In the third quarter of 2022, Los Angeles single-family homes and condos declined from the all-time highs reached in the second quarter in terms of median price and price per square foot, an unsurprising move affected by rising mortgage rates and normal seasonal trends. Although prices contracted quarter-over-quarter, they are still historically high. When compared to Q3 2021, single-family home price per square foot increased in most L.A. neighborhoods. Similarly, condo median price and price per square foot rose in nearly every neighborhood where condos sold during the quarter.
The number of single-family homes and condos sold declined 30% and 39% year-over-year, respectively, which is a result of low inventory (18% lower than last year) and softening demand. In the first half of 2022, rising mortgage rates and inflation did not negatively affect demand or prices, but with mortgage rates reaching a 15-year high in Q3 2022, buyers are getting priced out of the market.

The Westside L.A. housing market trended similarly to the whole of Los Angeles. The median price and average price per square foot in the Westside market declined from the second quarter all-time highs for both single-family homes and condos. Single-family home and condo price per square foot rose in nearly every neighborhood in Westside L.A. compared to Q3 2021. The average 30-year mortgage rate ticked up 1% in Q3 2022, negatively affecting affordability. Those who wanted to get ahead of the rate hikes seemed to do so in the first half of the year.
The number of single-family homes and condos sold declined 37% year-over-year, which isn’t surprising given the 30% decline in inventory and mortgage rates more than doubling compared to Q3 2021. Westside L.A. inventory declined in the third quarter, landing just above the record low reached in the first quarter of 2022. The historically low inventory should support prices despite rising mortgage rates.

San Gabriel Valley
The San Gabriel Valley trended similarly to the rest of Southern California and the nation at large. In the third quarter of 2022, single-family home and condo prices declined from the all-time highs reached in the second quarter. Nearly every city in the San Gabriel Valley saw year-over-year increases in price per square foot. Just because prices have decreased doesn’t mean that they are low. Prices have increased 34% over the past eight quarters for single-family homes and 25% for condos.
The housing market in San Gabriel Valley is still in a state of undersupply. After a mild increase in homes for sale in the second quarter, inventory dipped again as fewer homes came to the market. As active listings decline, sales naturally decline with them. Due to the seasonal trends in the housing market, sales typically decline in the second half of the year. When we add typical seasonal trends with rising mortgage rates and historically low inventory, a sales decline is the most likely outcome.

Coachella Valley
Not even the housing market in the Coachella Valley was immune to the changing economic landscape. After eight quarters of significant price appreciation for single-family homes and condos, prices contracted from the second quarter peak price level. However, year-over-year price increases remain substantial. In every neighborhood, singlefamily homes and condos saw year-over-year increases in median price and average price per square foot.
Softening demand in the area is actually good for the highly sought-after market. The booming demand we experienced over the last eight quarters drove inventory down 39% and increased prices by 39% for single-family homes and 52% for condos. We may have moved into a new economic chapter without the all-time low mortgage rates we experienced in the third quarter of 2021, but the Coachella Valley remains one of the most desirable locations in Southern California.
