5. Use a checklist. Touring multiple homes is an intense experience for most people. Rather than relying on memory, make notes about homes you visit. Turn your priorities into a personalized home-shopping checklist and use it track the features of each home.
6. Be comfortable. House-hunting is better if you can take your time, especially if you're relocating to a distant community and want to see a dozen homes in one day. Wear comfortable clothing and sturdy, easy-to-remove shoes. 7. Look beyond the décor. A property is about location, floor plan and state of repair – it is not about the current occupant’s taste in knickknacks or paint color. Keep in mind the space, flow and function (and how much work you are willing to invest) of a property to base any final decisions on.
8. Be prepared to make an offer. House-hunting can be frustrating if you know you're not really emotionally (or financially) ready to buy a home. Getting the House Ready to Sell: Indoors & Out Windows and Doors
Check all of your windows to make sure they open and close easily. Cracked or broken windowpanes send red-flags to buyers, so have them repaired before you begin showing your home. The front door should be clean, well maintained and easy to access as it is the entryway into the house. Make sure the lock works smoothly - when a homebuyer comes to visit your home, if the lock sticks while everyone stands around, this sends a negative first impression. Curb Appeal

What paperwork do I need to have together to sell? When buyers consider purchasing a home there are certain facts they need to know. Some of this information Realtors cover such as size of the home, zoning, room measurements, property taxes, assessment data, etc. Other information that is also useful:
Utility bills – buyers want to
know how much your home costs to operate. Having copies of your bills in both seasons will answer the buyers inquires early in the process
Site Survey – not all buyers will
care about a site survey but their lender most certainly will. A site survey is a legal document that shows where the foundation of the house lies in relation to the property lines. It also shows if neighboring foundations encroach on the sellers property. So, if you have a site survey, provide your Realtor with a copy of it.
