real Estate Market Report of Long Island, Brooklyn & Queens MEDIAN | The threshold which divides the real estate market into two equal halves, in reference to pricing. One half of the homes in the market were sold at a price above the median home price, while the other half were sold below that price. AVERAGE | The sum of prices of all homes sold in a certain area in a certain period, divided by the number of properties sold in the same area in that period. STATISTICS | Based on residential properties reported as closed January 1st to December 31st OneKey Multiple Listing Service (MLS) and Perchwell.
