TANJUNG BARAT STATION MIXED-USE
INCLUSIVE AND INTEGRATED DEVELOPMENT
This project is a mixed-use building with apartments, public facilities, and retail as the core functions. This project was initiated by Perumnas and PT. KAI and aims to create new residential alternatives located near transportation nodes. The inhabitants of these apartments are the lower middle-class people for rusunami and middle-class people for anami, while the podium of the building will be used by commuters and communities around the area. 5 | Tanjung Barat Station Mixed-Use
The concept of this final project design is “Inclusive and Integrated Development�. Inclusive development means the development of an area that can be accessed by everyone without any boundaries. While integrated development in this context means the development of areas whose elements are interconnected with each other not only with various modes of transportation but also with public and commercial facilities in the region.

Train Network Highway
This project is located in Tanjung Barat Train Station area in South Jakarta which was imagined as a Transit Oriented Development (TOD) area. The location favor itself by the proximity to Tanjung Barat Station and highway network.

This project located on the second stage development site of Perumnas’ Tanjung Barat Development Plan. The site is mostly surrounded by landed housings and commercials. In the radius of 400 meters (comfortable walking distance) there are some public facilities including educational facilities (MIS Nurul Iman, Politeknik Bunda Kaundg, Sekolah Tinggi Ilmu Akuntansi, SMK Wisata), religious facilities (Mosques), public transportation (Tanjung Barat Station, Bus Stop). There are no health facilities in the radius of 400 meters, so this project will include health facilities in the program.

The programs of this project contains of 60% residential and 40% commercial and public facilities. The residential area includes 75% anami (commercial apartments) and 25% rusunami (government-funded apartments)

Design Development The massing development started by maximizing the 45% KDB and 4 KLB area. The podium designed to be an open air public space that accomodate seamless connection between Tanjung Barat Station podium retails - existing pedestrian network. The apartment massing splits into three towers which consists of 2 anami towers and 1 rusunami tower. The gradually increasing heights of the mass intended to create a unity and remove gap between social classes.

r ive eR gtz Ya n Wuhan located in Hubei, China, is a city where once used as an industrial complex. An action was initiated in order to rebuild the old area into a new city by preserving and developing the industrial buildings. There is an existing post-industrial complex on the west and Mt. Guishan on the south of the area. There are also two MRT Stations plan which will be built on the east and west side of the area in the near future. Wuhan Riverside City | 16
Vision In order to revalorize the industrial heritage, people’s activities are needed. Our vision was to generate people’s activities by increasing urban mobility with the implementation of people-oriented public transportation, improving urban public spaces, and revalorizing industrial heritage. The idea was started by creating an axis that connects the two future MRT stations as a primary urban connection,
The planning area was divided into 4 segments, using a node that serves as a public space. These public spaces were accessible within 400m radius from the nearest MRT Station and from each other.
mrt station Aside from the vertical road which connects the north and south roadway, we also create a horizontal connection that connects the MRT Stations and act as a tram and pedestrian network.
Within each complex, we create building blocks and integrates each blocks with paths to create permeable blocks for pedestrians.

Massing Concept
Massing was designed with perimeter block concept, where the buildings followed the surrounding areas with an open space in the middle of the block.
Functions such as apartments and office towers, are placed above the podium level.
Each building complexes were trimmed to create permeable pathway for pedestrians to access other blocks.
By using a densification method, some buildings were further expanded vertically.

This illustration showing the pedestrian-only central axis, which is also integrated with tram to support pedestrian movement along 2 kilometers site length. The building in this area also have zero setback for creating active frontages to encourage pedestrian activity.

The existing condition of the site is 100.000 m2 of empty field. The site is mostly surrounded by landed housing and rice fields. The residential area has support itself with the emergence of rumah toko although it’s located in the housing zone by regulation. There are no traditional market within 800m of the area and the closest hospital is four kilometers away. So the programs in this project will include traditional market, health facilities, and other public facilities according to the standard given in SNI-03-1733-2004.

The masterplan was designed to accomodate 4000 households with three type of landed house (type 56, 49, 36) and vertical housing (rusun). STRUCTURE The main circulation connects entrance to public facilities, and the secondary circulation connects main circulation to resident’s houses.

ZONING Public facilities placed in the center of the area so residents can travel conviniently by foot from their house (<400 m).
HIERARCHY The residential type hierarchy refers to the main circulation. The 56 type is the closest to the main road and main circulation followed by type 49, 36, and apartments.
