the docKlaNds BusINess Forum IN BRIEF The Docklands Business Forum is a voluntary association of businesses in Dublinâ&#x20AC;&#x2122;s Docklands, representing multinationals, major corporates and SMEâ&#x20AC;&#x2122;s. As a volunteer-driven association of business people and organisations, the Forum is committed to making the Docklands a better place in which to live, work and visit. Although originally set up within the DDDA the Forum has since become an independent organisation with over one hundred paying company members and an elected executive. This Executive is made up of representatives from our broad membership base representing all industries in the area. To date the Forum has successfully brought together many groups, businesses, communities and individuals across the area. Our primary objectives are to help establish a thriving and vibrant business community across the Dublin Docklands by: Being the representative voice of business in the Docklands area. By promoting job creation, economic development and local trade. By sustaining and growing employment opportunities through increasing B2B revenue.

Foreword By Bobby Kerr

As a local businessman with six Insomnia stores throughout the Docklands both north and south of the River Liffey, I have been a close observer of business activity in the Docklands for a long time and have also seen the many projects, negotiations and activities which the Docklands Business Forum have been involved in while trying successfully to support and further enhance the business environment within the Dublin Docklands. The Docklands Business Forum have certainly had their work cut out for them, in particular, over the last three years. Not only have they maintained an important close network of businesses within the Docklands area, but they have managed to greatly enhance these relationships to create something really unique – a sense of belonging and a true commercial bond between the largest of the corporations on the planet and some of the smallest businesses in the area. This is seen through successful endeavors such as the Annual Docklands Volunteer Cleanup where professionals swap their keyboards for paintbrushes for a day to paint, weed and dredge all over the Docklands. Other initiatives include engaging local stakeholders to create vehicles for the public to come and experience the Docklands, as outlined in another section of this publication. The DBF have engaged with the Dublin Docklands Development Authority and Dublin City Council over the past year and have made significant contributions to the direction of planning within the Docklands with key submissions to the new Strategic Development Zone and ongoing engagement on business to community relations at many levels. In addition, within the short space of a few years, they have created one of the most successful business award events in Ireland with the high profile Docklands Business Awards, yet again sold out this year.

The Dockands is an area that consistently punches above its weight and this is something which can also be said about many of the companies listed within this document. ‘Success breeds success’ and in the Docklands you can sense the entrepreneurial spirit in the air. It’s alluring, it’s infectious and the Docklands Business Forum is the pivotal link that enables these businesses not only to engage at a commercial, sustainability and community level, but will passionately defend, promote and represent every single enterprise within the area to make it Europe’s premier business hub.

JOINing up the docks! The member businesses listed in this publication are doing more than their daily commercial activity, important as that is. They have stepped out beyond their own threshold to connect with other enterprises in the Docklands to create a business community. By working together in the Docklands Business Forum businesses are not only working to realise their own potential but striving to ensure this fabulous urban space realises its possibilities also. The year 2013 was spent trying to figure how to restart Docklands development. The winding up of the DDDA, Dublin City Council taking control and the process of designating Docklands a Strategic Development Zone (SDZ). All the talk became building heights, development densities and planning flexibility. Getting the SDZ right is vitally important. Docklands is primarily a business brand. From the very start its primary focus was to attract large enterprises into the city, create wealth and with it thousands of well paid jobs. It has succeeded beyond the imaginings of its founding innovators. We have worked hard in the Forum to ensure that the focus remains on the original goal and ensure that we build on what has already been achieved.

But there is a paradox in the positive developments of the Docklands. For all the success in creating employment and development it remains an untapped seam of opportunity. Large areas of the Docklands remain almost empty outside business hours and weekends.

The refurbished Sir John Rogerson’s and North Wall Quays are recreation resources that go largely unused throughout the year. We are working with the Dublin Port Company and Dublin City Council to develop this area as a family friendly day trip destination. Equally the Grand Canal Dock is potentially a world class water sports venue and we are working with Waterways Ireland to realise this potential. According to a recent European Commission report Marine tourism is one of the next big trends. The infrastructure in the Docklands is perfectly placed to benefit. We have ideal space for visiting yachts on the eastern River Liffey and the Grand Canal Basin. Seven large hotels within walking distance, the adjacent DART and Luas rail networks, the airport access through the Port Tunnel and even a ferry terminal nearby all give Docklands enormous potential to realise fantastic benefits for the City. At the eastern end of the Grand Canal Dock lie four pieces of Dublin’s Georgian heritage. Restoring the Camden Lock Gates, first opened in 1796, will allow ships and large yachts into the Basin with all the exciting tourist potential that entails. Remarkably the three Georgian Graving Docks have survived. Restoring them as useful public amenities is now our goal. With so much history to offer the development of a tourist trail could bring and guide visitors through the area. The many cafes, bars and hotels perfectly complement this new use. All these initiatives do not compete with Docklands as an international hub for business services, they complement it. The Docklands presents the city with an unparalleled opportunity. It needs an organisation with the vision, connections and leadership to bring together the areas disparate and complementary resources to realise its promise. With modest resources the Docklands Business Forum can do the job.

There are untapped opportunities for small enterprises in providing products and services to large local corporations and their employees. We have initiated networks that are bearing real fruit for our smaller member businesses in gaining access to decision makers in larger corporations. One successful meeting can be a ‘game changer’ for a small or new business. Companies sourcing products and services locally have a positive impact on the local economy and the city environment.

5 Chairman’s Satement

Those of us fortunate enough to live or work in the Docklands can see rapid change and progress all around.

Chairman’s statemenT Ciaran Flanagan, Chairman. Ireland is bouncing back from the worst recession in living memory and nowhere can this be seen so vividly than Dublin’s Docklands. So, it is opportune that we launch the first Docklands Business Directory at a time when this vibrant business area is expanding its strong business base of both multinational Tech and Finance businesses along with the traditional shipping and business support services. The Directory not only marks a baseline paper on activity in the area but also provides a collection of articles on the status of the Docklands. Those of us fortunate enough to live or work in the Docklands can see rapid change and progress all around. From the records on cruise ship visits by the Dublin Port Authority which broke the 100th cruise ship target twelve years ahead of predictions this year to the multitude of announcements on the lettings of the remaining commercial buildings which have been vacant for the past number of years. The recently approved Docklands Strategic Development Zone (SDZ) will further accelerate the growth by acting as a fast-track planning scheme which will allow buildings up to 22 storeys high to be constructed on 66 hectares of riverside lands previously under the control of the Dublin Docklands Development Authority (DDDA) which is winding up this year and transferring its powers to the Dublin City Council.

The existing plans under the SDZ will mean an additional 2,600 new homes and between 300,000 and 350,000 sq m of commercial space, providing a potential 23,000 additional jobs from the SDZ alone. So, after a number of years of stagnation the Docklands seems yet again to be on the rise and it will be a completely different place yet again in another three to five years. Even more vibrant, even more compelling and an even brighter jewel in Ireland’s business crown.

The DDDA have always been of great support to the Docklands Business Forum and we will miss their engagement while looking forward to developing a closer and deeper relationship with Dublin City Council.

Introduction

The objective of this directory is to provide a comprehensive account of the activities of the Forum, a listing of its members, articles of interest to those working and living in the Docklands and a wider listing of businesses in the area - all in a single bound document.

whY do we Need a dIrectorY? Over the past three years the Docklands Business Forum has striven to upgrade its communications to both its members, Dockland stakeholders and the wider business community. Beginning with a rebrand that delivered the new logo, the Forum has continued to concentrate on the quality of its material. We have endeavoured, with minimal budgets, to ensure our brand is supported by the best possible communications material in print, web and on-line. Examples of this to date include the promotional and display material for the Dockland Business Awards in 2012 and the Awards in 2013. We have also invested in material for the Annual Clean-Up, the Summer Barbeque and an on-going revamp of the Forumâ&#x20AC;&#x2122;s website. The Directory is part of this process and for the first time provides a comprehensive account of both the activities of the Forum and a listing of its members in a simple and elegant bound format. There is a tendency for organisations, when asked about their activities, to direct people to a website, and although the redesigned Forum website provides ample information it was felt that

a directory would be a more efficient way to really communicate the myriad of activities and initiatives that the Forum is involved with. By incorporating all our members in a single visual listing it demonstrates the opportunities for inter-member business activity. We hope that our members will use this directory as a tool to identify prospects and possible business partners. In fact the primary aim is to ensure that we can CONNECT our members with each other and demonstrate to those businesses who have not joined the Forum, that it is extremely worthwhile to consider membership. It is also important that we have a way of charting progress and be able to look back on successful events over a defined period. So why a Directory - it simply provides a window in time that illustrates, in a single document, the breath of the Docklands Business Forumâ&#x20AC;&#x2122;s commitment to the area and its ambitions for same. 7 CSR & Environment

The subcommittee, established in 2008, represents businesses in the Docklands region and actively raises awareness of the challenges and opportunities of operating in a low-carbon economy. Part of our remit is to support initiatives to ensure the locality remains a vibrant and attractive place to live and work and we do this by organising awareness events with expert guest speakers who advise Forum members on CSR & Environment issues.

the FORUM, the ENVIRONMENT aNd CSR In recent years we have had a focus on how environmental initiatives can help reduce the bottom line for our members. We have delivered a number of case studies on the significant savings to be made by ‘going green’ as well providing members direct access to government agencies who provide financial support for such initiatives. The CSR and Environment group also launched a mentoring programme that partnered SME’s with large corporates to pick up tips and learn first-hand how such savings could be made.

Thanks to everyone who turned up on the day, and for helping to make the Forum’s Annual Spring Clean such a success! The CSR & Environment subcommittee also works at a strategic level to improve the environment in the Docklands region. The subcommittee worked closely with the DBF board to help gather support from businesses representing more than 20,000 employees to lobby Dublin City Council to bring Dublinbikes to the docklands. With the arrival of Dublinbikes scheduled for early 2014 the docklands will become an even more accessible location for workers, residents and tourists alike. The subcommittee also contributes knowledge, best practice and expertise to DBF members and previously published a useful guide for businesses on lowering the carbon footprint and reducing costs. The flagship event for the CSR and Environment subcommittee is the Annual Docklands Cleanup, which provides a positive “giving it back” medium for business to the local community and a networking opportunity for the volunteers! This year was the 3rd time the event has taken place and was the biggest ever DBF Spring Clean with more than 60 volunteers representing 20 businesses across the docklands area. The weather was glorious and enabled us to complete the following activities:

The Docklands Business Forum, supports, collaborates and organises a multitude of events around the Docklands area. This Summer saw 80,000 people gather around the Grand Canal Basin for the Waterways Ireland Docklands Summer Festival. There are also many other events managed by the Forum and its members, including networking, business talks and the Docklands Business Awards to name but a few.

9 Banking in the Docklands

the docKlaNds aNd BANKING In the regeneration of the Docklands Area the first pioneers were Banks and the IFSC quickly became a world class centre for banking and financial services. As the redevelopment of the area continued and a myriad of new businesses and new residents choose the Docklands as their base and homes, banking services became an important requirement. Apart from the commercial banking there was also a significant demand for high-street banks and AIB were there from the beginning. individuals working in the area as it allows them to arrange their banking business before they head to the office. As a community bank, we continue to work with local schools and colleges in the area. We are actively involved in the National College of Ireland third level account recruitment each year and support the student union in their activities.

Most recent statistics show that more than 32,500 staff are directly employed within the IFSC. The Dublin Docklands area has many newly modernised apartments and office blocks. Our observation of the footfall in the area indicates trends towards a young professional demographic in the higher income earner category. The docklands area is busy, in particular between the hours of 8am and 6pm. However, we would also observe a significant reduction in activity from 6.00pm with a movement of people out of the area.

A focus on customer service is central to AIBâ&#x20AC;&#x2122;s strategy, and we continue to enhance our distribution capability through increased online services, mobile banks and self-service lobbies. With over 800,000 AIB customers now using on-line banking, the bank is accelerating investment in our digital capability, allowing a higher level of self-service and automation of transactions at any time.

AIB is one of two retail banks in the IFSC and offer a sales and service advisory centre. The AIB branch is located in the centre of the IFSC. To facilitate the early morning passing trade we recently introduced early morning mortgage appointments for anyone working in the area. This has proven very popular to

The IFSC plays a major role in the Irish business world. It is one of the leading financial services centre in the world, and currently there are more than 500 international operations trading in the area. The top 50 banks in the world have an operation in the IFSC, and more than 7,500 managed entities carry out their business in the area.

we BelIeVe the BUSINESS NETWORK Is at the heart oF our orgaNIsatIoN 2013 proved to be a very successful year for networking enthusiasts among the business community within in the Docklands. The Docklands Business Forum facilitated three successful networking events which enabled local businesses to share ideas and ultimately source new business opportunities. Our first main networking event in March was held in Jury’s Hotel. Our main guest speaker Colm Lyon the CEO and founder of Realex Payments gave an insightful analysis on the strategic advantages of locating within the Docklands and also highlighted the ongoing challenges that Dublin face regarding minimising red tape and enhancing cost competitiveness to allow start ups and SME’s to prosper. Our breakfast meeting in June was supported by the Marker Hotel. We were delighted to welcome Frank Daly the chairman of the National Asset Management Agency to present to the local business community in which he announced an investment programme worth up to 2 billion euro for the Docklands.

Furthermore we will continue to source business leaders to address and debate some of the real business issues facing the business community in the Docklands

2014 will prove to be an exciting year for the Docklands Business Forum. The Docklands business community will play a crucial role in Ireland’s economic recovery with the Forum at its epicentre by creating and facilitating the necessary connections and relationships to reestablish the Docklands as a key economic driver to Ireland’s recovery.

The Docklands Business Forum has an on-going policy of creating opportunities for its members to network and develop business relationships. The Forum organises a least three such gatherings every year.

Our annual September barbeque evening held in the Maldron Hotel allowed our members to network in a more relaxed and informal setting. Our guest speaker John Bruder CEO of Burlington Real Estate informed the audience on the crucial importance of having the adequate infrastructure in place within the Docklands and in particular the required commercial office space that is needed to continue in attracting overseas investment into the area.

I can recommend nothing better than to stand on the Sean O’Casey bridge at 7.00 am on a crisp November morning without a cloud in sight and the water like a sheet of ice, devoid of even a whisper of wind and, as you take in the cold air, starting at the Custom House make a slow anti clockwise turn until you end up facing down towards the port. In that short space of time you will have seen examples of architecture spanning two and a half centuries. For those of you who have seen pictures from the late nineteenth century of a vibrant port thronging with dozens upon dozens of ships all the way down to the port entrance, it is hard to imagine that this modern port is as much alive today with business as it has ever been. The Celtic Tiger re-invigorated both sides of the Liffey with a Financial Centre and a range of modern buildings housing the legal, financial, professional services and more recently social media companies. As the minutes role on the quietness is broken by the ever increasing noise of people hurrying to work, using every mode of transport available to them eager to fill the empty buildings .

SME’s are the largest employers and sometimes the greatest innovators who create the myriad of enterprises that breath life into the Docklands business community.

It is widely recognised that the SME community is the backbone of the Irish economy and its continued growth will be dependant on their success. It is worth remembering that SME’s account for 99% of irish business and employ 68% of the workforce. So the next time you are having that lunch in a Docklands cafe or using one of the multitude of services on hand locally, take a moment to reflect on the fact that you are in one of the best places in this country to work, live and play. In fact they have been here since the city was born changing their face and adapting to the requirements of their bigger brothers who depend on their services for their own survival. THE JUNCTION: A PROJECT OF ST ANDREW’S RESOURCE CENTRE This year marks the 40th anniversary of The Westland Row/City Quay Social Service Centre, which evolved into St Andrew’s Resource Centre. The board of the Centre decided that this important anniversary should be marked by a special project that: • Enhanced the range and quality of the services provided by the Centre. • Demonstrated an innovative approach to service delivery. • Was financially sustainable both in the development and implementation phases. • Reflected the Centre’s strong principle of partnership with statutory agencies, business supporters and the local community. Developing the concept The parameters of the project developed from a combination of the well-defined and urgent needs of two of the key services offered by the Centre.

Part of the rationale of the youth service is to develop the skills and confidence of young people and to encourage them to exercise leadership roles. In that context, there is a special emphasis on supporting local youth groups and their voluntary leaders, including young members themselves, to develop and implement their own plans and to operate to the highest recognised standards.

To that end, the Centre identified the need to secure such a space which could draw on the resources of the Centre, including the youth service team. The Centre has also long operated an employment service, which forms part of the Inner-City Employment Service with the support of the Department of Social Protection and previously FÁS. The Job Centre provides personal advice and guidance to those looking for work, many of whom are referred by the local office of the Department of Social Protection. In addition, the Job Centre works with its clients to identify and pursue opportunities for work experience, training and job placement, including through the employment programmes, welfare rights and other services provided by the Centre. One of the pathways open to clients of the Job Centre is that of self-employment through the development of micro-enterprise. For those who wish to explore this option, there is a need for time, space and support to research their concept, develop a business plan and secure the necessary resources. The combination of these two service needs pointed to a solution which would entail a shared space which would be intensively used by two distinct services with very different client needs and profiles, but with similar space and service configurations. The opportunity The Centre became aware of the fortuitous availability of virtually adjoining premises as a result of the closure of a business which had

been trading as a grocer and newsagent. The two-storey building occupies a prominent and bright corner location at the junction of Pearse Street and Macken Street.

The Centre approached the owners of the building, Dublin City Council, to propose that the building be made available to the Centre to provide the innovative combined use outlined above in service of the community. The Centre has enjoyed a long and positive relationship with Dublin City Council in the areas of community development, physical planning, public amenities and culture. Against that successful background, the City Council responded very positively to this approach, having regard to the proposed putting to good use of a prominent building and the specific services to be provided. Their agreement extended to refurbishing the structure to make it suitable for occupation for the intended uses.

In parallel, the Centre briefed its contacts in the local business community, including the Docklands Business Forum, on its plans for the project and the resources and financing which would be necessary to enable the City Council’s offer of the building to result in a viable service. The response was extremely positive, including in particular the provision of design and architectural services free of charge by Darmody Architects who supervised the development. Financial support for the refurbishing and equipping of the premises was generously provided by Dublin City Council, POBAL, Betfair, State Street Bank, 02 and UBS. Other support was provided by City of Dublin Youth Service Board, Local Drugs Task Force DCH Partners, and Pearse Hotel. The outcome The result of the planning and cross-sectoral partnership in the development of this project is that we have delivered a new, high quality resource for the community, which is addressing important community needs.

The highly cost-effective development represents a significant enhancement of the community infrastructure and a development in the range and quality of our services at a time when funding cuts and general resource restrictions threaten the maintenance of existing services. The successful experience of the cooperative effort in bringing the project to fruition has further strengthened the partnership relationships between the Resource Centre and its statutory and business supporters. Finally, the project - which has been branded as THE JUNCTION to underline its distinct and innovative character - represents a fitting and lasting celebration of an important anniversary of a community organisation which remains committed to addressing the changing needs of the parishes of Westland Row and City Quay. The Youth Service, Talk about Youth, which has been operated by the Centre for many years provides a comprehensive range of individual, group and community based programmes to support a holistic vision of personal development for the young people of the area, with special reference to those facing particular needs and challenges. Its programmes are tailored to the needs and interests of young people at each stage of their development.

While the youth service has full access to the services, space and facilities of the Resource Centre, this is necessarily on the basis of shared space. We also have access to a small unit provided to the Centre by Trinity College which is used for small groups engaged in hobby, craft and game activities.

The successful experience of the cooperative effort in bringing the project to fruition has further strengthened the partnership relationships between the Resource Centre and its statutory and business supporters.

PROMOTING DOCKLANDS A primary aim of the Docklands Business Forum is to promote the Docklands as a place to visit and enjoy. Unlike a business Park on the outskirts of the M50, Docklands is a world class urban space in the heart of the city. We have the best public transport links in the country, world class entertainment venues, premier hotels and the most cosmopolitan restaurants and cafes in the city. Promoting Docklands as a visitor destination brings life and vibrancy to the area. To achieve our promotional goal and more fully integrate Dublin’s premier business hub with the rest of the city members of the Forum organise two Festivals that in 2013 attracted over 120,000 people into the area. The Waterways Ireland Docklands Summer Festival utilises the unique urban setting of Grand Canal Dock in the heart of Dublin’s regenerated Docklands to showcase exciting on water sporting activities and on land family amusements and attractions. Our 2013 Festival was title sponsored by Waterways Ireland and

attracted 80,000 visitors into the Docklands over the weekend. The 2014 Festival will be held on the 17th & 18th May. The Dublin Port River Fest celebrates the role Dublin Port plays in our community and provides a wide range of activates on and around the River Liffey and the river quays for families over the June bank holiday weekend. Located along the refurnished North Wall Quays the festival showcases the maritime based leisure possibilities on the eastern end of the River Liffey. There is a real opportunity for international events to be hosted annually in the Docklands and the Docklands Business Forum will work with local stakeholders to make this happen.
