We are delighted to present our Mid-Year 2023 Market Report, analyzing the real estate markets in Brooklyn, Queens, and Long Island. As trusted advisors, we keep you informed about the latest market trends impacting your real estate decisions.
In the first half of 2023, the markets in Brooklyn, Queens, and Long Island encountered unique challenges and opportunities. The scarcity of available homes led to a decline in closed transactions, while strong demand upheld sale prices.
Sales in all markets showed a decline compared to the previous year, ranging from 22% to 43%. However, we are pleased to report that prices have remained steady in all areas, with minimal changes in both average and median sales prices.
Brooklyn and Queens witnessed a remarkable decline in days on the market, 25% and 42%, respectively, signifying a competitive and fast-paced environment. Conversely, Long Island experienced an increase in days on the market: 18% in Nassau, 34% in Suffolk, and 21% on the East End. This increase can be attributed to two key factors. Firstly, incorrect initial pricing may deter potential buyers, leading to prolonged listing periods. Secondly, the property’s condition plays a crucial role in buyer decisions. Well-maintained homes in move-in condition attract quicker and more competitive offers, while properties in need of repairs or updates may require additional time on the market.
While closed business reflects past trends and transactions, pending business provides valuable insights into the potential future direction of the market. Although the number of pending transactions remains below last year’s figures, we are encouraged by the month-over-month improvement, indicating a gradual return to a more balanced market pace. Sellers recognize that despite challenges, demand for homes remains high, and prices continue to hold strong.

MEDIAN
The threshold which divides the real estate market into two equal halves, in reference to pricing. One half of the homes in the market were sold at a price above the median home price, while the other half were sold below that price.
AVERAGE
The sum of prices of all homes sold in a certain area in a certain period, divided by the number of properties sold in the same area in that period.
