Construction: As GCs, we control the hiring process and will ensure that qualified local companies are hired to help build the development. Marketing: We will work with local realtors to lease commercial space and residential units. Management: We will self manage and hire local residents for management and maintenance staff. Permanent employment for residents in new businesses opened in development. Will work with WARC to create a forum to link residents with employment opportunities in construction, marketing, management and permanent employment with tenants. 17

Why Jones New Urban? v

Our proposal is the only one of the three proposals which addresses the WARC community needs summary by providing grocery/supermarket/ pharmacy and bank/financial institution and restaurants. We are local and have extensive experience in Delray Beach, on West Atlantic, in CRAs, and in the development, construction, marketing and management of urban mixed use and workforce housing developments in South Florida. According to PMG Associates, our proposal provides the most financial benefits to the community, the City and the CRA. Our proposal brings 184 new housing units, all meeting the City’s definition of workforce housing, into the West Atlantic area, increasing the demand for and helping support the desired uses identified by WARC. Our proposal does not require the acquisition of any additional property. Our development provides the greatest likelihood of implementation because it addresses demonstrated market needs and as result has the highest probability of being financed and built. 18
