Situated in North Devon, along England’s western coastline, lie some of Europe’s finest and cleanest beaches, ideal for both families with children and watersports enthusiasts. The village of Woolacombe can be found along this spectacular golden coastline of soft sandy beaches, flanked by the dramatic headlands of Baggy Point and Morte Point. Almost three miles of golden sands stretch from Putsborough in the south to Woolacombe village itself offering plenty of space for everybody. Bathing is particularly safe in the shallow waters which are patrolled by lifeguards during the main summer season. The small settlement of Mortehoe is a pretty stone built village mentioned in the Doomsday Book. The village features several tea rooms and pubs, a thirteenth century church and Mortehoe Heritage Centre which recounts the areas rich maritime history. Mortehoe is also the starting point for many scenic walks along this dramatic stretch of coastline. Just north of the village and reached only on foot, is Rockham Beach lying at the base of the 100 ft cliff, an ideal location for a peaceful day on the beach.

8 LITTLE BEACH
This premier development has recently been converted and provides parking, board storage and is positioned between the main beaches at Woolacombe. The private ground level entrance to No. 8 is at the rear of the building so access from the car is easy as the parking area is on this side of the building. On entering the apartment the ground floor rooms lead off from the hallway. The first room is the smaller double with 4ft double bed. It is a comfortable room to sleep in, but quite small. Hanging rails, a small chest and underbed drawers provide clothes storage. The main bedroom is a good size with kingsize bed, large ensuite shower room, wardrobe and a delightful window seat to enjoy the front view over the beach and sea. The bathroom is on this level and is spacious and modern. The bath has a shower over. The kitchen with fresh white units housing everything including a microwave but excluding a dishwasher. On the top level of this unusual apartment is the main living room with glass front to the sea. One of the main features of this property is the long slim balcony which is set to take in the extensive panoramic view and has room for a café table and chairs. The oak topped dining table has chairs to seat 6, and is positioned near the French windows for the view. TV, DVD and music system, sofa suite with sofa bed, coffee tables and storage complete the room making this a really great place to enjoy sunny days and starry nights. £20 charge per dog per holiday. With 2 bedrooms and the added facility of a double sofa bed in the living room, this property is suitable for up to 6 people. It also has an en-suite to the master double, a family bathroom, 2 car parking spaces and an occasional visitor space on a first come first served basis so is more than adequate accommodation for a larger or extended family group. The best of the view can be taken from the main living area with its large picture window facing the sea but probably this apartments best feature is its abundant 60 foot landscaped frontage outside where you can relax. It is equipped for summer barbeques on the large terraced area with garden furniture. There is a summerhouse for inclement weather and as a smokers’ shelter. The views from the front extend to Putsborough and beyond with the entire sands of Woolacombe beach in front of you, simply stunning!! In the living room there is a Flat screen Freesat HDTV, DVD, and WiFi plus a radio/CD player/iPod dock with cradles to suit most models. There is Freesat digital in both bedrooms as well. The kitchen dining area has an electric cooker and gas hob, dishwasher, washer/drier, microwave, fridge freezer and plenty of storage in oak fronted units. 5 NARRACOTT APARTMENTS A spacious unusual apartment situated to the side of the building with a large terraced area with views down the road to the sea. Immediate access is through patio doors from the parking area into the main family room/ kitchen. This room opens out into a fantastic space for dining, viewing TV, playing, cooking and relaxing. The fully equipped kitchen has maple fronted units. In the dining area there is a large 6-seater table and chairs and a small children’s 2-seater table and chairs. A comfortable brown leather sofa, 2 large faux leather bean bags, coffee table, CD player/radio and wall-mounted TV create a mini living space within this large family room, from where stairs rise to a 25m2 mezzanine lounge area. The lounge has Sky Freeview TV, DVD/Video players, 3 and 2 seater sofas and a sumptuous cream carpet making this room a great entertainment suite/chill-out room or 3rd bedroom when using the foldout bed; it also serves as a great space for the younger family members to be whilst you are packing to leave. Situated on a quiet residential cul-de-sac just a 10 minute walk to the beach, The Beach House stands in an elevated position with the back of the house facing the bay in Woolacombe. With 3 bedrooms it accommodates family groups of up to 7 people comfortably (Max 6 adults). Please note that it is up hill coming back from the beach & some guests have mentioned this. It is a reverse level which means that two of the bedrooms are on the lower floor and the main rooms are on the ground floor where you enter the house from the front. All rooms seem to have views and most have sea views. The kitchen/diner has patio doors to the lovely enclosed garden. The living room has two sofas, SkyTV(basic package)/DVD/video and a balcony looking out to the beach. From this room there is a dining area with 6 seater table, side board and Radio/CD player. The upstairs bedroom has a zip & link bed which can be 2 singles or a superking. (Please advise your preference when booking) This room has en-suite facilities. Downstairs are a triple room with bunk beds and a single and a bedroom with king-size bed and a wooden cot. (please supply your own cot linen). The family bathroom is on this floor but a separate cloakroom has a WC upstairs. The facilities boasts an 18 hole golf course (available to use at extra cost), an outdoor heated swimming pool (free for guests), fishing lakes and a well renowned bar/restaurant, all only approx 1 mile from Woolacombe Beach. Overlooking the beach at Woolacombe, Marram stands detached and set amongst a cluster of three properties up a driveway from Sunnyside Road, two roads up from, and parallel to The Esplanade. This great location means just a short walk down to the beach and village. With three bedrooms and modern open plan living area, Marram is a wonderful holiday bungalow full of family appeal, comfortable yet homely. This hidden gem even has a hot tub on the front decking for the summer season! There a two double bedrooms both at the front with views and one twin bedroom. One of the doubles and twin share a shower room and the other double has a bathroom with corner bath with shower over next to it. Great for two families or a larger group, Belle Vue House is in the perfect position to be close to the village, beach and all its amenities. This 4 bedroom large Victorian semi on 3 floors sleeps up to 8 and is on Beach Road almost opposite The Narracott Hotel. It is available just for the main summer holiday weeks. There is one dedicated parking space. The kitchen is fitted with all main appliances There is a 4 seater dining table and chairs. The spacious living room with sofa, chairs, flat screen HD TV with SkyPlus/DVD, PS2, some games, CD player and Wi-Fi. The dining table extends to seat 8 with eight chairs available around the house. On the first floor there are 2 double bedrooms, a family bathroom and balcony looking over the main road and down towards the sea. On the top floor are 2 further bedrooms and a shower room. This has a balcony with roof top views towards the beach and dunes. Next to that is a children’s room with single loft bed and further single bed. THE PENTHOUSE
Commanding outstanding far-reaching views, The Penthouse offers the luxury of space and tranquility and yet is only minutes to the beach at Woolacombe Bay and village. The main feature of this apartment is the large loft style living room with its angles and array of windows bringing in the light on even the dullest of days. You really feel on top of the world here. Important to note that there are many stairs leading up to The Penthouse! However, there is an alternative for loading and unloading via a slightly sloped pathway into the communal garden which leads into the private fenced garden, partly decked and perfect for al fresco dining. The patio doors from the back lead into the large kitchen/diner which also boasts a side balcony with patio door and sea views. There is a large Plasma TV and DVD in the main living room. All on one level, the two bedrooms are off a corridor, which leads through the apartment to the wonderful kitchen/diner. One is a double en-suite shower and the other a double plus single guest bed. There is a family bathroom with shower over bath just across from the twin room. There is a small double sofa bed, better for one person, in one quiet area of the living room. This is a well located, easily accessible, clean, comfortable and overall keenly priced village apartment ideal for 2 people plus a dog at all times of the year. Parking is available for one car. LOWER BURNSIDE

Lower Burnside is a spacious 3 bedroom apartment forming the lower half of a large detached Edwardian house set back in Combesgate Valley just a few minutes walk from Combesgate beach, popular for surfing at the right tide. It takes about 10 minutes to walk to Barricane beach if that and a bit further round the Esplanade to the main beach and the village. The living room has a red suite of sofa bed and chairs, TV/DVD and raised patio doors to a decked area with 4 seater table and chairs and view to the sea and National Trust land. There are lovely garden areas to explore around the apartment. One of the bedrooms has a kingsize bed with a large window overlooking the valley and NT land, next to it is a small room with twin beds. There is a bathroom right beside these two rooms. The other small double bedroom is off the kitchen at the back of the apartment and has it’s own ensuite shower room. A great feature of this apartment is the large family kitchen with 8 seater dining table, patio doors to the terrace and fully equipped kitchen with some integrated and some free standing appliances. Dogs must be restricted to non carpeted areas only. If you have a large group of up to 18, it may be possible to book Upper Burnside, the upper apartment for the same period however it would not be possible to dine together at the same time. Overlooking Combesgate Beach, Burnside, the upper apartment in a large detached property, offers great accommodation for up to 3 families or a large family group. Sleeping 8-10, this fabulous, recently refurbished apartment has 3 bedrooms and additional log cabin sleeping 2 in a king size bed. The price shown is for the main apartment only, to use the cabin and sleep up to 10 the price band will be 24. There is a king-size bedroom with countryside views over the Combe Valley and sea view, a family room with double bed and 3 bunk beds and sink and a further kingsize room with dual aspect windows giving both sea and countryside views. From the first king-size bedroom there is an adjacent bathroom with shower over and there is also a family bathroom with shower and airing cupboard. The view from the living room is stunning and although there is no direct outdoor space there is a small area for clothes drying and the beach is literally at the end of the road. No need to drive anywhere in Woolacombe once you arrive as everything is so close by. As you enter the 2nd floor apartment the second and smallest bedroom is in front of you. This room has twin single beds, clothes storage and a window to the side with a distant view towards Woolacombe Down. The living room has the best view and has seating and dining for 4/6 people. The sofa bed can be used for occasional visitors but as the apartment has one bathroom it may well be too many for a whole week. In the master bedroom there is a double bed and Juliet balcony (full glass doors to bring in the light but opening inwards with a railing across.) This pretty room has views through the neighbouring properties towards Woolacombe Down. For a seaside retreat in Woolacombe you will love this place. Directly opposite the nearest surfing beach (Combesgate), a few minutes walk from Woolacombe main beach and backing directly onto National Trust land, Point View is a popular choice for families, walkers and surfers alike. Inside there are 2 comfortably furnished bedrooms, one with a large king size bed, full ensuite shower room and view over the beach and sea. The other twin bedded room has a large velux window looking over National Trust land where sheep occasionally graze. Cliff House has got to be in one of the most outstanding locations in North Devon. It has 2 bedrooms sleeping 4. All main rooms have incredible sea views and the terrace in front of the house is a south facing sun trap and enjoys far reaching panoramic views across to Lundy Island, Morte, Baggy and Hartland Point and over the entire Woolacombe Bay to Putsborough; a truly idyllic spot! Cliff House is next door to Overcombe. The kitchen diner has a pine dining set and dresser and a modern fully equipped kitchen with dishwasher, gas oven and hob, integrated fridge and Hi-Fi. In the utility room, there is a washing machine (no dryer) and integrated freezer. The downstairs cloakroom is off this room. The living room runs front to back of the house and has an outstanding view from the lovely wide opening window. There is ample seating, coffee table and TV/Video/DVD. OVERCOMBE Overcombe is a wonderful two bedroom seafront apartment overlooking Combesgate beach, a popular surfing beach one end of Woolacombe Bay. It sleeps four comfortably in two bedrooms. Overcombe is next door to Cliff House. You will find it hard to beat this outstanding location with some of the best views in the resort. Overcombe has a large lounge with a brown leather suite (3 and 2 seater) where you can sit to take in the view if you are not outside on the south facing terrace enjoying it! Digital TV with Blueray/DVD/Video and a CD/radio player with MP3 socket are available along with games, books, DVD and videos. There is even a Playstation 2 in 2nd bedroom! The dining table in the kitchen seats four and the kitchen has a washer/dryer, microwave, fridge/freezer and full size dishwasher. The front bedroom has an extensive sea view with a king size bed and TV. Sit up in bed and see the sea! Pebbles Court, formerly Pebbles Hotel, is a great development overlooking the beach above The Watersmeet Hotel. Set up a private road yet only minutes to the beach below, these properties look out across the sand, sea and surf towards Hartland and Lundy Island. Combesgate Beach (dog restrictions apply) is a surfing favourite for locals and has many rock pools. At low tide it is possible to walk round on the sand to the famous “shell” beach of Barricane with its great summer café. It is a true gem with tea and coffee in proper mugs, delicious home made cakes, ciabattas jammed full of healthy fillings and a real must, their fantastic Sri Lankan curry made by the Sri Lankan chef. If it is not possible to sit at one of the tables, just take your food and drink to the beach and enjoy our sunsets from your picnic rug.
BLUE PEBBLES This fabulous two-bedroom reverse level house benefits from en suites to both bedrooms (shower in twin, bath in double) and stylish modern fully equipped kitchen. Both the living/dining room with balcony and a lovely large terrace from the master bedroom have direct views across, Combesgate beach and over to Hartland Point and Lundy Island. There is a useful lobby for coats and shoes leading straight into the dining area of the open plan living room and kitchen. Tasteful dĂŠcor with washed wood flooring , chocolate brown leather suite and contrasting turquoise soft furnishings bring this contemporary room to life. With ample parking and allowing pets, this little gem has always been a firm favourite for many repeat clients. The lounge/diner has sofa and 2 armchairs and a table and chairs. This is one of the penthouse apartments in a very prestigious development called Castle Rock, commanding far reaching, uninterrupted views as it is positioned on the cliffside of the Northern peninsula of Woolacombe Bay, hence having a predominantly southerly aspect. There is a lift from the main entrance and once inside the apartment the high vaulted ceiling helps give this penthouse its unique feel. The balconies on two sides of the large main open plan room have glass patio doors filling the room with south westerly light – spectacular! Directly on the coastal side of the road between Woolacombe and Mortehoe, The Coast House has uninterrupted views from some of the windows to the sea and beach below. Sleeping 4 adults and 2/3 children in 3 bedrooms, this lovely holiday home makes a fabulous place to unwind and enjoy a real coastal position high up on the cliffside. Grunta beach below is a real gem with rock pools and vast expanse of beach at low tide. Woolacombe main beach and Combesgate are only a walk away. This triplex terraced house on 3 floors forms part of the former Victorian Mission Hall, one of the few buildings on the coast side of the coast road giving it spectacular views from it’s private outdoor terrace. The owners have recently refurbished the house giving it a new bathroom and kitchen, Bamboo natural floors and redecoration throughout. Eco friendly products and appliances have been used where possible. The kitchen has beautiful slate worktops and white units housing 70/30 fridge/freezer, microwave, washer dryer, dishwasher and oven/hob. The beaches of Woolacombe Bay are within walking distance, the nearest being just below called Grunta and is a personal favourite of mine. One of the prettiest in the resort with huge sandy bottomed rock pools in which my children learnt to swim! Good surf, sheltered and great for beach BBQs and fires into the evening, a real gem! Plover (named after a local coastal bird), has a lovely open plan kitchen and living space combined. Two sumptuous sofas and coffee table are positioned to enjoy the extensive view from the balcony doors. There is a dining table and chairs for four, TV/DVD/Video and mini hi-fi for your entertainment. The kitchen has a fridge with freezer compartment, microwave, washer/dryer, dishwasher and oven and hob. From the master bedroom there is a side view across the sea so you can enjoy that view when sitting up in bed with your morning tea. The other bedroom has twin beds and tallboy. Standing on the site of the former Mortehoe Bakery, Crescent Yard Cottages nestle in a courtyard flanked on one side by National Trust land used for grazing sheep at some times of the year. The Chichester Arms renowned for its good locally produced food, the church, shops and other amenities are just paces away. The cottages are off the beaten track making Crescent Yard a quiet location with no through traffic. The village, with its three good pubs serving real ales also has tea rooms, church, heritage centre, post office, fish and chip shop, village stores, gift shop, restaurant, and deli selling clotted cream ice cream in about 12 different flavours! Available for its third season, this double fronted house is beautifully appointed with everything one could hope for from a holiday home. No 1 has three bedrooms sleeping four. The family bathroom is also upstairs but there is a cloakroom/ WC downstairs. Downstairs the kitchen diner extends the width of the house with a window either end making this room light and fresh.

You can walk to the nearest local beach at Rockham Bay which is great for rock pools and bathing. The surf beaches in the sister village of Woolacombe are at the bottom of the hill just a short hop by car or a pleasant walk of about a mile. Port of Call is in walkers paradise with the coast path stretching in both directions and the beauty of Morte Point is on your doorstep. The spacious open living space spans front to back with patio doors looking out across the road to the car park, National Trust land beyond and a glimpse of the sea to the far left. Cancellation Charge Should you have to cancel your holiday for whatever reason, we require all cancellations to be notified by telephone and confirmed in writing to us at Holiday Home Hunter. Without written confirmation we cannot process your cancellation. On receipt of the written cancellation we will endeavour to relet the property. If Holiday Home Hunter succeeds in re-letting the property for the whole period, a full refund can be made less the administration fee of £15. Otherwise a cancellation charge will be payable - this will be based on the number of days before the holiday start date that the cancellation is received in the Agents’ office in writing. If you have to cancel for a reason not covered by insurance, the same charges apply. Changing a Booking A change of holiday accommodation after the deposit is received constitutes a cancellation. If you need to change the date, we will endeavour to do so subject to authorisation from the owner and at an administration charge. Administration Charges
The confirmation invoice will show the balance due including any additional costs (if applicable) and will indicate the balance due date. The full balance must be paid no later than 8 weeks prior to the start of your holiday. A receipt will be sent showing the final key collection arrangements upon receipt of the final balance. There is a 2% charge on credit cards but not on debit cards.

yourself in case things go wrong. To avoid the added stress of cancellation charges and for your complete peace of mind we highly recommend that you take out holiday cancellation insurance. An application form and details of this will be sent to you with your initial confirmation receipt. Alternatively, you may choose your own cover or you may already have an annual policy. All persons named on the booking form should be covered. An adequate insurance should cover you against all travel or accommodation deposits or charges which you have paid or are contracted to pay in respect of any or part of the holiday which you are prevented from undertaking and where the appropriate premium has been paid. The insurance should cover cancellation or curtailment of your holiday due to death, injury, illness, redundancy, summons for jury service or as a court witness, your home becoming uninhabitable or you being required to assist in police enquiries. Close relatives who are not travelling, are usually also protected if you cancel your holiday due to their death, suffering severe accidental injury or a serious illness.
Your booking is a legally binding contract, and like all contracts you should protect
We will make an administration charge of £15 for the following: cancellations, change of booking, left property returns (at our discretion), and cheque payments not honoured. Extras These are shown in each property description and will be charged at the rates shown. The charge will be shown on your booking confirmation invoice and is payable with the balance. Where damage deposits are charged, they will be refunded during the week after departure if no damages occurred. Departure and Arrival Accommodation is available from 3pm on the day of arrival until 10am on the day of departure (unless otherwise stated). All units are furnished and equipped for the number of persons stated in each description. Price Changes and Alterations The Agents reserve the right to amend any prices or details due to omissions or errors. Payment Method Our preferred method of payment is by bank transfer/bill payment/BACs however payment can be made by cheque or postal order and made payable to Holiday Home Hunter. We now also take debit (no fee) and credit card (2% fee on credit cards) payments. Overseas holidaymakers may pay by Sterling or Euro cheque. See the booking form. Restrictions Unfortunately we cannot accept bookings from all male or female parties comprising more than three people or groups of single persons under the age of 25.
Holidaymakers Agreement Holidaymakers must agree to: (a) pay for any additional costs as stated on the accommodation details (b) pay for any losses or damage (excluding reasonable wear and tear), unless the costs can be fully recovered under the owners insurance policy. Some properties require a security/damage deposit, details will be shown in the individual descriptions (c) take good and reasonable care of the property and to leave the property and all equipment in a clean and tidy condition (d) permit the owners and agents reasonable access to the property (e) abide by and not exceed the total number of persons in the property as stated on the property details (f) report to the agent or the owner any items missing from the inventory (if provided) Liability The agents accept no liability for an act, neglect or default on the part of the Owners or any other person not within their employ or otherwise under their control, nor for any damage, loss, accident, injury, expense or inconvenience, whether to person or property, which the holidaymaker or any other person may suffer or incur arising out of the letting, or is in any way connected to the letting. Non-Availability of Property Should the case arise that the property, for reasons beyond our control, is not available after booking has taken place, all charges paid in full by the holidaymaker will be returned in full. The holidaymaker will have no further claim on the owner or the agent. Property Descriptions All property descriptions are accurate at time of press and the agents aim to ensure that any information provided by property owners is accurately conveyed in their brochure. However, any changes will be notified to you as soon as possible after we have been made aware of the situation. We cannot be held responsible for such changes. Complaints and Losses All complaints must be notified to the agents immediately so that an investigation can take place and take any action necessary. Compensation cannot be made for any complaints that are made after the holiday period has ended or where the holidaymaker has denied the owner or agent access to resolve such matters. We cannot accept responsibility for any items left behind in your accommodation after you have vacated the property, however, for the cost of postage and the administration fee of £15 (at our discretion) we will return them to you by post. Any such items not claimed within 2 weeks of you vacating the property, will be disposed of. Legalities The ‘lead party’ name must take responsibility for the entire party booking. Should any of the party members not conform to any of these conditions, the owner or the agent reserve the right to enter the property and terminate the tenancy. These booking conditions were completed on 16th December 2009.
