Le site du projet s’inscrit dans la ZAC « Rénovation Urbaine/Ronjon » et fait partie du périmètre opérationnel du PDRU défini par la Commune de Cayenne. Le contexte de l’opération concentre des enjeux déterminants pour la ville en termes de développement et d’image : l’implantation de la ZAC au sein d’un réseau viaire et paysager spécifique de la ville de Cayenne (Rue EGALGI, Avenue Galmot, Boulevard Jubelin, Canal Laussat), en entrée du centre ancien, en font un espace urbain singulier qui participe à la configuration du coeur du quartier. La recomposition urbaine proposée par le plan guide de l’ANRU invite à optimiser le fonctionnement urbain, de recomposer du bâti à l’échelle des enjeux de représentation de la résidence et des nécessités d’intensité de logements en milieu urbain. Le programme de reconstruction offre donc l’opportunité de répondre aux objectifs et à la stratégie de la commune et constitue la contribution de la S.I.GUY pour le renouvellement des quartiers de la ville
The project site is part of the ZAC "Urban Renovation / Ronjon" and of the operational perimeter of the PDRU defined by the Municipality of Cayenne. The context of the operation focuses on decisive issues for the city in terms of development and image: the establishment of the ZAC within a specific road and landscape network of the city of Cayenne (Rue EGALGI, Avenue Galmot, Boulevard Jubelin, Canal Laussat), at the entrance to the old center, make it a unique urban space that contributes to the configuration of the heart of the district. The urban recomposition proposed by the ANRU guide plan invites to optimize the urban functioning, as well as to recompose the building on the scale of the challenges of representation of the residence and the housing intensity needs in urban areas. The reconstruction program therefore offers the opportunity to respond to the objectives and strategy of the municipality and constitutes the contribution of the S.I.GUY for the renewal of the city's districts

La parcelle objet de l’intervention, dont la SIMKO est propriétaire, est la N° 19 de la ZAC Hibiscus à Cayenne. L’îlot 19 est nommé « Macoupi ». Le terrain a une surface de 2933 m2, et se situe dans la ZAC Hibiscus (Zone AU1 du PLU). Le présent Permis de Construire a pour objet la construction d’un bâtiment R+3 avec 36 logements sociaux type PLS et environ 550 m2 commerces en RDC. Le bâtiment présente une hauteur de R+3 sur tout l’alignement obligatoire, comme préconisé dans le cahier de la ZAC. Tout le long des rues Jiao Tong et Harvard, une galerie commerciale de 2,50 m de largeur héberge des locaux commerciaux. A l’intérieur d’îlot le bâtiment présente deux parties en R+2 avec les communications verticales et des logements. Le bâtiment est cohérent par rapport aux constructions avoisinantes prévues par le plan de la ZAC Hibiscus (hauteur des bâtiments voisins : R+3). The plot object of the intervention, which SIMKO owns, is N ° 19 of the ZAC Hibiscus in Cayenne. Island 19 is named "Macoupi". Il bacino mediterraneo è uno dei luoghi più importanti a livello storico-economico del mondo intero. Per contrastare la concorrenza dell’Oriente nell’ambito del commercio marittimo questo luogo è protagonista di un processo di recupero straordinario della propria centralità perduta. In questo contesto si inserisce la città di Marsiglia, città porto per eccellenza che ha un ruolo predominante sia all’interno del bacino, sia come porta di accesso verso l’entroterra europeo.

L’idea progettuale si è basata sulla creazione di un moderno lungomare che permetta la creazione e il potenziamento dell’asse longitudinale di connesione già esistente al livello urbano di Barreiro. Le due parti nord e sud del paese al giorno d’oggi sono infatti pressoché isolate a causa della linea ferroviaria. La creazione di nuove attività e residenze, cosi come del percorso-parco lungo le rive del mare però si giocherebbe sul rispetto delle tradizioni del paese e su percorsi a mobilità dolce quali percorsi pedonali e tramway elettrici. Questa nuova parte di città sarà costruita secondo i principi di una mixité funzionale che comprenderà dunque non solo residenziale ma anche numerosi locali per aggregazione sociale, un centro commerciale a funzione di mercato per le esigenze locali e numerose attività culturali seguendo le orme positive della vicina città di Lisbona. Tutto il settore è stato disegnato a livello urbano secondo una logica di piazza europea che crea in sè per sè la vita pubblica del quartiere e permette di attra versarlo in maniera del tutto pedonale dal centro fino alle nuove spiagge. The project is the idea of placing the regained space as the focus of a new riverside walk that would determine as longitudinal axis of connection and activate the riverfront. This riverside walk, while improving the connection between the two neighborhoods that were practically isolated from each other because of the presence of the railroad tracks, connects two natural areas, both pedestrian and rolled way. This new hub serves also as support to improve the cross-connection and try to achieve a better distribution of trade and equipment The sector is organized with a system of squares that allow cross it more or less directly in any direction and determines the public living space with the addition of certain equipment around each of t h e m

Il concept dell’intervento è stato fin da subito quello di trasformare l’immenso spazio abbandonato dell’ex zuccherificio Eridania, per lungo tempo fonte di ricchezza economica per la città, in un luogo positivo e rivolto alla città e non chiuso in sè stesso. Tutte le riqualificazioni sono state guidate dall’obbiettivo di ridare nuova vita economica agli edifici abbandonati, spesso di grande qualità architettonica, e di ricollegare l’area ad un vasto sistema di piste ciclabili che permetterà, affiancando gli argini del fiume Po, di collegare le città di Torino e Venezia passando appunto attraverso Ferrara. Grazie al sistema di ponti e passerelle ideato tutta la città potrebbe tornare ad essere un centro fluviale di rilevanza nazionale. L’acqua e il verde restano gli elementi fondanti per la nuova linea di sviluppo urbano e per consentire un nuovo collegamento fisico tra centro e periferia. L’area è infatti localizzata all’imbocco tra il Po di Volano, ramo morto del fiume Po da secoli, e il Canale Boicelli.

The principle concept idea was to transform this huge abandoned area in a way that could be positive for the city too. For istance all the restablishments were done to allows the entrance of new job activities (a new industry system) and, at the same time, to link the cycles ancient history of Ferrara with the bike path Po river, which connect Turin and Venise, crossing all north italy amazing landscape. Thanks to new pedestrian and cycling bridges and a collection of leisure activities, Ferrara might become the centre of a extraordinary link between the Po uvial cities (including Mantua, Milan, Cremona). Green and water will be the main characters of the new growth of the suburbs and the city centre. The area of intervention is located between the conuence of two rivers: the Po di Volano, which cross the city centre, and the Boicelli canal, that connect the ďŹ rst one with the Po river, just 6 km north from the Ferrara

Il disegno urbano riflette in maniera esaustiva l’idea di trasformazione legata alla città di Ferrara. Il sito è stato difatto diviso in base a tre periodi di intervento differenti. Il primo riguarda gli spazi edificati già esistenti che saranno trasformati in nu nuovi ambienti coworking, laboratori per le numerose università della città e industrie avanzate. Il lato sud del fiume sarà interessato anch’esso da una rigenerazione più a livello residenziale, integrato con attrezzature e servizi sportivi facenti parte di una nuova grande area verde al servizio della comunità intera. La terza parte, quella di Via Arginone, diverrà un grande percorso verde lungofiume che permetterà anche agli abitanti della zona di riscoprirne le qualità. Le proprietà private, quali giardini e pi piccoli spazi, attinenti ad ogni abitazione saranno invece spostate sul fronte principale della via. Tale cambiamento, in un secondo momento, potrebbe contribuire ad una riqualificazione di Via Arginone oggi degradata. Grazie alle differenti attività abbiamo previsto che l’intera area, grande come il centro di Ferrara, possa essere utilizzata durante tutte le ore del giorno diventando il cuore pulsante di un polmone verde ridonato al centro.

The plan reflect totally the main concept of the urban retrasformation. The site is mainly divided in three different moment of intervention. The first one is the industrial complex which will be transformed into new coworking spaces, laboratories, ad advanced industry The right side of the river will be interested too in the renovation, by building a residential district, integrated with a leisure-sport big new area offered to the cit The third part is Via Arginone’s side, that would become a great green walking path just along the riverside. Although there’s already a huge quantity of trees and green areas, all of them are private. Our solutions will be just to move in front of the houses the private gardens and leave all behind free for common users Thanks to the difference activities the all field would be possible lived during all the hours of the day. An area, as big as half of the city centre, will be enjoyed by everyone, inhabitants of Ferrara and bike lovers from all over Europe

Le quattro facciate del grattacielo sono costituite da un complesso sistema di frangisole ligneo che permette di proteggere i trasparenti uffici retrostanti dall’irraggiamento solare diretto. Concettualmente questo sistema rimanda all’idea di un nido all’interno del quale possano nascere idee. L’apertura dell’edificio verso il parco allo stesso tempo permette alla creatività che in esso nasce di diffondersi all’intera zona industriale permeando di novità anche le aree adiacenti. Da un punto di vista tecnologico e percettivo, il legno con il passare delle stagioni varierà la propria apparenza rendendo l’idea di un cambiamento perenne ed interrot
The skyscraper facade is made of a intricate system of woods curtain wall which allows to protect the transparent offices inside from the solar direct light. Conceptually may remind us the idea of a nest that keeps all the creative new ideas inside itself and, according to them growth, allows the ideas to spread out in the al industrial area. From a technical point of view, the climate change the colour and the condition of the wood sticks, and so will change the perception of the building itself

Il progetto di restauro compiuto si è articolato su diverse fasi che hanno permesso il raggiungimento di un risultato finale soddisfacente sia in merito al rispetto del manufatto artistico-architettonico sia da un punto di vista tecnologico e operativo. Dopo un rilievo fotografico ed architettonico di ogni singola parete dei locali su cui intervenire si è proceduto ad una analisi dello stato di fatto attraverso un puntinato cromatico volto ad una migliore resa grafica possibile. Allo stato di fatto è seguito un modello operativo di intervento sul degrado che ha portato, con le giuste valutazioni,ad una conclusione progettuale efficiente The restoration project is mainly divided into several phases that allowed the achievement of a satisfacient result both from the respect for the artistic-architectural work and from a technological and operative standpoint. After a photographic and an architectural survey of each wall of the building, an analysis of the status quo through a color-speckled has been carried out, in order to obtain the best graphic as possible. After the analysis we proceed through an operating model based on the degradation intervention that has led, with the right assessments, to an efficient project result

il progetto costruisce la propria identità sulla transizione dal concetto di assenza a quello di raggiungimento dell’essenza. Guidati da un dinamismo graficamente spigoloso e circondati da piatti paesaggi orizzontali, siamo arrivati al disegno di due sculture. Questi due elementi do dovranno essere percepiti come porte d’ingresso sia alla città di Sant’Agata che alla fabbrica Lamborghini. La loro forma ne sottolinea il passaggio quasi fosse un estatico superamento di forze verso la perfezione

L’Oreal, Milan boutique design project 2017
Milano, la capitale morale d'Italia, è anche una delle città della moda nel mondo. Il mio progetto parte dalle potenzialità del design e della disposizione spaziale per contribuire a dare un nuovo volto alle boutique del marchio L'Oreal in occasione del lancio di un nuovo prodotto. Sono state previste tre possibili disposizioni a seconda del luogo in cui esse verranno realizzate e in base al budget messo a disposizione dall'azienda francese.
Milan, the Italian “moral” capital, is also one of the most fashionable cities in the world. My project starts from the potential of design and spacing layout and it tries to help giving a new style to the L' L'Oreal brand boutiques for the launch of a new product. Three possible arrangements have been envisaged, depending on where these stores will be imagined and on the basis of the available budget given by the French c o m p a n y .
