FAQ’s How do I change my property over if it is currently being managed by another agent?

How long will it take to find a tenant for my property?

Simple! If you currently have a property managed by another agent and you're not satisfied with the service you are getting and would like to change over to Rentals101 all you have to do is fill out the 'Other agent termination letter' (under forms and documents), send a copy of that to us and also to your current managing agent, fill out a new management agreement with Rentals101 and we will take care of everything else for you. We will organise for the tenant to be notified and for the keys to be collected from your managing agent. Everything else carries on as usual. Changing your managing agent could never be easier.

This is a common one and there is no guarantee on how long it takes to rent a property however the better your property is presented, the more realistic the rental amount you are asking and the better the agent whose letting your property, the quicker it will rent out. At Rentals101 we have among the lowest vacancy rates in the industry and generally we will have most properties rented inside 1 week of being placed on our rental list.

What happens if my tenant doesn’t pay rent?

We monitor tenant arrears on a daily basis. When a tenant is 4 - 7 days in arrears we will contact them via telephone, email and SMS. On the 8th day of arrears a Notice to Remedy Breach will be issued to the tenant giving them 7 clear days to bring the rent up to date. If rent is still not paid within this time frame a Notice to Leave will be issued to the tenant giving them a further 7 clear days to vacate the property. We will communicate with you throughout this process and a Notice to Leave will never be issued without discussing the situation with you first. It is our intention at all times to minimise any loss to the owner so these actions need to be carried out promptly.

One of the most common misconceptions about finding an agent to manage your property is that they need to be located in the neighbourhood. Long gone are the days when prospective tenants went from real estate agency to real estate agency looking for homes to rent in any given area. They simply don't have the time. Over 95% of all of our tenant enquiry now comes from the internet meaning that we can quickly and easily rent out properties in a very large geographic area. We can also very quickly assess rents in any given area to determine what the right amount of rent is for a particular property. How should I Know what my property will rent for?

If we currently manage your property and you are looking to sell or even if we don't manage your property and you are looking to sell, your choice of agent is of critical importance in ensuring you get the best price in the sale. Many of our owners live interstate or out of the area and don't have relationships with selling agents in the area that their property is located in. We specialise in renting properties but do have a vast referral network so that we can easily put you on to the best agent to sell your home no matter what suburb it is located in. Just call us and will put you in touch with the right people. Our goal is that you get the very best return on your investment and that extends to ensuring that the best possible price is achieved when you want to sell.

You will get the best indication of what rental amount you should be getting on your property by closely comparing it to other properties similar to yours that are currently being rented or have just been rented. The best way to do this is to either talk to your managing agent or just log on to realestate.com.au and look at what properties are for rent in your area. Apart from this, market forces will determine exactly what amount of rent you achieve. If you have a very popular property you will get more interest and subsequently a hgher rent. If you have a property that is less rentable, you will find it hard to command a premium rent. Rentals101 employs skilled letting consultants who accompany all tenants on rental inspections, similar to a good real estate salesperson, to ensure that all tenants are made aware of the positive features of the property and hence are more likely to pay a higher rent.

Do I need landlord’s insurance? As with any insurance policy, it is not compulsory to have landlord insurance on your property however we strongly recommend that every investment property owner has a specific landlord insurance policy in place for their property. Landlord Insurance protects you in the event of a tenant not paying rent, departing the property early or damaging the property. It also includes public liability and limited cover for contents (eg floor coverings, curtains).

Document Preparation

We verify all information provided to us by prospective tenants. We also carry out a search on all applications with “TICA� Australia's largest National Tenant Database. Before we recommend Tenants, we will endeavour to ascertain the accuracy of their information given, including their employment, income and references. We also ensure that the tenants acknowledge their responsibilities and will properly maintain the property. Of course we will always consult you prior to placing a tenant in your property, unless you request otherwise.

If required Rentals101 can handle all the necessary paperwork and pre- rental logistics required to ensure a tenant makes a smooth transition into your property. We will: Prepare REINSW approved lease documents.

Inspections We understand how important regular property inspections are for our landlords peace of mind. That is why we conduct routine inspections and provide you with updated inspection and progress reports on the tenancy.

Prepare any special conditions pertinent to the property. Complete a detailed condition report, including the condition of all rooms and fixtures, before the tenant moves in. Provide the tenant with a copy of the Department of Fair Trading Tenant checklist, which explains the rights and responsibilities of both tenants and landlords. Collect the bond and complete the bond lodgement form, as required by the Residentian Tenancies Bond Authority. Complete documentation with tenant details to ensure water usage charges are billed to the tenant correctly (providing the property is separately metered. Statements Rentals101 collects the rent on a monthly basis unless otherwise negotiated. A fully itemised statement is forwarded to you each month and an annual statement is provided at the end of each financial year. Copies of maintenance invoices are retained and available on request, we automatically credit the monthly rental into a nominated bank account.


FAQ’s Repairs and Maintenance

Vacating tenants

We listen to how you would like us to manage your property and arrange maintenance accordingly. In the case of non-urgent maintenance, we will either refer all matters to you before taking action, or organise the the required repairs on your behalf up to an agreed amount. Under the Residential Tenancy Act, certain repairs are considered to be of such a serious nature that action must be taken immediately. The limit for these repairs is $1000. Should such a situation arise, we will make all reasonable attempts to contact you, we will arrange necessary repairs up to this cost limit. We have a full range of reputable trade's people available who have been providing quality, reliable service to us for many years. All are qualified, professional and covered by the appropriate insurance. If there are trades people that you would prefer to use, we are happy to record their details and contact them when required.

If your tenant is vacating we will: Provide them with a cleaning guide, as well as a list of recommended cleaners and steam cleaners, to ensure a hassle free exit for all concerned. Liaise with the vacating tenants to coordinate inspections for prospective tenants. Conduct a final inspection and review the condition report that was completed at the start of the tenancy, to ensure the property is left as it was found, with the exception of fair wear and tear. Inspect the property thoroughly, report on its condition, and recommend if any work is required prior to re-letting, to ensure your property is maintained. Organise for the bond to be returned to the tenant in accordance with the Residential Tenancies Act.

Lease renegotiations Landlords and tenants are notified well before the expiry of the lease. At this time a new lease may be negotiated or the tenancy can continue on a month-tomonth basis.

Saving you time To save you time and inconvenience, you can arrange for Rentals101 to pay the following expenses, on your behalf. They will be deducted from your monthly rental income. Council rates. Water rates. Body corporate levies. Insurance premiums. Any other property related charges.

NSW Consumer, Trader & Tenancy Tribunal (CTTT) The Residential Tenancy Tribunal deals with disputes arising between landlords and tenants. In the event of a dispute we can: Apply to the CTTT for resolution. Attend any tribunal hearing on your behalf to present the case.

Standard Fees and Charges

At Rentals101, We Offer Two Property Management Options

Option One Management fee of 7.7% of gross monthly rental plus an agreed marketing fee. The marketing fee covers the advertising package listed opposite (excluding print media) A prestige photographic package is also available with floor plans if requested. Property owners then cover the following costs: Letting fee this is charged when a new tenant is secured. This covers all the work associated with the application processing, property viewing, paperworl/lease preparation and property condition report. Lease renewal fee to cover lease renegotiation and document preparation. A statement fee. Tenancy tribunal fees. An end of year financial tax summary is available.

Option Two An all inclusive management fee of 8.8% of the gross monthly rental. This fee includes: The advertising package listed opposite (excluding print media) Lease renewal re-negotiation and document preparation fee. Statement fees and end of year tax summary. Tenancy tribunal fees. A letting fee will also be charged (as per Option One) Option One & Option Two are inclusive of GST
