Jan FranTZen The Celebrated Dutch furniture designer brings his inspired creations to Las Vegas By Rick Amor

I

n 1964, 17-year-old Jan Frantzen went to the market in his home town of Rotterdam in the south of Holland and bought a 1940s era radio with worn wood exterior, wood knobs and large vacuum tubes. Frantzen was looking to make some extra pocket money and thought he would refurbish the radio and resell it for a profit. He tried to improve the appearance of the wood but quickly found he didn't know the proper techniques to achieve the polished look he desired. So, Frantzen approached an old man in his town who was known as an expert in furniture restoration. The old man said he would teach Frantzen the techniques if Frantzen would help him restore the antique furniture in his shop. As he worked with the antique furniture items, Frantzen developed a love for the craft. He soon began attending antique furniture shows and made a life changing decision. "I decided that this is my future," he said "I will be a furniture designer." Frantzen soon began studying interior and furniture design at his local design institute. After he graduated, Frantzen went to work for a high end furniture store. He was twenty years old. "I had no money, no car and one suit," he said with a laugh. After Frantzen

had been in the store just one week, an elderly gentleman entered the store and asked the young Frantzen to design his office. Frantzen enthusiastically agreed. The man asked Frantzen to be at his office in Amsterdam on Monday of the following week. When Frantzen asked for the address, the man said, "Ask the people here. They know me here." When he asked his boss who the man was, his boss replied, "That was Maup Caransa, owner of many of Amsterdam's finest buildings and hotels." One week later, Frantzen brought his drawings to Caransa who ordered 65,000 guilders worth of furnishings (approximately $70,000 in 1968 with an equivalent of $500,000 dollars today). "My monthly salary was 350 guilders or 385 U.S. dollars," said Frantzen. "When I got back to the store where I worked and told my boss, he was amazed that this shy kid could be so successful. It was very exciting. You never forget things like that." At the age of 27, with a small loan from his father, Frantzen opened his own furniture store featuring many of his own designs. He drew inspiration from many of the classic designers and pieces


he saw at various antique furniture shows over the years. "I loved the Chesterfield Sofa created in the mid 1700s," Frantzen said. "I loved the style but I wanted to modernize the design by adding a patchwork of different colors and fabric designs. My clients loved it." Frantzen's business grew as he came out with more variations on the classic Chesterfield style. He then began to design other pieces drawing inspiration from classic car interiors and interesting architectural styles and forms. He was particularly inspired by the Art Deco period and styles of classic cars he would seen at various car shows. "These have been wonderfully inspiring images to me,” declared Frantzen. "New and innovative design, whether it be structural, fashion or furniture is often motivated and inspired by history. I am inspired by the designs of the past and I incorporate them into my own designs."

Frantzen was walking through Tivoli Village in Summerlin when he entered the gallery of world renowned photographer William Carr. "I was attracted by the quality of the images and all of the wonderful colors in William's work," Frantzen said. "I took that opportunity to show [gallery manager] photographs of my furniture pieces on my iPad and how many of the colors in William's work matched the colors of my furniture. I met William and we discovered that we could form a very nice partnership by having some of my pieces featured in his gallery. I am very happy and proud to say that many of my furniture pieces are now on display in The William Carr galleries in both Tivoli Village and The Palazzo.”

In 1991, after Frantzen had been in business nearly 14 years, Holland suffered an economic crisis during which slumping sales and a series of break-ins at Frantzen's factory nearly bankrupted him. "I fought through this time and I overcame this crisis. I survived and learned many lessons. I learned that there is a solution to any situation. Yea, this may be bad now, but if I do this and this it won't be so bad." Frantzen did recover and his sales have continued to climb ever since.

To what does Frantzen attribute the enormous success of his furniture? "My style is timeless," he said. "People still love the old Chesterfield style sofa but don't like the traditional brown leather. For many, it is too old fashioned and doesn't fit in their more modern interiors. But, they see my colorful patchwork designs and they say ‘wow!’ They put my pieces with a glass or acrylic table and it looks great! They feel my pieces add warmth and character to their interiors and this makes me very happy!" For more information, visit janfrantzen.com.

A chance visit in 2009 led to Frantzen becoming a resident of our Valley. "My wife and I were on holiday in Los Angeles when we decided to travel through the desert and visit Las Vegas," said Frantzen. "When we arrived, we visited the World Market Center and were so impressed with all the wonderful showrooms. I could see that there were no furniture pieces like mine. I felt there was an opportunity to present my designs and my furniture to the people here. Also, housing prices were very low at that time. So, I decided to take some of my pension money and buy a house here. Our realtor showed us a beautiful Frank Lloyd style home that had been featured on ‘Extreme Home Makeover’ with many excellent amenities so we purchased it. Lynaae Forbes A New Breed of a Las Vegas Real Estate Broker By Rick Amor

O

ne of the consequences of the devastation wrought upon real estate by the recession is a heightened sophistication among agents, buyers and sellers. They are now wiser, more informed about the market, pricing, finance and contract negotiation. Accordingly, real estate agents and brokers have had to become more knowledgeable about all aspects of the buying and selling process to keep pace with this more sophisticated audience and in order to compete effectively. One of this new breed of super-skilled real estate professional is Lynaae Forbes, a real estate broker with over 25 years experience in multiple areas of real estate. Forbes entered the real estate profession in 1989 in Washington state. After several years, she became a loan agent. Wishing to learn all aspects of the real estate buying process, she began working for title companies as a notary-signing agent processing lender packages. “I think it would be nice if every real estate agent had to work for three months in an escrow office,” she said. “The training I received in title, how to read a HUD Settlement Statement [form used to itemize the services and fees charged to the borrower by the lender or broker when applying for a loan to purchase or refinance real estate], what lenders require of the title companies, the details associated with sellers’ and buyers instructions was truly invaluable and has made me a much better agent.” From 2005 to 2011, Forbes processed mortgages, having taken time in 2010 to obtain her Nevada Real Estate license. She became a full-time real estate agent in 2011. Her first year, she had one million in sales. In her second year, Forbes achieved $3 million in sales. In her third year, she amassed $4 million in sales. The following year, 2015, she sold $4.5 million worth of real estate. Earlier this year, Forbes passed her broker’s exam and now adds this designation to her long list of achievements in the industry. She felt compelled to become a broker for “credibility with other agents. You can tell everyone that you’ve been doing this for 25 years but as a broker you command more respect from those within the industry. One of my colleagues commented the other day that now that I’m a broker-owner of my firm, I hold myself with greater authority. I believe she’s right and it feels great.”

In an increasingly strong market, she explained, “When I present to sellers, I tell them that is not the office that they’re buying but the agent. I tell them that we (agents and brokers) all have access to the same material; we can all refer to the MLS. I ask them what they are looking for in an agent. I ask them why they bought their home. Because, most of the time, the next buyer will purchase the home for the same reasons and we can highlight those features in our promotion.”


Forbes is building her real estate brokerage firm one agent at a time and she is especially vigilant to inform her agents of some essential principles. “I tell my agents that it is not a question of right or wrong but rather what is right for this particular client in this particular situation concerning this particular property. And, it is about following protocols and laws to ensure that our clients are receiving the highest and best level of service. We don’t provide legal advice but we do educate and direct our clients so that if and when they do seek out such advice.”

Forbes believes that buying and selling a home need not be a hard sell. The qualities of the home will do the talking and effectuate the sale. “I shock my buyers and sellers when I tell them I’ve never sold a home,” said Forbes. “I do this to get their attention. I’ve represented buyers and sellers in many transactions and closed many sales. However, I tell them it’s not me that sells the home. The home will sell itself. However, it is my skill and expertise that will facilitate bring the parties together and effectuate a smooth transaction. My job is to negotiate, advocate and to get the transaction closed.” Buyers and sellers put their trust in Forbes to find or sell their home; her most valuable asset? “I listen to my clients, I ask them a lot of questions to find out how I can best serve them,” said Forbes. “For sellers, I encourage my clients to share their thoughts regarding their home, to explain to me why their home is special to them. I also educate my sellers on how and why we price a home to gain the best price in the shortest amount of time. I introduce them to their competition by physically showing them other homes on the market in their area so that they realize I am suggesting a particular asking price for their home. Knowledge and insight are powerful tools in this business. I make certain that my clients have those advantages.”

Forbes said that having grown up in the apple capital of the word, she likes to use the following analogy with her clients. “There is the Granny Smith apple and the Golden Delicious apple. If I explain each apple correctly to you, by the time I was done you would know which one belongs in the pie and it’s the Granny Smith because it’s more tart, it’s less sweet. Whereas, the Golden Delicious is meant to be cut up and eaten right away. Our job in real estate is similar. Our job is to explain, not advise, so that the answer becomes abundantly clear. If we’ve explained it correctly, the client will ultimately make the right decision for them. In this post-recession period, our job is now to be more informed and to arm our clients with sufficient information so that when they seek the advice of their attorney, accountant or mortgage finance representative, they will ultimately make the right decisions. And that is a great result.” Like a phoenix emerging from the ashes, Las Vegas real estate has ascended from the depths of the recession that claimed so many homes and left lingering resentments and bitterness in its wake. Though not yet to its former glory, once again listings are up, homes are selling, builders are building and many of our residents are once again realizing the American Dream of home ownership. Messer has loved design since learning about floor plans as an eighth-grader. Every week, she said, she would sketch out her dream home, complete with swimming pool. symbol of nobility in the 18th century, chandeliers were said to bring good fortune to those residing in the home in which the chandelier was placed. Feng Shui masters would be called upon to visit the home and tell the residents where to place the crystal creation to assure the highest and most beneficial effect upon the household. “Crystal chandeliers forever represent the diamonds of the house,” said Rachel Chen, owner of Royal Crystal Lighting. “Like diamonds, they last forever and make you happy when you gaze upon them. They also bring you joy and prosperity.” Born in Taiwan, Chen moved to Las Vegas in 2000 after receiving her master’s degree in communications from Cornell University. She worked in international trading before going into commercial real estate. Chen later pursued an interest in interior design focusing upon crystal chandeliers for their

esthetic beauty and balance that, she notes, is a tribute to her Libra astrological sign. The showroom looks more like an exhibition of crystal than a retail space. Like virtually everything in Chen’s world, it was by design. “My store is a showroom, not a shop,” she said. “I wanted to show the beauty and quality of the pieces. They look very expensive yet they are constitute affordable luxury at its finest.” Chen buys her chandeliers from a company in China that has been in business for over 50 years. Within the last 20 of those years, the crystal chandelier industry has made tremendous strides in China such that they now compete effectively with their European counterparts. Their Swarovski imitations, for example, are virtually indistinguishable from the originals, contain no lead, and the cost a mere fraction of their European counterparts. “China now produces world-class chandeliers at

MarTeen Moore

This Interior Designer Lives her Life Barrier Free

F

or most of Marteen Moore’s life, she’s been inspired by design and art. As a child, Moore spent summers in France, her mother’s native country. While there, she instantly fell in love with Europe’s architecture and beauty. Years later, in 1988, she started her own firm based in Las Vegas, Marteen Moore Interior Planning, where Moore specializes in large custom homes. Moore’s professional life was blossoming, and around the same time, she got married and started a family. Moore’s life unexpectedly changed years later. As many of us at mobilewomen are familiar with, Moore became a paraplegic in 2007. She explains, “It started with a benign tumor wrapped around my spine at the T6 Level in 2001, when I woke up one morning with pain. It took about three months to figure it out what was causing it, and they sent me for an MRI. From the Radiologist, I was taken by ambulance for surgery. It appeared to be successful until 2006, when I started to feel numbness in my legs. They first thought it might be MS, but then realized the tumor had returned. I was immediately flown in a med vac plane to USC California for surgery. In the hospital, I developed a staph infection. After four more surgeries, between the staph infection and the surgeries, my spine was compromised and I became paralyzed.” While of course it took time to adjust her new life from this different vantage point of a wheelchair, Moore ultimately persevered and resumed work. As she expresses, “We can do anything we set our minds to.” Her passion for interior design

remains, and after renovating her home for accessibility and learning first-hand the important of accessible design elements in homes, Moore now has a full understanding of accessible design. When Moore returned to work full-time, she learned that there were some new challenges, now that she used a wheelchair. She reflects: “First, I have to bring an assistant with me. Next is the issue of entering a home. I have two ramps I use: a small one, if the step is too big for me to get up with help, and a large ramp for two to three steps. Typically, there is one access to the home that


only has one step. Usually it’s in the garage. I also have my assistant do my measuring. Another challenge is accessing a second floor or basement. I have my assistant measure and take pictures. With both of those, I can draw up the floor plan and design the room. When I need to bring large or multiple items into a home, again my assistants help me.” Moore also noted that there has been an increasing need for accessible homes: “With all the baby boomers who are getting up in years, I understand their needs in making a home more accessible and user friendly. In the past few years, there seems to be a strong attraction for single-floor housing from most of my clients, due to either their lifestyle or seeing what their parents are going through.” Moore does beautiful work, and her style comes from years of experience and knowledge. When it comes to accessibility, many people aren’t aware of what to keep in mind and what to avoid in a home. Moore shared some tips with LV Real Estate.

* An appliance lift is a simple way to make standard appliances more accessible. * Make the width of kitchen aisles 42 inches instead of 36 inches which allows several people to work in the kitchen at the same time; allowing someone to get around a person in a wheelchair. * Newer technology makes adjustable kitchen wall cabinets available, which automatically lower upper cabinets to a reachable level; alternatively shelving lifts can be installed to lower shelves to the counter level. * For the upper cabinets you can use the same pull-down and lifts as the kitchen. * For a wheelchair user, you want to lower or install the wall oven and microwave so they are approximately 31 inches from the floor. Install an electric cook top unit with staggered burners

What to Keep in Mind with Accessible Design: * The height of the counters to access sinks, cook tops, etc. * The width of the doors, so that both motorized and manual wheelchairs can access them. * Showers should be roll-in showers, with no dams, at least not at the shower entrance. * Change steps to ramps. * Place furniture in a manner that is easy to move around without feeling trapped. * Use colors on floors that hide dirt from the wheels of chairs. * Avoid area rugs in major walkways, halls and kitchens. * Cranking, casement-type windows are easier to open than the standard double-hung style. * Glare-free lighting, cabinets, and low-gloss counter laminate improves usability. * Switches and thermostats should be installed no higher than 48 inches off the floor. * Place electrical outlets no lower than 15 inches off the floor. * Make sure you place handheld faucets on a slide bar that permits the shower head to function as a typical shower head, but also low enough for a shower chair. and mount the controls on the top front or below the unit to * Grab bars are always a good idea throughout the bathroom. eliminate reaching across hot burners. * Place Shower niches low enough to access. * Space for knees at the cook top and link are important. s a child I always feared going to the dentist, and until recently even the sound of a drill or the smell of cinnamon mouthwash would bring back negative feelings of having to go to the dental office. I mean really, who likes to go to the dentist? Several months ago at a network meeting, I met a delightful dentist with a beautiful smile and a jovial personality who was greeted with a handshake by everyone he approached. We engaged in a conversation about his practice and I immediately became intrigued with the way he handled the issue of the fear of the dentist experienced by new patients and the system he has implemented in his practice to put all patients at ease. Of course I was a bit skeptical at first, but as the conversation continued, I could see his genuine concern for his patients fear factor and wondered if this dentist could actually put me at ease in a dental chair. 44

Two weeks later, I had my first appointment with Dr. Stokes. Before I even got into an exam room, we sat on soft comfy chairs and talked candidly about my previous experiences with dentists. Dr. Stokes was a good listener and before I knew it we were laughing and developing a nice rapport. This sounded like a great plan to me! As a publicist, I’m often out and about interviewing interesting people and arranging public relations for entertainers and celebrities. I’ve noticed many of their beautiful smiles, and how a first appearance can make such a difference in life and in business. I’ve often equated a beautiful smile with health and success. I decided right then and there in Dr. Stokes’ office

Stokes stated, “When people aren’t in any tooth pain they think everything is okay, I’m fine, but there may be things going on that aren’t producing any pain that we call subclinical. These things can lead to major dental issues. In dentistry we know that the mouth is not isolated from the rest of the body. Whatever happens in the mouth is connected to the lymphatic system and the blood supply etc. We actually know that when people have severe dental problems, it actually sets up markers in the blood as far as the inflammatory cells work. Severe dental problems have even been related to heart disease” I felt like I had spoken to one of the most caring and intelligent dentists I had ever met. I am looking forward to my new beautiful smile, which should be finished in a few months. Ihave been noticing internet and Facebook posts by Las Vegas real estate agents stating, “Short-term rentals are illegal in Las Vegas you could go to jail.” This is simply not true. The vacation type rental is a booming business and legal in the city of Las Vegas but highly regulated by the city council. Monthly rentals are legal by Nevada State law and the Clark county commission. Confusing? Yes. So let’s explain how it all works.

Real estate agents are turning buyers down because they do not fully understand how these types of furnished rentals work. Why chase an investor away and lose money for you and your broker? I receive twenty calls a week from investors wanting to purchase properties for the Vacation Rental market. Most want to purchase multiple properties because they are finding advertisements on line that show nightly rents in our city of $400 to $750 per night for a one-bedroom condo. It is the false dream of overnight riches! Most of us have seen the movies about the Las Vegas bachelor parties where what happens here stays here (or ends up on the 11 o’clock news across the country) and our city leaders have seen those same movies as well and decided to create new city ordinances preventing party houses. The investor does not know there are two separate entities of local government in Las Vegas with different rules regarding any form of short term furnished housing. The two factors to understand are, the city of Las Vegas is governed by the city council and unincorporated Clark County (outside city boundaries) by the Clark County Commission. Although the city leaders have now structured an ordinance allowing the nightly or vacation rental type business the Clark County commission has outlawed them. The city ordinance requires the owner of a vacation rental property to have a state and Clark County business license, a sales tax certificate, a vacation rental permit, a person within 60 miles of the rental who will answer enforcement calls should problems occur, letters of approval from the neighbors of the rental (front, back and both sides) and a letter from the home owners association stating they also will allow such a rental in the community.

If a realtor receives a call from a perspective buyer who states they want to purchase a property for vacation rentals don’t dissuade them, inform them. Have the disclosure form ready for them to sign prior to closing that states all the requirements and licensing necessary for this type of business. Real estate agents need to protect themselves and their broker by learning everything about these types of rentals. Anyone can download the city ordinance and licensing requirements through the city of Las Vegas website. I am always available to answer question when real estate agents or their investors call needing information on this type of investment opportunity. I would rather spend the time to educate an agent so they don’t lose a sale or have an agent sell an investor a property in an area of Las Vegas where vacation rentals are outlawed. By the time all the fees, taxes and licenses are paid, the investor soon realizes a dip in the income stream he was expecting. When the criteria are not met the fines are astronomical. Short Term rentals or monthly rentals do not have these strict requirements and are legal in accordance with state and county law. Many homeowners associations allow for thirty-day minimum rentals. The investor needs to be informed of the difference between the city and the county and the consequences. Agents involved in these types of sales should first learn the requirements for both entities and second create a separate disclosure form for the buyer to sign that states you fully informed them of the risks involved in the purchase of a vacation rental. hether you’re looking to attract new buyers to sell a property or lock down a new listing from a seller, your branding is everything. Many brokerages and agents use basic tools, such as business cards and websites that include only photos and contact information, but branding can be so much more. These tools are an extension of who you are and what your business represents. Below is a list of tips that should be considered for your branding arsenal.

Remember that less is more. Images should be vibrant and in High Definition.

1. Business cards are a great way to leave a personal impression with a buyer, seller or another agent. Be creative and spend a little more money on your cards. Change it up and make a card out of something other than paper. There are companies that will print on plastic, leather, wood, and just about any material.

6. Take your brand to social media. Many agents have yet to discover or take advantage of social media to promote and sell their properties. Your Facebook page should mimic your website and great web design agencies can set up professional looking profiles. LinkedIn

5. Websites can really evoke user emotion. Stunning High Definition images of properties can tell a story. Always use professional photographers that understand lighting, perspective and angles to shoot your property. Very often we see beautiful homes getting poor quality representation because an agent tried to do it themselves.

If it is a different shape or size, it will protrude from the stack and will be more likely picked out by your customer. 3. Pictures are a great way to leave a memorable impression. Spend some money on professional photography, hair and makeup. A great artist will work with the contours of your face to accentuate the right features. Find someone that is good with editing so you want to look natural.

Aerial Video is becoming a popular tool for real estate as unmanned aerial vehicles (drones) can showcase vantage points that previously were too expensive to shoot. It is also a great way to show the surrounding community such as schools, parks and shopping areas. When choosing a drone company be sure to look for experience and FAA certification. You don’t want to be responsible for complex technologies in the hands of amateurs. If you take away anything from our tips, it is that an agent must go beyond the basics to stand out in an over saturated industry. Agents that spend money on their cars and attire, should equally spend the same if not more money on their branding. LVRE: Why is fashion knowledge important for today’s professional woman? JW: When a person enters a room, an impression is made about you within seven seconds. Your image can say you are smart, sophisticated, capable and classy. hen the bottom fell out of the Las Vegas real estate market approximately ten years ago, people left the profession in the thousands. Real estate agents, appraisers, home inspectors, property managers and mortgage agents fled the industry for safer financial harbors to weather the storm that hit with devastating impact and consequences. There was no definitive parting of the storm clouds in sight. Real estate professionals did what they had to do to survive, to provide for their families and perhaps they would return to the profession in better days. However, no one knew precisely how long those dark days would last. With the mass exodus of professionals from all things real estate, many businesses that relied in whole or in part upon the real estate industry suffered as well. One of the businesses adversely affected by the recession’s impact on real estate in the Las Vegas Valley was real estate schools. While continuing education (post education) was still in demand, pre-licensing instruction

By approximately 2009, one real estate school remained standing, Key Realty School. Locally owned and operated for over 25 years, Key Realty School has educated well over 50,000 students in various categories of real estate for which licensing and certification is required by the Nevada State Real Estate Division.

Federwitz’ father, Don “Teddy” Federwitz, founded Key Realty School in 1991 after a career in the Midwest in construction. Known for his energy and enthusiasm on and off the football field, one day a college classmate called him Ever-Ready Teddy. The nickname stuck. “Most students don’t even know that my real name is Don,” said Don Federwitz. After being sidelined from further rigorous activity due to an old football injury requiring the fusing of several cervical vertebras, Don Federwitz decided to start a real estate school in a valley already dominated by two of the largest real estate schools in the country. “The head of education here in the Valley thought I was crazy to start my school in an already saturated market,” he said. “I told him that when I played football, competition never played a part in what I was going to do so I decided to do it. Besides, I thought, just as in sports, I knew I could do the job better than anyone out there.” A chance encounter with famed Green Bay Packers coach when he was a boy certainly helped to bolster his enthusiasm and competitive spirit. “He told me ‘You’re a big kid, you could really be good some day,’” he recalled with a smile. Since then, all of the other real estate schools have left the area and we took over that niche in the market.”

“We’re the long term solution and the narrow niche focus for what most licensees want. We’re a local company, we’re not governed by someone in California, said Michel Federwitz. “Everything we do is

Since then, the school he founded has grown measurably under the management of his son Michael as well as a daughter who works in administration. “Once I started to work with my father, together we grew the business into what we envisioned it would become, a bigger school, many more students, lots more programs” said Michael Federwitz. “We wanted to provide education for every kind of license that has to do with real estate rather than just the real estate agent’s license and we’ve achieved that.” True to the vision of father and son, Key Realty’s curriculum has expanded to include every aspect of real estate for which licensing or certification is required by the state of Nevada. The school now has 36 instructors teaching continuing education, home inspection, property management and property appraisal with four instructors teaching real estate pre-licensing to prospective agents. “We offer education to acquire the license under any and all of these headings. Any facet that would be controlled by the department of business and industry, we offer education in that area,” said Michael Federwitz. “Our job is to educate you and create a foundation in a multitude of different fields, not just real estate. Then, hopefully you can build upon it once you get that license. We also provide continuing education in accordance with state requirements.” Most of the written course material used by students and instructors at


Key Realty School is written by Don Federwitz himself. He writes all of the continuing education material as well as all of the state specific material. “We have great relationships with several national publishers and supplement our materials with their writings.” Through the school’s website or via correspondence, Key offers real estate pre licensing instruction in California, Florida, Georgia, Illinois, Michigan and Texas as well as continuing education in 15 other states. Key Realty’s success is certainly undeniable. With over 50,000 ambassadors of the school, eight of the top ten producing real estate agents in Nevada received their education at Key. “Eighty percent of the state’s top producing came through our school. I can’t do much more than that,” noted Michael Federwitz. Don Federwitz attributes his school’s success to some basic fundamental principles. “I believe that if your whole emphasis in business is to be 100 percent honest and to help people, you’re going to be ok,” he said. “I tell my students that this is a business of relationships. Hosted by the Keep Memory Alive Foundation and celebrating its 20th gala, this exceptional event has become the premier fundraiser of the year and exemplifies the tremendous philanthropic spirit that exists here in Las Vegas. Power of Love is a Las Vegas extravaganza like no other. The night conists of wine, women (and men) and song, as well as live and silent auctions all for a grand cause: the diagnosis and ongoing treatment of patients at the Cleveland Clinic Lou Ruvo Center for Brain Health and support services for their family members. The Cleveland Clinic emphasizes that the Lou Ruvo Center for Brain Health here in Las Vegas, and its three other locations in Cleveland, Lakewood, Ohio and Weston, Florida “…advocate a patient-focused, multidisciplinary approach for the Diagnosis and treatment of cognitive disorders, encouraging collaboration across all care providers and by providing a continuum of care, integrating research and education at every level.” This year’s Power of Love Gala honors world-renowned singer Mr. Tony Bennett. One hundred percent of all donations to the foundation and funds raised through the Power of Love Gala go to support Cleveland Clinic Lou Ruvo Center for Brain Health. Both the Keep Memory Alive Foundation and the Power of Love gala were founded by Larry Ruvo, a Las Vegas native, businessman and philanthropist, who formed the foundation and built the brain clinic in loving memory of his father Lou Ruvo who died from Alzheimer’s in 1994. Ruvo channeled a son’s love, respect and admiration for his father toward the creation of a place where others afflicted with brain disorders and their families could find compassionate professionals skilled to treat their cognitive infirmities in an environment of warmth, kindness and love. In February of 2006, Ruvo engaged acclaimed architect Frank Gehry to design a medical facility to treat neurological disorders. “I said to Frank Geary when I decided to built it, ‘Frank, I live in Las Vegas, who’s going to take me seriously unless I make a real statement? I want to expose your

architecture to Las Vegas. I need a great building to tell the world I’m serious.’ Well, Frank performed beautifully.” In February 2007, Ruvo and the Keep Memory Alive Foundation broke ground on what would quickly become one of the most recognizable and iconic images in Las Vegas; the Lou Ruvo Center for Brain Health was born. In February 2009, Keep Memory Alive announced its selection of Cleveland Clinic as its medical partner for the

clinical programs at the Lou Ruvo Center for Brain Health. Twenty-five thousand patients were seen at the Cleveland Clinic Lou Ruvo Center for Brain Health last year. It is estimated that over 30,000 patients will be seen this year. “The funds we raise at Power of Love go to support our mission. We also need a bigger facility. We are now at maximum capacity,” Ruvo observed. “It’s a phenomenon what has happened here in under six years. I had no idea it would get this large. We built this building for a 20

year build out based on what we initially started. Then all of a sudden, you bring in the esteemed Cleveland Clinic with its world authority and then you bring in phenomenal doctors like Drs. Jeffrey Cummings, Dylan Wint, and Ryan Walsh and so many others, the word spread very quickly that the Frank Geary building is alive and well. Our patient numbers increased exponentially.” The Power of Love Gala was started by Ruvo as a way to combine two of life’s most emotionally gratifying actions: loving and giving. “We started the Power of Love galas around Valentine's Day each year,” noted Larry Ruvo. “They were always in February. When I take my wife out on Valentine's Day, I never put a tie on. I like to go out and have a casual, fun dining experience. So I thought, wouldn’t it be nice to have a big gala Valentine’s Day celebration with nicely dressed ladies, men without ties, and have spectacular food, unbelievable wine, just like you’re going out but augment it with a great fundraiser and remarkable entertainment. And we’ve managed to do this.” Ruvo and his colleagues have indeed managed to create a spectacular evening. IDDo gaVIsh Living in the Season of Giving 365 days a year By Rick Amor

M

aya Angelou, an American author, poet, and civil rights activist, once said "When you learn, teach. When you get, give." Some among us have chosen to embrace and personify these inspiring principles with enthusiasm and dedication. One such person within the Las Vegas real estate community is broker Iddo Gavish of Gavish Real Estate. The father of four children and celebrating his 25th wedding anniversary in July, Gavish has been a realtor in Las Vegas for 12 years. He is the founder and owner of Gavish Real Estate, a Las Vegas real estate firm of approximately 100 agents. As Gavish and his agents have continued to experience success here in the Valley, he is ever vigilant to acknowledge this success by giving back to those in need through various charities such as Three Square (Southern Nevada’s only food bank that provides assistance to residents of Lincoln, Nye, Esmeralda and Clark counties), youth sport organizations and the scouts. Gavish also takes his entire office to help on the food line and each year supports the annual Chet Buchanan & The Morning Zoo 98.5 FM toy drive by donating dozens of bicycles for needy children. Gavish credits his charitable spirit to his religious faith. "In Judaism there are 613 commandments, one of which is to give and to share with those in need. We believe that if you get, you give," he noted. "One of my mentors is Sheldon Adelson who believes in the three S's. He told me that one should Save, Spend and Share." Gavish also attributes his benevolence to the suffering he witnessed throughout the recession here in Las Vegas, one of the most highly impacted areas in the country. In fact, one of his main charitable events each year is the Mortgage/Rent Giveaway, which he notes, was born from the economic hardships he and his agents saw many Valley residents suffer during that period. "During the recession, my agents and I handled many REOs or bank owned homes. We saw how many people we had to effectively kick out of their homes by offering them cash for keys, Gavish noted. "We were the middleman between the bank and those who we're losing their homes. It was not an easy thing to do and so many people were suffering. The idea just came to me one day to help alleviate some of the suffering I and my agents were seeing daily by offering to pay someone's mortgage or rent for an entire year."

Gavish partnered with Fox 5 and held the first mortgage giveaway in 2013. The first lucky family to benefit from Gavish's charity was the Gomez family. "We pulled up to their home, knocked on their door and surprised them. It was such a great and joyful moment. The matriarch of the family took me aside and said, 'You don't realize what you just did for my family.' She explained the hardships she and her family had experienced and how much this gift meant to all of them. That was an amazing feel-good moment that I will never forget." The second year of Gavish's mortgage/rent giveaway was just as memorable and heartwarming as the first. "The woman who won was an assistant to a school teacher of special needs children," said Gavish "That was another fantastic experience that I will never forget." Gavish explains that through the Mortgage/Rent Giveaway, he pays the winner's mortgage or rent up to $1,500 per month for an entire year. The winner of the giveaway is announced on New Year's Eve. One change this year will be in the media sponsorship. In this, the third year of the Giveaway, Channel 8 has chosen to be the media sponsor. Why does Gavish continue to engage in his Mortgage/Rent Giveaway and other charitable efforts throughout the year? "First and foremost it's a beautiful way to give back to the community," noted Gavish. "We are part of the community and we're going to continue to be a part of the community. It's not about the fact that you can make money. It's about the fact that you can make money and give back to the community, and that's a wonderful thing." Gavish also believes that it is very important to inspire others to give of their time and/or money to those in need, a kind of charitable philosophy pay it forward. His lessons start at home with his own family. "I encourage my kids to perform random acts of kindness. I tell them that they should do what they can and that if they don't help other when they don't have it, they won't help others when they do." Gavish's eldest daughter Sivan admires her father for his charitable actions and has apparently heeded his advice. The newest addition to the Gavish Real Estate family, echoes her father's charitable sentiments lending credence to the saying "the apple does not fall far from the tree." "My father and mother truly care about their community. They have big hearts and want to give back, she noted. "My kindness is from my mother and father. They've taught me to be the way I am. I do various things such as spontaneously

A lesson we would all agree, especially at this time of the year, is very well learned indeed. 12,000-square-foot first floor office space reveals a veritable real estate command center with virtually every aspect of the residential real estate process covered with systematic precision and efficiency. There is also a title company on the second floor. With approximately 100 agents and over 200 listings, Gavish has clearly created a dynamic work environment that works on many levels, especially on a personal level between and amongst his agents. “We teach here, we don’t belittle,” noted Gavish of the culture he has created and maintains within his office. “I don’t compete with my agents. I help them to grow and to succeed. I know they will make mistakes but mistakes allow them to grow. I am the captain of the ship, but I never focus on my own enrichment. By helping my agents to become better realtors I realize, that we will all grow and flourish together.” Gavish cited an example of one of his experienced agents who approached him during the recession disheartened that she went from selling high end homes to selling REO (bank owned) properties. “I told her not to look at the commission but to focus on serving the individual client’s needs no matter what the price tag,” Gavish recounted. “I also told her to always do the right thing for a client because when you do, it inevitably comes back to benefit you in some way whether personal, financial or in some cases both.” Gavish noted that approximately one year after the agent handled a bank owned property for a client; the agent told him that her client had returned to her and asked that she represent her in the sale of another much more expensive property. “Take care of your customer and you will have a customer for life,” Gavish said with a smile. Gavish believes that the success of his agents comes as a result of taking the path less traveled. “I tell them not to be average but to be exceptional. Mediocrity is unacceptable. I tell them to do the opposite of what other agents are doing. I figured out early on that to be truly successful in this business I had to be different.” While Gavish prides himself in having an open door policy and always being available to share his knowledge with his agents, he also maintains an internal staff of managers handling the various aspects of his business. By doing so, Gavish has found that his agents receive the focused attention they deserve which he simply cannot provide alone. “My managers are constantly analyzing and improving our business model to be even more efficient and effective in satisfying our clients’ wants and needs,” Gavish said. “When I face a problem alone, my view is limited. Yet, with my team of seasoned professionals, I can step back and gain a much broader and clearer perspective of the issues we face on a daily basis.”

I believe it’s incumbent upon all Realtors to help educate these and other buyers and help them to believe again in the power and benefit of home ownership. Because in a more robust and resurgent market like ours, real estate is still the fastest way to create wealth.” Through his success and childhood beliefs, Gavish believes in giving back to his community. “I give my time and my money to various charities, principally among them Three Square. I’ve taken my whole office to help on the food line. Every year, I also support a toy drive for needy children with radio personality Chet Buchanan (98.5 FM KLUC). We raise hundreds of thousands of dollars and collect many thousands of toys for local families and their children.” Gavish explained his charitable nature by noting that in Judaism there are 613 good deeds, one of which is to give to those in need. “Of higher importance than giving is to give anonymously without an expectation of some form of recognition. Every year I give more than I gave the previous year because I feel that as my ability increases so to should the extent of my charitable contributions.” Very proud of his heritage, Gavish serves on the Israeli American Counsel. “All of my kids speak Hebrew. There is this prevailing fear among Israeli Americans that as Israelis live abroad they are likely to move further and further from their heritage. The Counsel serves to find ways of bringing Israeli Americans and Jewish Americans together so that this doesn’t happen. It’s important that my children and others of their generation know and appreciate where they came from.” So what does the future of Gavish Real Estate look like to its founder and chief architect? “Gavish Real Estate is no longer about me but it is now a brand. A brand that stands for integrity, client service, loyalty and always doing the right thing for the client. We place the client’s interests first and foremost on our list of priorities in every transaction.” As for his company slogan “Capicé? That’s Gavish!,” he explained, “My nickname in junior high and high school was Capicé.” It is also an alternate form of the Italian slang word Capice meaning "Asking for agreement, understanding, belief.” It is an extremely apt word for a man like Iddo Gavish who strives daily to have others understand what his family name and his company stands for: an ever expanding list of satisfied clients and the undeniable success of Gavish Real Estate.

What does Gavish see as one of the major challenges facing Realtors today? “Buyer cynicism, the apprehension that buyers have, especially young buyers, after seeing what their parents and other elders went through during the recession,” Gavish said. “Because of the recession, we missed a group of buyers who purchased during that period and would likely be reselling their home now and moving up to a more lvrealestatemag.com

kaMu's korner Wonder how I learned to be a great dog? By Susan Haller

i! My name is Kamu. I am an Akita and I was 9 months old when I was rescued from Heaven Can Wait, the local animal shelter. My former owners felt I was untrainable and unruly. Frankly, I probably was. The problem was that no one ever showed me the way to good dog until two friendly faces appeared at the cage. My future owner was a big guy, Canine Coach, who looked down at me and made me feel safe. He was obviously the man in charge. I needed to bring my anxiety down to a level allowing me to listen and learn. When he took the leash and walked me for the first time, I was still a bit apprehensive but truly ready to take on the challenge of becoming the trainable dog. I was lucky, as it turns out, Big Guy who is Leader of my Pack is a former Marine who loves, studies and helps dogs and owners develop their full potential working together.

A lot of the teaching is really for everyone’s safety and knowing commands is for my well-being and for the dogs and people around us. Everyone we come across simply cannot believe as a big dog, especially an Akita, I stay on point. Because of the lessons; I get all kinds of “good dog” love coming my way. Those words alone inspire me to work harder to please my coach and my owner. It’s easy to behave when I know what’s expected of me. That means telling me what to do, making it fun and working together with consistency. It takes practice and a great coach but once I get it, being a good dog is what I love to do. recording artist releases new album ‘elysian’

ynn Yew Evers’ musical talent playfully surfaced at the age of 4. Gifted with a perfect ear and intuitive understanding of music, she began performing at age 6 and composing and improvising by age 9. Evers had found her calling early in life, and began her musical career at 15 years old as a piano coach for children.

Since 1985, Evers has organized and performed in a multitude of concerts in Malaysia and the U.S. as a piano soloist and accompanist for renowned choirs and ensembles. Her countless high-level appearances led to a well-deserved invitation to the Malaysian Palace to play for the King and Queen of Malaysia, as well as the Prime Minister and other Malaysian dignitaries. Although Evers’ music harmoniously combines a New Age, classical and contemporary influence, the greatest inspiration for her single “Without Words” has been her devoted relationship with God and nature. “The intention behind my music is to gently guide the listener into the tranquility of nature to experience their surroundings like I do- full of memory and harmony,” Evers explained. Evers’ many accomplishments include her collaboration with Grammy award-winning guitarist Will Ackerman at his legendary Imaginary Roads Studio in Vermont.

Evers was born and raised in a vast historical city in Ipoh, Malaysia. As one of the largest cities in Malaysia, Ipoh is known for its year round tropical climate and magnificent limestone caves and temples that surround the metropolis. While growing up amidst the beauty, Evers developed a deep connection to nature, which also nurtured her inspiration and intention behind her music. Inspired by classical greats such as Beethoven, Chopin and Rachmaninoff, she went on to obtain a degree from Trinity College of Music in London. She returned to Malaysia determined to further explore and develop her life long passion for music and immediately began to shine as a performer, arranger and composer in her native land. 86

Her second solo piano album “Dawn of Peace,” is a captivating production that truly captures the excellent ability of Ackerman and his team to effortlessly synthesize the vision of the artist. he Ancient Chinese knew this and over three thousand years ago a great Sage decided to share this with his people. It is believed the Sage called forth all the animals of the forest and when only 12 responded, he decided to gift each one of the animals with his own year. The 12 signs correspond with an entire year. This includes the rat, ox, tiger, rabbit, dragon, snake, horse, goat, monkey, rooster, dog and wild boar with five elements of earth, fire metal water and wood. The year of 2016 is the year of the fire monkey; a Yin year. Yin and Yang energy is part of understanding how this effect our every day secular life. If born in the years 1956, 1968, 1980, 1992 or 2004, qualities include tricky, smart, playful, hardworking and passionate with a “See No Evil, Say No Evil, Do No Evil� attitude.
