Because there are more listings during this time, there is also more competition. During mid-summer and mid-winter, there are fewer homes on the market and far less competition.

And while we know there are features and amenities in your home that make it extra-special, we would like you to avoid pricing your property higher than its fair market value. Doing that, you will risk a longer selling time and reduce the chances of a successful sale, regardless of market conditions. Work with your Grubb Co. agent to arrive at a smart price. After reviewing comparable sales and market trends in your neighborhood, your agent will work to attract the largest pool of buyers willing to meet your price on desirable terms. She oversees our team of contractors, including painters, landscapers, stagers, handymen, inspectors, and anyone else working on your property so that you can feel confident that your home is well managed. AMY KEOHANE, a licensed realtor, oversees the disclosure preparation process for the sale of your home. She will assist you in preparing the Seller Questionnaires and other necessary forms that you will need to fill out and is available to meet with your or via phone to provide guidance or to answer any questions. Amy will also assist in managing the escrow process once the property is in contract. LAURA O’HARE is our team Marketing Director. She works on postcards, mailings, advertising pieces and scheduling details. You will get occasional correspondence from Laura, primarily when your listing goes on the market. After choosing David and the David Higgins Team as your agent, you will be introduced to the design coordinator and field coordinator who will prepare your home for selling. HOME PREPARATION

Your design coordinator will work with you to unleash your home’s value. The design coordinator will also work directly with vendors on cost-effective improvements, ensuring the work is done beautifully, within budget, and on time. This service is FREE of charge. Your design coordinator will engage the right staging company for your style of home, and work with them to enhance the value of your home by providing the right décor to accentuate positive features. DISCLOSURES

Under California law, sellers face significant liability if they fail to disclose a material issue to a buyer. Unfortunately, most other brokerages instruct their agents not to provide any legal advice related to the disclosures. The Grubb Company provides a licensed California attorney to answer all of your disclosure-related questions and guiede you through the forms. Yet another Dave Higgins Team diference. MARKETING

Our marketing team, including graphic designers and an in-house photographer, work with a professional video production company to showcase your home in prominent local newspapers and on prominent real estate and social media sites. Our team also will create and launch a custom website of your home, featuring a photo gallery, a video tour, a 3D tour, and property information. The David Higgins team covers ALL of these costs. OPEN HOUSES

Our team generally hosts two consecutive weekends of open houses as well as a Broker’s Open House (primarily for other agents), and David or a member of his team will be on hand to answer buyer’s questions and provide other details about the home. OFFERS AND SALE

We make sure our local agent community gets a personalized tour of your home Broker’s Opens are a chance for all agents to preview new new homes on the market for their buyers, and are held on either Monday or Thursday mornings from 10am - 1:00pm depending on your home’s location. A second Broker’s Open may occur if a home has a price reduction or just to remind agents that the home is still available (if it has not sold after the first two weekends of Open Homes).

PROPERTY BROCHURES The marketing of your home includes a distinctive brochure with professional color photos. Property brochures are a great way to showcase both the home’s features and the beautiful photography we commission after staging. Trifold brochures are our standard handout at the Broker’s Opens and weekend Open Homes, and are a great way for potential buyers to remember the properties they toured and are interested in. We print between 75-150 brochures on average, and occasionally use single page brochures for smaller properties.

We had a very short timeline to get our house ready and on the market and Dave and his team came in and worked really hard and fast to get it ready. Our house sold fast and for way over! When we first called Dave to discuss possibly listing our house, we didn’t know anything about him except that he had sold many houses in the neighborhood quickly and for well over asking. I remember he was driving but he pulled off the road to talk. I liked that he didn’t let his calls roll into voicemail, which was indicative of his work ethic. At this point, we had already interviewed 3 other realtors that we knew from a few years back (and whose work we admired) and were very close to making a decision so my call to Dave was almost an after-thought, but our first conversation put him front and center in the running. It was the way he expressed appreciation for the call and his attentiveness during the conversation that set him apart. He was obviously very successful due to his sale record, but he did not have a shred of ego about him. He was earnest in pursuing the work, showed great attention to details with his questions and was both very respectful and personable. His humility, attention to detail and fun personality would remain consistent throughout our collaboration. In addition, Dave had quite a talent for knowing exactly what needed to be done to present our house in the best light and was quite ambitious in his vision for the house, despite the fact that his ambitious plans would require a lot of work on his part. In this, he was again unique. He just seemed genuinely excited about the house transformation and very confident about its success, which was both infectious and reassuring. I can’t say there weren’t bumps on the road given the scale of the prep work, the tight timeline and the numerous contractors involved, but Dave’s commitment to the vision, his coolness under pressure and his ability to diffuse conflicts and resolve issues made it easier. Throughout the process, he made client service a priority and strived to exceed our expectations and we appreciated that very much.

My wife and I have purchased or sold 16 propertiwes since 2002. Over that time Dave Higgins has been far and away the most knowledgeable agent we have worked with. Whether buying or selling, he has demonstrated his superiority over the agents on the other end of the transaction. On the buying end, Dave negotiated a 10% price reduction on a recent property purchase with problems. The costs to bring the property up to standard will be far less than the credit he negotiated. He is currently selling a premium Piedmont property for us and his input on staging and timing have been invaluable. His assistance has made the property even more desirable. When we first met Dave, he guided us through the entire process of selling our home; he helped us plan and schedule a complex timeline. As a result, there were no surprises and no last minute rushing about to meet deadlines. Dave made it a relatively stress-free experience from beginning to end. Predominantly a club of cycling enthusiasts from Oakland and Piedmont, the C510 Cycling Club organizes daily morning rides throughout the Oakland Hills and participates in races, community builiding and charity events throughout the year.

C510 gives back While this diverse group of riders is passionate about their cycling, they are also passionate about their communities and helping others; each year they organize and host an annual race to raise money for the Alameda County Community Food Bank, and to date they have raised over $110,000 for ACCFB. As an honorary member of C510, I am able to pursue two of my passions – cycling and giving back to my community. I became a sponsor of the Oakland Girls Softball League (OGSL) in 2016 after seeing the positive effects it had on my youngest daughter in the Spring prior. Having been raised primarily by my mother and two older sisters, I feel strongly about the empowerment of young girls, which is why I am a proud supporter of organizations like OGSL. The OGSL mission is to provide organized fast pitch softball to girls between the ages of 5-14 in the Oakland community with the overall goal of promoting sportsmanship, developing individual skills, encouraging friendship, and providing leadership opportunities via a fun and positive athletic experience. Self-funded through member registration and sponsorship donations, OGSL is a volunteer run, non-profit, equal opportunity organization affiliated with the Amateur Softball Association (ASA). The OGSL has an average of 250 girls registering as players each year and has been in operation since 1993. DAVE’S ANNUAL PUMPKIN PATCH For the past few years, I have created a community pumpkin patch in my front yard a few weeks before Halloween, purchasing hundreds of pumpkins to give out to the community that supports me and my family. It’s my way of saying thank you to our community for entrusting me with the sale of your homes or the purchase of your new ones.
