Premier League Round-up

TWO MANAGERS SACKED IN NOVEMBER! How many more can we expect in December?

We’ll talk about the sacked managers later, we’re going to the top of the table with the Manchester Duo. United and City have, spare a few freak results, been in fine form during November. They have managed to place a solid 6-point gap between themselves and third place Chelsea. Van Persie has been in fine form for Manchester United, while City have continued to use the brilliant Sergio Aguero and their array of strikers to keep up. They certainly seem to be the teams to beat. City have the more talented squad, but United have the better manager. It’ll be interesting to see what

TEL: 963 865 144 663 049 258 - MOBILE: 648 786 708

will happen over the course of the next month, and if Chelsea can catch up with them again. Chelsea have been in awful form as of late. As of the 29th of November, they have failed to win a Premier League match since their 4-2 win over Tottenham. Back then, they were leading the league by four points. Everyone was saying that they were the new favourites for the title. Just look what happened. They have sacked their manager, Di Matteo, and have replaced him with Rafa Benitez. I think it’s fair to say the fans are far from pleased about the new appointment. This is exactly what makes the Premier League just so good! Stepping away from the top teams, the relegation battle is becoming enthralling. There are so many questions and as confident as I was naming the clubs staying up or going down, I can no longer be sure. After Hughes’ sacking, can the new boss, Harry Redknapp, save QPR? Can Wigan continue their recent form? Will Aston Villa be consistent enough to win games? These and many more questions are being asked around the relegation zone, and a quick look at the Premier League table will show you that last years surprise package, Newcastle, are currently behind Norwich and are in 14th place. They’ve also lost their last four games! Worrying? Maybe so, but it’s still early in the Premiership. A special mention has to go out to West Brom. If you live in a cave and aren’t aware, Steve Clarke has led this Baggies side to the stunning position of 4th place. They are equal on points with Chelsea, who splashed over seventy million pounds during the summer. Shane Long has been an inspiring figure up front for them, and their defence has been as solid as any. At home, their form is 6-0-1, drawing best in the league with leaders Manchester United. It is absolutely incredible from the Midlands side. Looking forward into December, the title race looks interesting. Chelsea have a chance to come back into contention with a few easy fixtures, while City and United play each other in what will promise to be one of the most important games of the season. I still predict that by the end of the month, these three teams will occupy the top three places. I’ll guess and say Chelsea will be third, but I wouldn’t bet on who would be first and second come the end of the month. After all, football is the most unpredictable game in the Sports world. Arsenal and Liverpool are performing woefully. They sit in 7th and 12th respectively. With some talented players in their squads, and some good buys during the summer, you would have expected these two sides to be challenging for the Champions League spots. Instead, they’re fighting for a European place! I’ll update you later after Christmas.

Is now really the right time to buy a property in & st do 5 things you muIN !

SPAIN? by Paul Payne

As you can imagine, we get asked many questions every day from people who have an interest in buying a property in Spain. Without doubt the most frequently asked questions at the moment are whether now is the right time buy and if the prices are on the way down, on the way up or just stable.

With regard to prices all three (prices going down, up or just stable) are actually correct. Whether it is the best time to buy for you (with regard to best price anyway) depends very much on what type of property and location you are looking for. Be careful not to paint the whole market with the same brush It’s important to remember not every property in Spain is the same or in the same type of location. Properties inland, in industrial areas or in areas of no interest to holidaymakers are not in great demand and it is more than concevable that prices could drop further. This is because these homes are generally only of interest to the local market. The local market is very quiet due to the economic and employment problems in Spain much like many other Eurpoean countries. Properties in coastal areas, with a good year round climate and traditionally popular with holidaymakers are a completley different story altogether. Demand for these properties is not so much affected by the economy in Spain but by the economies of the countries who provide the majority of buyers for these homes.

WHEN in SPA

1Party like you always wanted to! Now, before you start thinking I’m encouraging visitors and residents to Spain to come and get smashed on Sangria, let me cut in. You see, celebrating in Spain (and you are pretty much free to celebrate anything here, full moon, old moon, cloudy day…you get the idea) is a matter of spending as much time as doing it as possible. So settle down, sup the wonderful local wines, take time over the food, and party! – Like you always wanted to!

2

Seafood and love it! Whether you are near the coast or not, a visit to an evening fish market is a must for anyone keen on enjoying the very best of what Spain has to offer. You can´t get fresher than an evening market, full of stalls (and cheery vendors) bearing the weight of another day’s fresh local catch. Yes, you´ll possibly pay a little more than you would in a Supermarket (but bear in mind – a lot of supermarkets fish come from all over Europe and are still labelled fresh) but, remember you are stepping into the Spanish way of life and any vendor will heartily help, and advise, you to make sure you enjoy your salty feast.

3

Take a walk! Up to you of course just how far (or high?) you go but here in Spain there is something for everyone –and you can always reward yourself with a cool beer or even A mojito on a beach bar afterwards. A walk along the beach, watch the sun rise, or set or just stroll through the wash of the waves – eyes focused on that refreshing-looking Chiruinguito if necessary! Across the mountains taking in the breath-taking views or through pine forests Boiling down the stock of available properties So after looking at the market as whole, we remove non coastal/non touristic, chorusing to the cigarros – it´s up to you, but a walk, a hike or a industrial areas. Then from the areas of interest we remove the older, lower stroll to a beach bar are all well worth appreciating here. quality, unrealistcally priced homes in the less desirable areas and we are Take a swim in the sea – at night! left with a smaller pot of housing to choose from. It is for this reason alone, we are now seeing a significant resurgenece in building in the popular areas ´What better way is there to cool off after a hard day´s relaxto meet the demand of the international market that is once again being ing in the sun than to let the (relatively) cool, and clean, water welcome you and midnight is just about the perfect time to do placed on coastal Spanish property. it! Take your pick from one of the hundreds of Blue Flag beaches At worst this market within a market remains stable in price and for the mod- along the coast of Spain and, suitably prepared with a couple of ern, high quality properties less than five minutes drive from the coast prices glasses of Rioja inside you, you can enjoy the experience safe in the knowledge that you have the best of Spain, inside and out. are once again beginning to increase. The market for homes in coastal/touristic areas is influenced by those from northern Europe and in the main Scandinavia, Holland, Belgium and of course the UK and Ireland. The former of that group countries have been and continue to be very active in the market, recognising the downturn in the market means opportunities are there to be found. The demand is mainly for high quality, modern housing typically within a mile of coast.

4

5

Have a noisy coffee! Yes it really is worth experiencing life in a typical Spanish café – if only to appreciate how on earth they make themselves understood. You see the Spanish are not the quietest communicators in the world but…they speak and debate with a passion that is not only unrivalled in my experience but also a fascinating spectacle. Our advice is come to Spain and actually see for yourself how the market is Whether it´s ´abuelos´ (grandfathers) slamming dominos down, for the type of property you actually wish to buy. Only then can you decide hard, on a Formica table or the women of the family waving their arms and desperate to get their points over – all at once. if now is the right time for you to buy your home in Spain. In summary, if your interest is in a property away from the coast or in the industrial areas there is plenty to choose from and plenty of room for further a fall in price. So what is PHOTOVOLTAIC? Photovoltaics (PV) is a method of generating electrical power by converting solar radiation into direct current electricity using semiconductors that show the photovoltaic effect. Photovoltaic power generation use solar panels composed of a number of solar cells containing a photovoltaic material. Solar photovoltaics is growing rapidly, albeit from a small base, to a total global capacity of 69 GW at the end of 2011. The total power output of the world’s PV capacity run over a calendar year is equal to some 80 billion kWh of electricity. This is sufficient to cover the annual power supply needs of over 20 million households in the world. Solar photovoltaics is now, after hydro and wind power, the third most important renewable energy source in terms of globally installed capacity. More than 100 countries use solar PV!

this context, is used in the sense of meaning "what remains after deductions" — in this case, the deduction of any energy outflows from metered energy inflows. Under net metering, a system owner receives retail credit for at least a portion of the electricity they generate. Bank your electricity! Most electricity meters accurately record in both directions, allowing a nocost method of effectively banking excess electricity production for future credit. However, the rules vary significantly by country and possibly state/ province: if net metering is available, if and how long you can keep your banked credits, and how much the credits are worth (retail/wholesale). Most net metering laws involve a monthly roll over of kWh credits, a

What are

?

Being able to share your thoughts and feelings that are having a negative effect on your life can, help you look at

things in a different way. Talking to someone who is not connected to any of your worries or issues could help you explore, and explain, these thoughts and feelings in a way that you can understand. Speaking to a therapist who can recognise and see problems that you describe by talking about what is going on in your head, can help you see patterns that emerge when certain thoughts and feelings are explored. A therapist can help you work through negative thoughts and feelings help you understand where they come from and why you have them. Talking Therapies can help improve your self-image and confidence by helping you make positive changes through acting and thinking differently.

Why is there a stigma attached! Many people feel that admitting you are seeing a therapist makes you a weak person! It takes a very strong person to admit that there is something wrong, it takes an even stronger person to do something about it. So, even when things seem at their lowest, you may feel that you have no control or power left, deciding to talk to someone independent is a start to reclaiming the control back into your life.

What are we dealing with? It is very difficult to be helpful in all situations; I have decided to concentrate mainly on mental health issues. I support people with the following issues. Depression Low self-esteem Eating disorders Addiction to Alcohol Borderline Personality disorder Schizophrenia and Bipolar disorder

If you take medication for any mental health disorder and have stopped taking your medication due to the new charges in the farmacias, please, contact me, we will try and find support for you. Do not suffer with any Mental Health Issues, there is help here. Are you dependent on alcohol? Do you drink more than others? Are you living your life around your next drink? Would you like to change this? Areas of support: Depression Low self-esteem Eating disorders Addiction to Alcohol Borderline Personality disorder Schizophrenia and Bipolar disorder Individual sessions are for 1 hour, charged at 25 euro’s per hour. First session is free, Come and see how we could work together. Sessions in talking therapies to put your disorders in order, can change the way you control the Mental Health Issue that is running your life, take control of your life and put your life back in order.

The required papers are the “ficha tecnica” plus the “permiso de circulación” these are the two documents which make up the log book. You should also have your driving licence with you. These documents are all obligatory. What is no longer required is a copy of the insurance receipt as the police have the responsibility to locate your insurance details by checking your registration number online. This is all very well if their hand held devices are working but not if you have just changed the vehicle and the insurance company has not yet logged the details (normally within 7 days) so we continue to advise our clients to carry the up to date, paid insurance receipt with them whilst driving. This will usually be prepared by the bank that pays your bill or from your agent or broker. One of the most important papers that you should have in the the vehicle is the European declaration form known as the “accident statement” and a pen to fill it in. When you took out your car insurance policy you will have been given this form with all the other insurance documents. In Spain, this form is in Spanish and if you took the insurance from our office you will have been given a copy in English or one of the other languages we have available, in order to help you at the scene of the accident.

    

We have written several articles giving instruction on how to fill in this form but the most important points to remember are:1/The form is on duplicated paper and should be filled in by both parties, dated and signed then separated, one copy for each of the two parties involved. You are both telling the same story. 2/It is most important to check the other party’s details, registration number- double check it !!, make of vehicle, insurance company and policy number. It is not common but not unknown for false details to be given or for the writing to be illegible and you are left with a claim that we are unable to process. 3/In the event of a multiple accident an accident statement should be completed for each event i.e. supposing there are 3 vehicles involved, vehicle A & B fill in the statement and where B has been “sandwiched” B & C would fill in a separate statement and reference made on both declarations to the 3 vehicles. If in doubt call the police but still be vigilant especially with the registration numbers. 4/In the event of personal injuries, the police must be called as a court case is automatic although the insurance companies usually settle out of court. 5/ Keep as calm and courteous as possible. Please feel free to call into our office for a copy of the accident report form in English or any of the other languages we have.
