Our fifth annual CSER report was published in 2022. Some of Introba’s key initiatives include our Introba Gives programme, a global framework formalising our commitment and approach to Giving Back. Another initiative is our global impact fund, where employees submit applications which impact our industry, resulting in white papers to develop thought leadership. We hold the JUST™ 2.0 social justice label - the first company to achieve this benchmark and are founding signatories of the WorldGBC Net Zero Carbon Buildings Commitment.

ESG IN PRACTICE

A recent example of how we embed ESG thinking on all our projects is for a Confidential Media Client, which we delivered the CAT B design for their London HQ. Following the sustainability workshop, we developed a bespoke score card for the key objectives of the project, which was checked at all RIBA stages, where the design team were held to account on deliverables. Example below. We also carried out embodied carbon studies to support our review and decision making throughout the design. As an outcome of the sustainability workshop, we mapped against a variety of certifications to assess the alignment of the certification schemes to the project objectives and KPI’s set. Below is a summary of the ten key themes which address the objectives identified for the project.

EMBODIED CARBON

Tackling embodied carbon becomes ever more important, with MEP systems playing a disproportionate and largely hidden role. Introba developed with CIBSE an internationally recognised methodology for calculating the embodied carbon of MEP systems published as CIBSE TM 65, followed by TM65.1 Embodied Carbon in Building Services : Residential Heating. In 2020 we published Refrigerants & Environmental Impacts: A Best Practice Guide - a free resource for industry.

HEALTH + WELLBEING

Our colleagues in California led the MEP peer review for the first version of the WELL Building Standard, and our UK team provided free WELL training to over 1,000 built environment professionals in 2015. Introba’s London office became Europe’s first Fitwel certified workplace in 2017. We are the lead authors of the BCO’s roadmap to wellbeing in the workplace Wellness Matters.

SOCIAL VALUE

Our social value initiatives are measured against the five government social value themes and in coordination with the TOM’s framework: Theme 1 – Covid 19 Recovery Theme 2 – Tackling economic equality Theme 3 – Fighting Climate Change Theme 4 – Equal opportunity Theme 5 – Wellbeing We also have experience using the Social Value Portal, most recently on one of our large scale mixed use projects for Enfield Council. Using the social value calculator, we can record the hours we have committed to each initiative, which is then converted into physical costs for each output. Introba update the portal monthly with any new activity, we are then measured against our targets by the client.

DESIGN FOR PERFORMANCE

For over a decade our energy modelling team have been applying design for performance principles to design MEP systems and optimise the performance of building form and envelope to achieve real energy savings, and to assess overheating risk and climate change resilience. With extensive experience in NABERS transferred from our colleagues in Australia.

NABERS UK to improve design performance Using this tried and tested rating scheme to help bridge the performance gap. Adeel Ahmed Associate & Senior Environmental Designer NABERS UK Accredited Associate Adeel Ahmed, is NABERS Accredited and we have a track record of delivering NABERS-certified buildings.

171 Collins Street Delivering Australia's first office tower with a 6-Star NABERS rating in Energy, Indoor Environment, and Waste The new tower at 171 Collins Street in Melbourne includes 17 floors of premium, high-end commercial spaceplus 1,687m2 of lettable boutique office suites in the adjoining Mayfair Building. When the project completed in 2013, it achieved a 6-Star Green Star, Office As-Built (v2) rating, and a 6-Star NABERS Energy Rating, making it Victoria’s first 6-Star Green Star Rated premium office building. Introba continued to work closely with the Building owners, Cbus and Charter Hall, and tenant BHP to monitor, maintain and continually exceed the sustainability targets.

NABERS UK is a simple, reliable system for rating the energy efficiency of office buildings. As with efficiency star ratings for domestic appliances, NABERS provides a rating from one to six stars for offices. This helps owners to understand their building’s performance against similar buildings so that they can benchmark progress. NABERS UK is an adaptation of the original NABERS rating system, which was launched in Australia in 1999, NABERS is widely considered to be a world leading environmental performance rating tool for commercial buildings.

WORKING WITH BBP

In 2021, Introba hosted a briefing session alongside BRE and the Better Buildings Partnership (BBP), which launched NABERS in the UK. We work closely with BBP, a UK’s leading commercial property owners who are working together to improve the sustainability of existing commercial building stock. We have been the delivery partner on their Design for Performance initiative to tackle the performance gap and was instrumental in adapting NABERS for the UK context.

In 2019, it became the first office tower in Australia to achieve a 6-Star NABERS Waste rating, and it has since maintained at least a 75 percent recycling rate. In 2021, 171 Collins Street was the first Australian building to achieve a 6-Star NABERS rating in Energy, Indoor Environment, and Waste.


Whole life Carbon To fight global warming, the building industry needs to tackle both operational and embodied carbon emissions The purpose of using ‘Whole Life Carbon Thinking’ is to move towards a building or a product that generates the lowest carbon emissions over its whole life sometimes referred to as ‘cradle-to-grave’ or ‘cradle-to-cradle” if it includes module D.

Greenhouse gas emissions (GHG) associated with:

Greenhouse gas emissions associated with the energy and water use operation of the building (Modules B6 and B7). It usually includes emissions associated with heating, hot water, cooling, ventilation and lighting systems as well as the energy used in cooking, other water usage such as supply and treatment and energy used by equipment and lifts.

Product & construction stage (Module A): the extraction and processing of materials, the energy and water consumption used by the factory in constructing the product and then constructing the building and any transportation relating to the above. In-use stage (Module B): the use, maintenance, repair, replacement of building elements and refurbishment as well as emissions associated with refrigerant leakage End-of-life stage (Module C): deconstruction/disassembly, waste processing and disposal of any parts of product or building and any transportation relating to the above.

Upfront Embodied Carbon Greenhouse gas emissions (GHG) associated with Product & Construction stage (Module A): the extraction and processing of materials, the energy and water consumption used by the factory in constructing the product and then constructing the building and any transportation relating to the above.

Circular Carbon Greenhouse gas emissions associated with reuse recovery or recycling of building materials (Module D). As it is supplementary information beyond the asset life cycle, it is typically reported separately - if sufficient information is available.

Whole Life Carbon Sum total of embodied carbon and operational carbon emissions as well as emissions or benefits from reuse/recovery/ recycle (module D). This module is typically reported separately as it is beyond the life cycle boundary.

What is Life Cycle Assessment? Life Cycle Assessment (LCA) is an iterative methodology to assess environmental impacts of a system across its whole life Within an LCA, the environmental impacts of the system are calculated for each of the following life cycle stages: Production Stage Construction Stage In Use Stage End of life Stage Benefits and loads beyond system boundary Each stage is defined by a sequence of modules, standardised by BS EN15804. Cradle to Cradle includes all modules within a building life cycle assessment Cradle to Grave includes all modules except D (Recovery) Cradle to Site only includes modules linked to Product + Construction Stages Cradle to Gate only includes modules from the Product Stage The LCA scope can vary depending on the study, from a full building to only a part of the building, a system, product, component or material.

Why LCA matters Life cycle assessments can help us evaluate the environmental impacts of our designs against United Nations Sustainable Development Goals Introba’s LCA team evaluate the following environmental impact indicators throughout the building life cycle.

Global Warming Potential (GWP) : evaluation of the impact on climate change, meaning greenhouse gas emissions responsible for Infra Radiations trapping heat into the atmosphere, resulting in global warming. This is calculated in kgCO2 equivalent, which is why it is typically called carbon emissions. A design with low GWP will help fight climate change, and help cool down the planet which ensures in the long run better health and more sustainable cities and communities.

Ozone Depletion Potential (ODP): evaluation of the impact on the stratospheric ozone layer, which protects us from UV. This calculates the potential of substance to destroy ozone gas (O3) compared to chlorofluorocarbon-11, therefore the unit is kgCFC-11-Eq. A design with low ODP will help ensure better health.

Acidification Potential (AcP): evaluation of the impact on acidification of soils and water, meaning a change in the pH value due to substances releasing H+ions. This is calculated in kgSO2-Eq or kgSO2-Eq/kg. A design with low AP will protect the soil and water from its environment and above. Eutrophication Potential (EP): evaluation of the impact on eutrophication, meaning excessive enrichment of nutrients and minerals of water or soils, resulting in excessive growth of algae and thus oxygen depletion. This is calculated either in kgPO4equivalent or and kgNequivalent/kg. A design with low EP will protect the soil and water from its environment and above.

Abiotic depletion Potential (AdP): evaluation of the impact on abiotic depletion, meaning reduction of global amount of non-renewable and non-living raw materials such as minerals, clay, fossil fuels. This is usually calculated in MJ. A design with low AdP will protect our earth and life on land. Net Use of fresh water: evaluation of net water use in m3 throughout the building life cycle.

Use of renewable primary energy: Prediction and verification of how much renewable primary energy is generated and consumed throughout the life cycle of the building. Biogenic Carbon Storage: Biogenic carbon contained within biomass such as timber with the building. When it is sustainably sourced, building with natural elements can effectively contain and store carbon over its lifetime, which has benefits in terms of global warming potential


Passivhaus services

Passivhaus facilities allow for the potential of heating and cooling energy savings of up to 90% compared with typical building stock, and over 75% potential energy savings compared with average new builds.

It is also the world’s leading comfort standard, which focuses first and foremost on the building occupants’ health and wellness by ensuring the building has a continuous supply of superior fresh air, free from draughts, cold spots, and noise pollution. As a leader in designing climate-positive and energy-efficient buildings, Introba houses one of the largest passivhaus design teams globally. Our team has delivered passivhaus design and consulting services for educational facilities, residential developments, corporate offices, visitor centres and community hubs.

PASSIVHAUS CONSULTING

Introba offers Passivhaus design, support, and certification services. They assist with building orientation, glazing, shading, envelope details, and performance requirements for energyefficient and unique projects.

AIR PERMEABILITY TESTING

Air permeability testing in Passivhaus certification verifies building performance and improves energy efficiency. Benefits include reduced air pollution’s health impact and lower energy costs.

THERMAL BRIDGING ANALYSIS

Thermal bridges in buildings without breaks can cause up to one-third energy loss. Reducing heat loss improves comfort, lowers heating demand, prevents condensation, and enhances building durability and occupant health.

NATURAL VENTILATION DESIGN

Natural ventilation utilizes wind and thermal buoyancy for air movement, sans mechanical systems. It fosters healthier indoor air, prevents mold growth, and reduces equipment costs and maintenance needs.

PHPP CALCULATION

PHPP (Passivhaus Planning Package) is a crucial design tool for the Passivhaus certification process. Early use informs building design and provides accurate metrics on performance, including predicting comfort and energy consumption with high accuracy.
