This luxury hotel and serviced apartments in Riyadh feature a variety of excellent on-site facilities. Guests can choose from gourmet restaurants and cafes, such as The View Restaurant and Brewstars Café and Terrace, which serve Asian and international specialties. Guests can also enjoy 24/7 room service; use modern meeting rooms with the latest audiovisual equipment, or work out in the gym. Rove Hotel is a 3-star Mid-scale Hotel with 240 guest rooms composed of Ground + 10 floors + Roof. The Site is at KAEC in Bay La Sun (Jeddah Kingdom of Saudi Arabia), an area to host an international business district and upmarket living spaces in the future, surrounded by a range of retail and restaurant choices with spectacular views. The project comprises the following: Ground Floor hosting the Hotel reception area, lobby lounge, all-day dining, café, and BOH services. The first floor fits all the BOH and hotel service facilities. On the Podium level, there is a swimming pool, female/male gymnasium, meeting rooms, breakout area, and outdoor setting area—eight floors house guest rooms with a total of 240 keys. On the roof level are situated all the MEP Services.

Sun analysis allowed us to understand the shading cast by the building on the location of the plaza & outdoor seating areas. The in-depth studies considered the Summer solstice (June 21- 1 pm) and March Equinox (March 21- 1 pm) to present the worst-case scenario to be studied. The Solstice occurs twice a year (around June 21 and December 22) as the Sun reaches its most northerly or southerly excursion relative to the celestial equator on the celestial sphere.


Both Solstice days have the most sunlight during the year (summer solstice) or the least daylight during the year (winter solstice) for any place other than the equator. On the other hand, an equinox is a moment in which the plane of Earth’s equator passes through the center of the Sun, which occurs twice a year, around March 21 and September 21. On an equinox, day and night are of approximately equal duration all over the planet.

The proposed development of an iconic headquarters building with modern spaces reflects a future client’s vision. Our main goal was to create a unique concept to become a reference in the region. The building should be elegant, luxurious, durable, and genuinely reflect our vision. The entrance to the building should be grandeur. Our focus was to keep the building aesthetically appealing, functionally efficient, sustainable, and exposed to plenty of natural light. External facade and landscaping should complement the overall design.

The Courtyard Courtyards provide a thermally comfortable area for living, a source of fresh air, light, ventilation, and the ability to reduce the temperature as a microclimate modifier, reducing energy consumption and heat gain. Our approach to the project began by first studying the most relevant headquarters in the area to understand the

When developing plans, circulation flow, atrium location, and courtyard shape, we considered understanding the function of the building and how people will connect between floors, respecting the three most important aspects of design: connectivity, visibility, and accessibility. This project was a typical commercial, residential concept design exercise of a residential tower on Plot#10W003 in one of Dubai’s most popular residential areas, i.e., Jumeirah Village Circle. The Client - Barr Al Jissah Resort Company - intended to develop a cost-efficient residential tower accommodating studios, one and two-bedroom apartments with the necessary amenities for the residents, including a gym and swimming pool deck with the Burj Khalifa view if possible. Also, all the regulations and design guidelines of The Master Developer of JVC - Nakheel and the permitting Authority - Trakhees had to be respected and followed. The ground floor design accommodates four podium floors, including parking lots for the residents. The tower would be strategically located at JVC, surrounded by local roads with two adjacent plots from the northeast and northwest sides. We have a pedestrian street along the southeast boundary and the main access road with a service road along the southwest. Project summary: Height : G + 4 Podiums + 27 Floors (Including Mechanical Floor) + Roof No. of Residential Units: 177 (mix of Studios, 1 & 2 Bedroom Apartments) Required car park spaces: 240 (as per Nakheel guidelines)

#5 Dubai Creek Harbour 2 Residential Twin Towers

Project objectives: The project’s location is plot numbers 032 & 033 at the island district of Dubai Creek Harbor. Designed to get the most spectacular views of the Dubai skyline, the island district aspires to be a world-class city sub-center built, maintaining all the sustainable concepts. The project comprises Towers of 2B+G+35 floors with floor plates and spreads over 600 hectares. The proposed development is larger than the Downtown Dubai and is designed to respect and protect the natural habitat of the Ras Al Khor bird sanctuary.

#6 Reem Residential Tower

This project constitutes a world-class residential building accommodating 322 luxurious apartments and duplexes with the necessary amenities, including a fitness center, swimming pools, children’s play area, multi-purpose room, and 428 parking spaces. The project has a strategic waterfront location at the western end of Reem Island. It occupies a corner plot bordered by a charming waterfront promenade along the northern and western boundaries. The southern boundary stretches along a bridge crossing between Reem and Al Maryah Islands.

The Hai Phong Tower project is a challenging & complex mixed-use development to be situated in a compact plot. The circulation and people access were the main challenges for the project’s different components (hotel, apartments, offices, retail, and conference facilities). Other levels, including the roof of the retail and conference, are used to offer green spaces to the tower users and have different zones for various purposes. The tower facade should connect three to four floors to make it visually more human scale. A glassfloored observation platform and restaurant floor divide the hotel and the residential part from offices and offer access to both above and below that floor.

#8 Fly Dubai Headquarters Offices

The fresh and spirited FlyDubai brand needed a central headquarters reflective of its image, success story, and innovative identity. The design interprets the airline’s objectives and how it works and operates through a sense of unified purpose. It was necessary to incorporate both creativity and unity throughout the design with workspaces that were not cluttered and enhanced employee performance. It was essential to capture a feeling of progression, as the brand is very forward-thinking, and the atmosphere needed to facilitate ease of operation and interaction. Office spaces, training facilities, and a recreation center support a standalone warehouse and onsite parking facilities. The architectural design itself is technologically advanced, with cutting-edge features that highlight the energetic tone of FlyDubai.The client decided to further expand the facilities with city check-in and a three-star dry business hotel in the final stages.

The design goal was to achieve a sophisticated blend of lifestyles, entertainment, and nature. This waterfront development is located within a stimulating public realm joined with unparalleled views of the sea and the high-rise silhouette of Dubai skyscrapers. The signature architectural structures meet with green roof decks, even spaces, infinity pools, and panoramic terraces in order to achieve a cuttingedge residential destination design. This new urban district will be home to unique local establishments and feature brand-name national restaurants and retailers, creating exceptional retail opportunities. Dubai Harbour will offer unmatching experiences for a new demanding generation, families, and curious visitors as a vibrant recreational maritime destination with the sea as its backdrop. There’s something for every outdoor enthusiast, including boating, kitesurf, and stand-up paddling.

Project objectives: Port de la Mer has been created to answer its clients’ unique needs and cater to their busy lifestyles. With its excellent location, the development is reachable by road and sea. Residents can take in the spectacular coastline at their leisure, be at one of the city’s famous shopping malls in minutes or board a flight to more than 240 destinations in no time. The Residences at Port De La Mer are also a ten-minute walk from La Mer and City Walk, a lifestyle destination by MERAAS conveniently linked to the city’s two airports. Residential amenities include large swimming pools, a gym, a beach, and marina access. All conveniently nestled along the waterfront, hotels, retail outlets, and restaurants will infuse energy and vitality into life at Port De La Mer. Project objectives: The client’s objective - a member of the Royal Family, was to develop a luxury villa with related ancillary and service buildings. The area allocated for the project amounts to 404,416.27 sqm located in Nad Al Sheba. One of the main objectives was to develop two separate options for the master plan design: the whole plot or its half. Finally, the client chose to develop only half of the plot. Project components: Main Villa - palace with the main majlis and indoor swimming pool, Guest Villa - four bedrooms with en-suite bathrooms and a shared living/dining area. Man’s majlis for around 40 ppl., commercial kitchen and the laundry. The site plan should include a garage and washing facility for 20 cars, staff accommodation - men and women separated in 2 blocks, plant rooms, and a service yard. The plot should be surrounded by a designed 4m tall boundary wall and tree gates with guardhouses, one on each gate. Outdoor areas should include hard and soft landscapes, roads and walkways, barbeque areas, and water features. The primary reference for the masterplan design initial sketches was the desert rose, dunes, and waves.

#12 Sahara Mall - Extension Mall

Project Status : Completed Project Year : 2014 Client : Bukhatir Properties International Project Size : 93,000 sqm Plot Size : 10,931 sqm Location : Sharjah, UAE The primary goal was to make way for a wide range of highend retail spaces, which would attract a more diverse and international mix of shoppers. The first three floors’ design should blend in with the existing mall’s character of homogeneity and massiveness. The higher five floors would have a mix of retail outlets, clinics, and offices, which showcase a contemporary, minimalist architectural scheme with extensive use of curtain walls and overhanging louvered canopies. A significant open space for alfresco dining and break-out should sit perfectly on the rooftop with a skylight that allows natural light to radiate inside the atrium. An additional three-level parking space basement to serve the added retail and office areas was also a prominent part of the design scope. The existing structure was our primary focal point, and we challenged ourselves to use it as best and cost-effective as possible since the office tower was sitting on top of the existing mall. The new Sahara Mall Expansion seamlessly links this expansion project to the existing Sahara City Shopping Mall.
