Comfort of both staff and guests is a critical success factor. A concierge that is too hot or too cold, subject to draughts, or with inappropriate lighting cannot offer the quality of service that is demanded and could lead to guests not returning.
Working with confined sites is never without its surprises. Aware of these pitfalls we endeavour to identify potential co-ordination issues early in the design process.
We employ the latest dynamic thermal simulation and energy modelling tools to test the performance of HVAC systems designs.
Within this context, a holistic approach to the design of building services is essential. We select systems informed by a genuine understanding of the many physical and psychological factors that affect human comfort.
Three dimensional REVIT models are developed in areas of complex coordination so that we can ‘build before we build’. This will be particularly important when integrating with an existing services infrastructure.

This is especially important in historic buildings where natural ventilation, infiltration, thermal mass and limits on fabric performance have a major impact on HVAC systems performance. Equally in modern buildings controlling overheating and extremes of temperature is key. Although the form of the building is set we still see that we need to play an important part in the schemes detailed design development in this area.

As one of London’s original “Grande Dame” hotels, the Kimpton Fitzroy is steeped in history, boasting 345 rooms and a restaurant identical in design to the dining room on the RMS Titanic. With deep expertise working with heritage assets, Introba was contracted to reveal and repurpose its listed fabric to accommodate modern building services. Introba undertook extensive surveys and dynamic modelling to identify opportunities to reuse existing materials and systems, optimise plant space and increase customer comfort and wellbeing. All rooms were fitted with smart, user-triggered, and energy-efficient power, heating and ventilation systems. LED lighting was installed, and secondary glazing fitted to the original windows. Additional insulation was also added, where refurbishment provided an opportunity to improve the thermal efficiency of the building envelope. These improvements not only safeguarded the hotel’s architectural heritage but also significantly lowered its carbon footprint.

The hotel comprises of a leisure facility with a swimming pool, gym, main kitchen, private dining kitchen, members bar and rooftop bar. It is one of two London Properties in South Kensington & Covent Garden which are being launched for a new brand of all-suite hotels, The Other House. Naomi Heaton, CEO of the Portfolio Club “The Other House caters to consumers looking for flexibility, style and greater personalisation and who embrace responsibility and slow travel,’’ she explained ‘’Our mission is to create spaces that enhance the overall guest experience and completely reinvent how people stay, providing a renewed sense of space, place, ownership and engagement.” With four of the existing buildings being grade II listed, and the limited plant space, it has made it difficult to change into hotel suites. However, through conducting workshops with the design team we are rebuilding the lower ground floor slab to remove the existing downstand beams. In addition, there are significant construction constraints including the matinee performances at the Lyceum theatre which can’t be disturbed, and the surrounding residential area. The hotel is targeting BREEAM Excellent.

Wellington Hotel is the merger of seven existing buildings to form a 180-bed prestigious luxury hotel located near London’s famous Covent Garden. Being the second of the first buildings in London by The Other House, a key priority is ensuring a luxury 5* experience for a 3* cost.

This new project is set to be a 5* luxury, bespoke, new build, 206 key hotel, based in the affluent Marylebone area. The client wanted this new addition to redefine luxury and set their brand apart from other hotel chains. To achieve these ambitious goals, the main features include an impressive rooftop swimming pool, restaurant and bar offering panoramic views of London as well as a luxury spa in the lower ground floor of the building – a highly attractive draw for both regular guest and oneoff visitors. One of the biggest challenges of this project was due to the special constraints of the existing site and meeting both the client’s sustainability aspirations and the borough’s requirements of BREEAM excellent. To overcome this Introba are providing fully integrated MEP and sustainability as key services on this project. Where possible,

The W brand is delivering its newest luxury hotel as part of a billion pound masterplan redevelopment of Edinburgh City centre, providing retail, restaurant and leisure facilities. This development involves a high level of detailed coordination between the architects and interior design team, with Introba developing bespoke engineering solutions to support the unique architectural aesthetic aspirations. Delivering a sustainable design is also a key aspect of this project. The function and leisure rooms of the new hotel are designed to optimise efficiency, maintaining a comfortable indoor environment with flexible and adaptable, automatically controlled services. Occupancy analysis and variable air volume strategies have been applied where possible to save on both energy and cost. Once complete, this new Edinburgh hotel will be set to bring a new first-class addition to the W brand, offering the city a new lease of life and combining luxury within both modern and heritage design.

Room2 is pioneering the trend of the Hometel, which is focused on understanding people and their accommodation needs. The original energy strategy consisted of CHP and gas boilers systems throughout the hotel for heating, cooling and domestic hot water. However, as this project had been on hold for several years, by the time it came back online, our knowledge and research into carbon factors and energy strategies had opened up more options for us to consider. We did further analysis on the site in collaboration with our specialists in Canada and looked at the viability and benefits of using more sustainable techniques. It was agreed that it would be beneficial to switch to a ground source heat pump system, both for environmental and financial advantages over the long term. After presenting our findings to the client they were happy to proceed with our suggestions. With the new energy strategy, the client is looking at around 60% reduction in carbon emissions as well as cost savings, over the long term.

Introba have been working closely with Lamington Group; we have been appointed as MEP and carbon consultants on many of their projects, helped write their Net Zero Building Specification and supported the development of the Net Zero Carbon Roadmap For us, the roadmap was our first big dive into an entire organisation’s greenhouse gas emissions, reporting against The GHG Protocol Corporate Accounting and Reporting Standard, and aligning with the Science Based Targets initiative. The roadmap and our work with Lamington Group demonstrates our capability to not only advise on net zero buildings but to support an organisation with their transition to net zero. Lamington Group are one of the first companies in the hotel industry to make such commitments and our work with them will serve as a benchmark and catalyst for transforming the sector.
