2023 Q1 MARKET REPORT

As we compare our first quarter of 2023 to that of 2022, we have observed some noteworthy shifts in the market. Interest rates have increased once more, and the persistently low inventory is posing challenges for prospective buyers across the Long Island, Brooklyn, and Queens residential real estate markets.

Having said that, the number of sales in all our markets experienced a decline when compared to the previous year, with the drop ranging from 31.4% to 44.8%. In Brooklyn, Queens, and Nassau, the average sales price witnessed a decline ranging from 0.3% to 6%, while the median sales price dropped between 1.5% and 9.5%. However, Suffolk and the East End recorded an increase in their average sales prices, and the East End additionally saw a rise in the median sales prices, while Suffolk remained steady. Moreover, Brooklyn and Queens saw a decrease in their days on the market by 28.1% to 43.6%, whereas Nassau, Suffolk, and the East End observed an increase in their days on the market.

The real estate industry is no stranger to changes, and the second quarter of this year is no exception. Interest rates have continued to rise, inflation remains a global concern, and available inventory is at a historic low, yet there remains a high level of interest and activity in the market. Open houses are seeing increased attendance, and well-priced homes in good condition are receiving multiple offers, indicating strong demand from eager buyers. This has been good news for sellers who are achieving strong selling prices. Another challenge to inventory is that many sellers are locked into historically low interest rates, which are motivating them to hold onto their properties for the time being. Despite the economic and inventory challenges, there are still many opportunities for buyers and sellers alike in the current real estate market.

AVERAGE

The sum of prices of all homes sold in a certain area in a certain period, divided by the number of properties sold in the same area in that period.
