A furnished model will also double as a sales/marketing office creating a perhaps creating a space with renderings, site plan with key, as well as design center for buyers to make design/color choices etc. A small conference/meeting room available for contract signings would also be ideal.
Sales Team
The team will be led by Adrian Boland. All members of the team will be well versed in the development, the unit mix, selections, and the amenities offered. Other responsibilities of the Sales Team include:
The sales team will have open houses every Saturday and Sunday. During the week the sales team will be available by appointment. During the week the phone calls are directed to our Rockville Centre office which is open 7 days a week.
· Maintaining a detailed contact management system (HubSpot) in order to effectively follow through with potential buyers.
· All administrative duties related to the sales and marketing of the project, such as the MLS listings, New York State disclosures, proposed transactions, etc.
Building awareness of the project to the public as well as the brokerage community (events, office visits, etc.)
· Holding bi-weekly meetings with the builder/developer for updates on activity and feedback.
· Holding monthly meetings with the marketing team to give feedback and information regarding the project. This will enable the marketing team to best direct advertising and marketing efforts.
Compensation
A 4% commission will be paid per unit upon closing.

Chief Executive Officer
As Chief Executive Officer, Deirdre O’Connell plays a leading role in both the day-to-day success of Daniel Gale Sotheby’s International Realty and the development of strategic initiatives and goals for the future of this highly innovative organization. She oversees sales management for a $4.07 billion dollar organization with nearly 1,000 sales associates and over 100 employees across 29 offices in Long Island, Brooklyn, and Queens. Under her leadership, the company has expanded into new markets, including Park Slope, Williamsburg, and Cobble Hill in Brooklyn, as well as Bay Shore on Long Island.
O’Connell has excelled as an agent and as a broker owner throughout her career and today is recognized as one of the top residential real estate executives in the nation. She enjoys a longstanding reputation for exceptional customer service, unparalleled local knowledge and strong managerial skills that result in positive outcomes for Daniel Gale Sotheby’s International Realty sales agents, customers, and clients.
After a career in public and employee communications for an insurance company, O’Connell founded Deirdre O’Connell Realty Inc. in Manhasset in 2002 and expanded to the North Fork with a Cutchogue office in 2005. Her successful business was acquired by Daniel Gale Sotheby’s International Realty in 2007, where she took on a sales management position that later expanded to overseeing sales for the entire organization. She was appointed CEO in 2018.
Carol Dunning
Chief Legal Officer
Carol Dunning joined Daniel Gale Sotheby’s International Realty in 2020 as its General Counsel. She is responsible for all of the brokerage’s legal affairs. Carol works closely with senior management, providing advice in areas of strategy, compliance, corporate transactions, litigation and regulatory matters. Carol has been practicing law since 1990. Prior to joining Daniel Gale Sotheby’s International Realty, Carol was in private practice for 29 years with a primary concentration in real estate and business law matters. She has extensive experience in residential transactions, as well as in commercial acquisitions and sales, leasing, and asset sales and purchases.
Carol previously served for ten years on the Saint Mary’s High School Advisory Board (three of them as Board Chair) and for seven years on the Saint Mary’s Elementary School Advisory Board. She was also a member of the Saint Mary’s High School Parents Association Leadership Committee for ten years and the Vice President of the Saint Mary’s Elementary School PTO for two years. She is an active volunteer for the Church of Saint Mary in Manhasset, NY. Carol is a graduate of Boston College Law School, class of 1990, and earned her undergraduate degree, cum laude, from the University of Pennsylvania in 1987.
Adrian BolandAdrian and her husband Michael have lived in Rockville Centre since 1991 where they have raised their four children. Adrian is well known in the community having been actively involved with many community and religious organizations for more than 25 years. Adrian is currently involved with Backyard Players and Friends, where she has sought to provide enrichment to children and young adults with special needs. Adrian joined the Daniel Gale Sotheby’s International team in 2015 as a full-time agent and has received many awards since that time. She is currently a member of the Silver Circle of Achievement. Adrian is passionate about real estate and has extensive knowledge of Rockville Centre and the surrounding South Shore Community. Raised in a family of realtors, Monica has long had an interest in all aspects of real estate. She has been practicing law since 1997 and is delighted to bring her real estate experience and legal insight to Daniel Gale as Sales Manager of both the Rockville Centre and Long Beach offices. Shortly after becoming an attorney, Monica became a partner in the Brooklyn-based firm of Coffey & Coffey (where she remains as of counsel) in 1999, brings the varied experience of a general practitioner with a particular concentration in real estate law, representing buyers and sellers in transactions from sales and contracts to mortgages, title and closings. Murray also prepared tort cases for trial for the New York City Transit Authority and conducted depositions and prepared and argued motions in the New York State Court System. She also was the principal and owner of Monica Murray Home, which developed interior design concepts and prepared interior systems including furniture.

marketing and sales of both luxury homes and estates, as well as the developing of land for subdivision and the building of new homes, Debbie takes every opportunity to reach out and create a carefree, enjoyable experience for all those she works with. Debbie manages the New Development Division at Daniel Gale Sotheby’s International Realty. She has assembled on-site teams to handle the marketing and sales at various new development projects. To date, this division, the on-site sales teams and the marketing and technology departments at Daniel Gale have been collectively responsible for over $600 million in sales volume. Tara Poli
Senior Design Strategist
Tara’s main responsibility has become the lead role in all marketing for Daniel Gale Sotheby’s New Developments. This includes everything from managing the relationship between Daniel Gale Sotheby’s International Realty Marketing Department and the developers to the design, branding and production for all print advertising, collateral materials, signage, custom campaigns, and web-based marketing etc., and managing internal and external resources.
Prior to joining DGSIR in 2008, Tara worked for a small boutique Advertising Agency in New York City. Her main responsibilities were working hand in hand with the Sales and Marketing Team for New Condominium Developments in NYC. She was in charge of developing the creative concepts as well as the design and production of all collateral material. She is a native of Huntington, New York, a graduate of University of Connecticut and received her Master’s degree in Communication Design from Pratt Institute in New York City.
Abby Sheeline
Senior Media and Communications Strategist
Utilizing a wealth of experience gained as a Talent Agent and then founder and owner of a talent management firm in Beverly Hills, Abby is responsible for promoting and maintaining the Daniel Gale Sotheby’s International Realty brand in its offices and divisions spanning Long Island’s “North Shore.” As a Senior Media and Communications Strategist in one of the top residential real estate markets in the nation, she is among the leaders of an award winning marketing team that has set a standard for excellence in the real estate industry.
A graduate of the University of Southern California with a degree in film, Abby began her career in film industry management, working with and placing “below the line” talent, from cinematographers to writers to directors and other behind the scenes players. She later formed her own talent management company, helping develop the careers of film industry personnel and manage intellectual property including original screenplays through strategic campaigns, business development and negotiation of contracts with major studios, cable and other entertainment companies, independent producers and the networks. Abby returned to her native Long Island in 2003, applying her skills as director of an art gallery in Oyster Bay. An artist in her own right, Abby is a well-regarded photographer, with a specialty of photographing children.
Carmine Vetrano
Senior Digital Marketing Strategist
Carmine Vetrano is the Senior Digital Marketing Strategist for Daniel Gale Sotheby’s International Realty. With over 11 years of experience in the field of marketing, including five years specifically in real estate, Carmine brings a wealth of knowledge and expertise to DGSIR.
He is mainly responsible for developing and implementing comprehensive digital marketing strategies that align with the luxury brand image of Daniel Gale Sotheby’s International Realty. His primary focus is to enhance the online presence and visibility of the company, ensuring that it remains at the forefront of the competitive real estate market. He also stays up-to-date with emerging technologies and trends in the digital landscape to ensure that DGSIR remains at the cutting edge of digital marketing innovation. Prior to joining Daniel Gale Sotheby’s International Realty in 2023, Carmine spent time within the real estate industry with another brokerage and commercial mortgage lender, as well as a moving and storage company handling its digital marketing strategies.
