Today’s Agent Vs. Yesterday’s Agent Very few Listing Agents or companies have adapted or even recognized how they do business with Today’s Buyer as has The O’Dell Group and Seven Gables Real Estate. Today’s Agent must have both a Traditional and Online Marketing Plan that embraces today’s technology. Incorporating both of these plans simultaneously maximizes exposure and demand for a Seller’s home, thereby increasing the probability of your home selling for top dollar. Simply put, increased exposure translates to a sale at the highest possible price. The O’Dell Group: Seven Gables’ Top Sales Team Experience and consistency have resulted in The O’Dell Group being named top sales team for 13 of the past 14 years since Sarah and Dean O’Dell, a mother/ son duo combined forces in 1994. In the 2009 market, The O’Dell Group boasted a listing to sales ratio of over 95%, impressively outperforming the market. Their sales volume for the year ranked them as the top performing team for all Seven Gables’ offices. “Selling in a difficult market is nothing new to The O’Dells. They have worked through many cycles over the years and spend a tremendous amount of time analyzing market trends and home values. Simply put, they know what it takes to get the job done and deliver results through their experience and professionalism,” Hickman adds. According, to TrendGraphix, an independent source for agent production and market trends, the O’Dells produced the bulk of their 2009 business in the 92705, 92780, 92782, and 92869 zip codes, participating in 54 transaction sides, with sales pries from $79,000 to over $2,000,000. They dominated the Luxury Home Market, representing a large portion of Seven Gables’ Sales. In their primary market, since 2000, they have sold triple the number of homes of their next closest competitor. Additionally, they have provided a sophisticated and effective system to assist sellers in need of a loan modification or interested in Short Sale purchase, one which protects their client’s best interest and is processed by a team of specialists.

Pricing Your Home Pricing is a critical step to properly marketing your home and we have a reputation among our peers as properly pricing our listings. With our major competitors, we have the highest average for Original List Price to Final Sales Price and our listings average the least amount of days on the market. We do not believe in telling the Seller what they want to hear just to get a listing. We know that improper pricing costs the Seller money and time and we spend hours analyzing the value of your home before we give you a final number. We represent Buyers and we know how to establish the different values between homes. We pride ourselves in having physically visited all the homes we have sold. We don’t just reference type written pages to determine the listing price; we review our past experiences, compare similarities and identify the differences because we have seen all our properties personally.
