BIOGRAPHY Born and raised in Vietnam and with the supports from family, Dat decided to come to San Francisco in 2012 looking forwards to enhance his skills and vision. As a young kid, he has always shown his abilities and interests in arts. His passion towards Interior Design started growing after his connection with Lego. Dat has always found the fascination between human interactions with architecture and design. Thus, he has decided to go after his dreams. Dat always believes that “observation is the best teacher. With this mind set, his inspirations always come from the people, objects, and events those encounter him. A succesful design must always have two factors, which are functionality and aesthetics. He also believes that a person could never learn enough. Therefore, Dat always sets higher goals for each project he faces.

SITE ANALYSIS

Location: 505 Mission Bay blvd, Mission Bay district, San Francisco, CA 94158 Typography: flat land Hydrology: The ocean is only 2 blocks away, and from the site you can directly see it as there is no building in front blocking the view. Climate: The building will be affected by the southern sun and will have shades on the north side. One reason I have chosen this site is because San Francisco is a well known city for its beautiful climate all around the year with the lowest degree at 50.8*F and the highest at 63.8*F. The site is located in Mission Bay, which is a new developing area in San Francisco. The chosen site is just one block away from the bart station and minutes away from downtown and financial district of San Francisco by car. New apartments have been being built in the area, thus there are alot of amenities around the site such as grocery stores, transportations, restaurants, and etc. The site is also right across the Mission Bay Commons park, which will provide fresh air. The pharmaceutical company is also right across the street, which is a huge benefitial. The entrance to freeway I-280 is only 7 streets away, which gives great access for families to come and visit.

RESEARCH

It is important to keep in mind that this is a Senior Living Community, thus their safety and health are the priorities in my design. Through the site and building analysis, I have a better idea of how the sunlight will affect the building and where or when there will be the most sunlight. With this in mind, I have arranged important rooms towards where the sunlight will get in the most, allowing the seniors to stay more healthy. Seniors behave differently than young adults and kids. Therefore, using universal design and ADA design are crucial to the project. All of my entrance minimum is 5’-0’’with all the ADA clearance in the bathroom for every unit and both floors. I also learned through my research that by giving options for the seniors to choose, they will feel more welcome. Thus I have designed every room differently and allowing them to choose their favorite. I want to create a healthy, and relax community for the seniors as well as be responsible to our environment. Thus, there are many other factors I have considered in my design. All of the materials used in the project are non-toxic and are counted towards LEED certificate. I use alot of recycled materials for my design such as recycled wood floor, and recycled glass. I also incorporate indoor plants in my design, allowing for more fresh air. Air quality plays an important part to maintain seniors health at good level. Thus, having good ventilations and certified materials contribute significantly to my design. I make sure that I dont put any supply air grill in the bathroom and kitchen because I don’t want bad air to flow around the building. Achieving LEED certificate for my project is also a proof to my design safety and healthy. A good selections of materials, furniture, lightings and fixtures must be made so that they count towards my LEED points. When selecting materials, I always look not just for their aesthetics looks, but their sourcing materials, LEED certifications, C2C certification, and Low VOC emission.

Dementia is a disease that causes memory loss (short-term memory), and decreases the ability to think. It is most common found in seniors. The research has shown that one in 3 seniors has Alzheimer’s. It also shows that smaller spaces cause more difficulties for seniors, because there are too much activities going on and they contain too much environmental stimulus. With this in mind, it is important to keep the space simple and easy to remember. There are multiple ways to do so, such as placing an artwork, or hiding unnecessary objects. For seniors with visual difficulties, the brighter the space is the better for them. Their eyesight is worse than middle-aged adults. Therefore, using bright and distinctive colors will help seniors to differentiate objects better. I also focus on wayfinding and circulation in my design. I design my project to have linear and simple circulation. I try to have the main circulations on both floors to have a rectangular shape in the middle with rooms on the ends. A great method for wayfinding is using colors and signs. I have learned that all good designs use their colors very well in terms of aesthetics and wayf nding. Another way for wayfinding is using the floor materials to differentiate different areas.

CONCEPT STATEMENT

How we define beauty is based on our own perspectives and interpretations. It is the artit’s vision that helps him/her to create succesful art and design. Thus, I want to bring something new into my senior housing design. Oscillation is the movement back and forth at a regular speed. It is the repetitive variation of measurements between two or more different states. Oscillation occurs in different systems such as beating human hearts, business cycles in economics, vibrations, and etc. This concept allows me to fully explore new design ideas and creating interesting shapes and textures to my design. I believe this is a good concept for senior housing because I want to bring in new and fresh design ideas for the ederly. It also helps to make the space more remembering for people with Alzaheim disease. When designing for seniors, the priority is their safety and then to make them feel at home. With these thoughts in mind, I believe that by creating replications and smooth objects will highly be a success for this project.

LEVEL 1 REQUIREMENTS

The 1st Floor unit will be rented through San Francisco’s Section 8 Rental Assistance Program for future low-income tenants. It is important to know that the units require better designs to serve residents who have disabilities. Implementation of the principles of Universal Design and compliance with ADA will be critical.

ABSTRACT FLOATING

Abstract floating is to create an illusion, but once you have looked at it carefully, you will understand it. Each person has different lifestyles and needs, yet everyone needs space for their privacies, and the 13 Wood Street residential is a perfect place for them. I believe this is a perfect concept to meet the requirements and needs of my clients. This first floor will be an affordable unit. Thus, there will be alot of universal designs and ADA requirements in such a tight space. Floating Abstraction is the solution to this as I will create a space that looks bigger than it is, in order to make the owners/guests more comfortable. Circulation is one of the key requirements for this level 1 design. My design creates a space in which it will be the most comfortable, convenient and eye catching for my clients. The replication of an image makes the space more open and this is what I want my clients to feel. Color pallete plays an important role in a design, and with a great city with great weather, I have chosen a neutral color pallete such as grey and beige. This helps to connect the inside of the house to the outside, making the design harmonious.

ABSTRACT FLOATING

The concept for level 2 two is also abstract floating but will be using a different design theme as well as color pallete. The insipration of the design will be based on different images as well as the approach to the design. The family needs big space for Aimee’s wheelchair access as well as space for the two young daughters who are active. When creating bigger space, not only to create the illusion, but also needs to focus on he volume. The Elements of Design include the Volume of the Space consists of form and space, position, and orientation. With this thought, I have chosen Herringbone wood floor. This is to create an interesting floor and the feeling of an expanding space. Interesting coffee table is designed based on the Shape ofthe Goblin Shark with two legs supporting horizontal wood table surface. The common area is designed with big empty area. The office wall is folded partition wall, allowing for more Volume of the interior mass.

LEVEL 3 REQUIREMENTS

Maria Mariotto is a 45 year old single mom. She lives together with her 16-year old daughter, Simona and her 75 year old father, Frank. Maria operates a home business, so she needs office space for herself and 2 other employees. Maria serves as the landlord for the low-income tenants in the other two units.

CONCEPT

74

ABSTRACT FLOATING Abstract Floating concept carries out for this level as well. This design however will be targeted for different needs of the clients as well as using different Elements of Design. In order to create a Shape, Lines must be formed first. For me, Texture and Pattern play an extremely important role in this level design. I have learned that in designs, how you treat the changes in surfaces and materials make your design more outstanding. I want to create a smooth flow between the transaction from one surface and from one material to another. For an example, I want to create some furniture and designs that are floating off from the ground in order for people to see underneath and perceives this material and surface transactions. Everything will be open space, but for the bedrooms. This is because Maria loves to cook and have guests coming over, so having a big kichen and common area is a must. The open office will be seperated by folding partition wall allowing for bigger volume of mass when needed. The kichen island is a long horizontal surface, allowing for a great comfort when cooking. All bedooms are placed towards the window, allowing for the most natural light to come in.

Bottega Louie is both a Patisserie and CafĂŠ, and a full service restaurant located at 700 South Grand Avenue, Los Angeles, CA 90017. Bottega Louie is considered as one of the most well known and crowded desert place in Los Angeles thanks to its beautiful interior design and the best tastes of deserts. In fact, It was named the most well popular restaurant in the United States on Yelp. It is a French patisserie with packaged foods to go, chocolates, and so on. Bottega opened in 2009 and the building Brockman itself just celebrated its 100 years.

CASE STUDY: BOTTEGA LOUIE

94

Bottega Louie is an Italian restaurant and a French Patisserie, thus the design concept is searching for the balance between the Italian, French, and modern interior. When we hear the world Bottega Louie, it immediately gets to our head of a fancy French word, and this is exactly what the Patisseries strives to achieve, a luxury and modern desert place for standards and higher living people. The interior is very bright, with high ceilings and white walls, high tall windows in order for the natural light to come in. Thanks to the beautiful corner location, there is always natural light shining through, making the whole space very clean and bright. When walking in to the building, people will experience the spacy interior. However, the seatings are very close to each other, making it extremely difficult to move around the restaurant.

BRANDINGS

Safeway is an American Supermarket that was led by Cerberus Capital Management. Safeway is an upscale commercial space where people can go and buy prepared foods, groceries, etc. Brands that are in safeway are carefully selected so they meet certain requirements. In 2005, Safeway began brand repositioning campaign called “ingredients for life, which included a redesign logo, new slogan, a website, and using more warm design and lighting.

CASE STUDY: SAFEWAY

96

CIRCULATION

The circulation of this Safeway brand is very linear with parallel aisle food cases. Looking at the floor plan, we can see that on the outside sides of the plan is long rectangular food/product cases and in the middle are little prepared food islands. The open Kitchen is located in the middle of the floor plan. This kitchen is located at both of the entrances so that people can see immediately when they enter. It is good that they have self checkouts and checkout stations near the entrance. This makes people easier to remember where the check outs are as well as to make them exit faster after buying the products.

CASE STUDY: SAFEWAY

TETRIS The basic idea of my Design is like Tetris, the arrangement of the objects is the key to a successful Design. An object itself doesnt serve any purpose, do only put together they can be better. Tetris is all about connected objects that are put together in diffferent arrangements to create different forms and shapes. In all of these photos, all different shapes and textures are created by putting different squares together. And by combining different shapes together, we create a design. This concept also matches with the idea of connecting with/providing “for a section of the community that may typically be underserved”, just like the saying “United we stand, divided we fall”. My chosen theme is black and white. Black is always an elegant color, and it contrasts well with all of other light colors and objects such as white, the food, the furniture, etc. On the other hand, using white in my design will create a clean and fresh look to the space, which serves the purpose of Tony’s idea: bright, light, natural, and simple. I believe that black and white Tetris interior design will be appealing to Tony’s targeted customers who are Young, Foodie, Hipster within the community. This is because high income people would like a luxury, not over whelming and especially clean commercial area.

Nguyen Xi

Saigonres Plaza Apartment

PROJECT OVERVIEW

Saigonres Plaza Nguyen Xi is an apartment design in the residential building located at 188 Nguyen Xi street, Ho Chi Minh City, Vietnam. The clients is looking for a new 2 bedroom apartment design. The clients are friends of my parents. Thus, I have an opportunity to design this project. Their concept towards the design is “Westerner mixed with Modern Asian. The clients are a married couple with one child and are looking to move in as soon as the apartment is finished. As they have good income, the budget is quite flexible and the aesthetics is what they care about.

PROJECT OVERVIEW

126

This project was done in Vietnam. Thus the scale system used was Metrics system. Working with metrics system enhanced my knowledge and developed my skills. It was a rough start at the beginning but with the progress, my skills got better and now I am able to work with both systems. The project dimensions will be showed in Metrics system. Nevertheless, there are translated scales for each Construction Document drawing.

LIVING ROOM

The mirror creates an illusion of a bigger space than it actually is. This helps to make the dining room more extended. The rectangular wood table acts both as a seperationg for the dining and living room as well as a good funtion for decorations.

THANK YOU To my beloved parents. Thank you for all your supports and encouragements throughout my life. I would not have gotten this far without all the strengths you have given me. No words could describe how grateful I am for all the opportunities and guidances you gave me. To my friends, Thank you for all the countless of hardwork and supports through ups and downs we have gone through together: Vu Hoai Nguyen, Ngoc Nguyen, Dorothy Dong, Kina Truong, and especially my beloved girlfriend Uyen Nguyen. To my teammates, Thank you for all the fun nights we had together and the memories we created which made who I am today: Gustavo Romero, Daniel Cosgrove, Cody Moore, Tomaso Vielmo, and Pepe Lopez
