Shingle Street Septic Service seeing pink By Sarah L. Cronk sarah@denpubs.com MORRISONVILLE — Constantly brainstorming new ways to expand the business, Shingle Street Septic Service has now found a way to help cancer research. The company recently purchased two new portable restrooms. Not in the typical green color they usually rent out ... but pink. “The reason they’re pink is because every time we rent them out, we’re going to donate $5 to breast cancer research,” said bookkeeper Lori Rennie, “or some kind of cancer services or research.” Owner Barry White got the idea after learning of a man in Florida who had a similar plan. “At first I was kind of hesitant,” White explained. “Pink toilets could be hard to keep clean. We’re really fussy about keeping our other toilets clean.” However, after thinking about it throughout the winter, White

decided to go ahead with the idea. “My mother and my grandmother both died of cancer,” he said. “Anything we can do to help out, I’m willing to give it a whirl.” Whenever someone chooses to rent one of the pink restrooms from the business, Shingle Street will donate $5 in the name of the person who is renting, as well as the business. At the end of the year, however much the business has made, they will match it again. “We’re trying to hook up with local [organizations] to be able to do that,” Rennie said. “Like CVPH Foundation.” The business will also be lending its services during the 2010 Relay for Life of Plattsburgh, this June 19-20. “For that event we are actually donating those particular toilets for that event. We’re not even going to charge them,” said Rennie. Shingle Street Septic Service also has portable restrooms that

are ADA compliant. “Not all larger portable restrooms are,” Rennie explained. “Ours happen to be. We bought them specially so that if there was an event where they had to have those handicapped toilets, that they would be fully ADA compliant.” Those restrooms are large enough for a wheelchair to fit in and turn around and have a flat floor so wheelchairs can easily roll in. The business has also been expanding, not just through their portable restrooms, but in other aspects as well. “We started a plumbing business last year,” White said. “We’ve been real busy with that. People are really, really happy.” They also do toilet inspections and septic systems, White added. “It keeps us busy,” he said. For more information about Shingle Street Septic Service, Shingle Street Septic Service employees Lori Rennie, Nick White and Martha White stand in contact them at 643-2731 or toll front of their new pink portable restrooms. The company will donate $5 for every portable restfree at 800-287-8086. They are lo- room rented toward cancer research. Photo by Sarah L. Cronk cated at 653 Shingle St.

Combating that malware ‘Health and Fitness Day’

C

ontrolling malware today is no easy chore. Anti-virus and anti-spyware programs play key roles directly on the system with firewalls and intrusion detection/prevention systems guarding access at the same or higher levels. These are industry-norm protections for known threats, but somewhat lesseffective for zero-hour attacks; which are attacks based on new, just-discovered vulnerabilities without remedies. So, what can be done? To name a few, experts in the field recommend things like heuristics, file integrity checking, and running some things in a sandbox. Start by ensuring the anti-virus solution uses heuristics along with traditional signature-based techniques, which many of today’s security applications do. In a basic sense, heuristics is similar to profiling by law enforcement where, if program A is attempting to do something that malware is commonly known to do, maybe program A is malware and warrants a closer look. File integrity checking monitors installed software for changes. Recent, unaccounted for change may signal malware so constant monitoring offers some protection in both

detection and in the way of an escape path by returning to a previous, before-thechange state. In theory, file integrity checking will discover things missed by the anti-virus. In the computer field, the term sandbox is applied to a testing environment that isolates software. Developers use sandboxes when trying new software or changes to existing software. It is a conBy Ron Poland trolled environment, one that could also be very useful in the fight against malware. That’s the premise behind an application called Sandboxie, whose slogan is Trust No Program. Sandboxie reduces the access level of applications and confines software to a separate area preventing it from performing permanent illegitimate actions. It is available in both free and paid versions with the free one regularly suggesting payment for the full version after 30 days. Visit sandboxie.com for more info.

he last Wednesday in May is National Senior Health and Fitness Day. The theme for this year ’s National Senior Health and Fitness Day, May 26, is “Get Going...Get Fit...Start Today!” Maintaining a healthy weight for one’s height generally depends on eating nutritiously and participating in physical activity. Unfortunately, overweight and obesity are steadily increasing in the United States among all age groups. In New York State a striking 64.2 percent of all older adults are overweight or obese. Of that, 48.5 percent are in Clinton County. The Center for Disease Control suggests physical activity guidelines that are reasonable for older adults — generally 30 minutes of moderate daily physical activity 5 days per week and muscle strengthening two days or more per week. The National Institute on Aging also has a guide book that promotes physical activity which can be found on-line. Physical activity is beneficial because it lowers your risk of developing coronary heart disease, colon cancer, diabetes, high blood pressure, obesity, symptoms of de-

Spotlighting shaded plants Melodious sound of chords

M

y back patio is on the west side of the house and is additionally shaded by the garage and a large tree. The patio garden cannot be considered anything but a shade garden. Unfortunately, some of the plants planted on the patio are not meant to be in such heavy shade. I have a feeling the perennials in the garden were planted prior to the large shade tree’s establishment. So, this spring I have been working in the garden to move out the sun loving perennials and redesign the gardens with some shade plants. One of the most common shade plants found in the garden is the hosta (which I love), but there are many more shade tolerant perennials one can add to the garden that will add beautiful foliage and or flowers. Here are just a few that you might want to try in your shade garden: Monkshood (aconitum) is worth a place in the garden because it blooms in late summer, when most other shade bloomers have finished. Plus, it's deer- and rabbit-resistant. Named for its drooping blue flowers that resemble the hood on a monk's robe, this lovely flower is an easy, under-used plant. It is hardy to zone 3 and some varieties can grow up to 6 feet tall! Hellebore (helleborus), also called Christ-

mas rose, is one of the earliest bloomers in shady gardens. Look for its burgundy, pink, cream, green, or white flowers in late winter or early spring. Although it looks delicate, the Christmas rose is quite sturdy once it gets established. And, it's deer- and rabbitresistant. This 12-inch plant is hardy to zone 4. A plant that has an unfortunate name, but wonderful foliage is lungwort (pulmonaria). Lungwort has earned its name from the silvery, lung-shaped spots that dot the foliage. The variegated foliage looks great all season long, and nicely accents the plant’s clusters of pink, white, or blue flowers in the spring. The leaves are low growing and the flowers can reach up to one foot in height. Lungwort is hardy to zone 4. These are just three examples of the many shade plants one can use to brighten up a darker area of the garden. While many of these plants may not look as impressive as their sunloving counterparts at the garden center or nursery, they and many other shade plants are definitely worth a gardener ’s attention. efore chords ever existed, there was only melody. If you think about it, birds were singing melodies before anyone even hummed a tune. We can say for sure a chord was derived from our existence on this planet. A chord is a combination of different notes played at the same time. A melody is a combination of single notes. Two notes or more played together and, voila!, a chord is born. Usually a chord will have three or more notes. A three-note chord is called a “triad.” When constructing a major scale a chord is always built up from a “root.” Root meaning “tonic” or first. The intervallic relationships of the notes in the chord to the root, or tonic, determines the chord type. There are four basic triad types: major, minor, augmented and diminished. Major chords use the root (tonic) — 1st, 3rd and 5th notes of the major scale. Example: C major is C E G or 1 2 3 4 5 6 7 C D E F G A B The formula used to construct a major scale is as follows: whole step, whole

step, whole step, half step or W W H W W W H. Example: a half step is E to F or F to F#(F sharp); a whole step is E to F# or F to G. C, E and G are the 1st, 3rd and 5th notes of the C major scale. Find these three notes anywhere on your guitar, find a comfortable finger positioning and you now have as many C major chords you can muster. Beware, the key of C is the only key that has no flats or sharps. Another example is the key of G which has one sharp. So if we use the major scale formula we come up with this: G, A, B, C, D, E, F#, G. If you use the 1st, 3rd and 5th notes of this scale you will have G, B and D. Now you have a G major chord. You can double up on any of those notes also. The more notes you double, the bigger the chord will sound. If I only had seven fingers. Why do stores honor competitor coupons? C

ouponing seems simple enough — until you take a closer look. Shoppers learning to SuperCoupon come up with all kinds of questions. Here’s a good one: Q: “Your column explaining how stores are reimbursed for coupons made me think about whether or not I should use one store’s coupon at a competing store down the street. For example, I received a coupon good for a $5 discount on a $30 grocery purchase at Store A in my area, but I used it at Store B, since they will honor it. But don’t both stores lose in this case? I can’t see Store A reimbursing Store B for this coupon. And I can’t see Store B even bothering to submit the coupon to Store A. How does this work?” A: Many store coupon policies contain provisions for handling a competitor ’s coupons. You’re certainly not the only one to wonder exactly what happens when you redeem one store’s coupon at another store. Your store-issued “$5 off $30” coupon is different from a manufacturer ’s coupon. Coupons are always labeled at the top, either “Store Coupon” or “Manufacturer Coupon.” When shoppers use a manufacturer coupon, the manufacturer of that particular product reimburses the store for the full face value of the coupon plus a few additional cents to cover the coupon-processing costs. Stores cover the cost of their store-issued coupons. Whether the store issues its own coupon for $1 off an item or $5 off your entire shopping purchase, no one reimburses the store when that coupon is used. The store eats the cost, absorbing the coupon’s discount as an incentive to draw in customers. Coupons like these are considered a cost of doing business and the stores budget accordingly, just as they do for advertising or other expenses. Many stores will honor a competitor ’s coupon even when they receive no reimbursement. Why? They want to keep our business. Rather than lose a sale to a competitor across town, they honor the other store’s coupon. They may “lose” $5 on a single transaction but they also ensured that you pur-

chased quite a few of your groceries at their store, which the store made a profit on. They lost a little to retain your business today and possibly in the future. Shopper loyalty is very important to any store. Many stores actually contain a provision for accepting other stores’ coupons in their coupon policy. It’s important to be aware that these policies are tools we should all be familiar with, as they contain a lot of valuable information about how the store handles situations exactly like yours. Here’s an example taken directly from a national chain’s coupon policy: “Store A will redeem competitor house brand coupons on comparable Store A house brand merchandise purchased at the face value of the coupon within the valid dates of that By Jill Cataldo coupon. For example, a 50-cent coupon for Store B brand loaf of bread may be redeemed when a loaf of Store A bread is purchased. Customers may choose between offers (Store A or competitor) to receive the best price as long as the value of the product is not exceeded.” In this case, if I have a 50-cent coupon for another store’s house brand of bread, this store will accept the coupon, even though they will not be reimbursed for it. My store will accept it because it’s an incentive to shop there and it doesn’t want to lose my business over a 50-cent discount. My store knows that I likely will be buying additional items in the same trip. Many readers tell me that they had no idea their local stores accepted competitors’ coupons until they asked for a copy of the store’s coupon policy. If you learn that yours does, scanning the available store coupons for other stores in your area just may help you get additional savings, without actually going to the store that issued that coupon. © CTW Features

Hunting and fishing facts A

ccording to the federal government, more than 38 million Americans hunt and fish annually. More Americans hunt and fish than play golf and tennis combined. Nearly five percent of the U.S. populations, about 12.5 million people, are active hunters. Whitetail deer remain the most popular big game species, with nearly 78 percent of all hunting activity targeting whitetails. The average hunter spends $1,638 every year on the sport. According to research, 72 percent more women are hunting with firearms today than just five years ago. And 50 percent more women are now target shooting. Combined, Americans hunt 228 million days per year and sales of hunting gear are growing faster than all other segments of the sporting goods industry. More than 44 million Americans enjoy fishing every year and the average angler spends more than $1,000 annually on the sport. Over one quarter of all anglers are female and largemouth bass remain the most popular species of freshwater fish, with nearly 60 percent of fishing activity targeting largemouth.

and statistics, especially those that offer insight into the outdoor activities that I enjoy regularly, such as hunting and fishing. Surveys conducted by institutions that have a vested interest in the results are susceptible to skewing the numbers. Often, the results of surveys that are unfavorable to the funding organization never make it into the public domain. Such practices are not acceptable to Southwick Associates, which are one of the nation’s oldest and most reputable resources for obtaining reliable statistics regarding the economics of the hunting and fishing industry. Southwick Associates functions independently of industry manufacturers and marketers. They are not connected to any government agencies, tourism councils or trade associations. The firm gathers data from a variety of sources including retail and wholesale sales figures, Federal Excise tax receipts, which are included in the cost of all equipment sold for hunting and fishing purposes, as well as regular surveys of sporting good stores and their customers.

Black beans can be one healthy treat

B

lack beans are a very good source of cholesterol-lowering fiber, as are most other legumes. In addition to lowering cholesterol, black beans’ high fiber content prevents blood sugar levels from rising too rapidly after a meal, making these beans an especially good choice for individuals with diabetes, insulin resistance or hypoglycemia. When combined with whole grains such as brown rice, black beans provide virtually fat-free high quality protein. If your looking for ways to omit red meat from your diet, black beans are a great option for a satisfying high-protein meal. Try making your own Black Bean Burgers for a

healthy twist on the traditional hamburger recipe. Black Bean Burger · 16 oz can of black beans rinsed and drained · 1/2 green bell pepper diced · 1/2 onion diced · 3 cloves of garlic · 1 egg · 1 tablespoon chili powder · 1 tablespoon cumin · 1 teaspoon hot sauce (optional) · 1/2 cup whole grain bread crumbs or rolled oats · Olive Oil

Sauté onion, green pepper, and garlic in olive oil over medium heat until soft. Mash beans with a fork until smooth. Beat the egg in a small bowl and mix in the rest of the ingredients. Combine all the ingredients in a large bowl, mix and form patties

with your hands. Sauté the burgers in a pan with a little bit of olive oil or cooking spray until firm. You can also bake them in the oven: pre-heat your oven to 375 and bake for 10 minutes on each side. Serve them on their own with a salad or enjoy them on a whole grain bun with all the toppings. You can experiment with this recipe by adding more veggies and changing up the seasonings.

Stewart’s give $5,000 boost to Hospice By Jeremiah S. Papineau jeremiah@denpubs.com Ashley A. Tromblee and Daniel E. Alexander Jr.

Alexander-Tromblee engagement Robert Tromblee Jr. of Crown Point, and Cheryl Tromblee-Davis of Port Henry, announce the engagement of their daughter, Ashley A. Tromblee, to Daniel E. Alexander Jr., son of Daniel and Gayle Alexander of Elizabethtown. The future bride graduated from Moriah Central School in Port Henry and from North Country Community College in 2008 with an associates degree in business administration. She is an account executive with the Plattsburgh office of Denton Publications. The future groom graduated from Elizabethtown Central School in Elizabethtown. He is a graphics manager with the Elizabethtown office of Denton Publications. An October 2010 wedding is planned.

PLATTSBURGH — Hospice of the North Country is home. The nonprofit organization recently moved into its new building on Tom Miller Road and received a nice housewarming gift from Stewart’s Shop of Rouses Point. Store manager Shawn Mulvaney and two of his associates presented Hospice executive director Kent W. Brooks with a check for $5,000 May 18 as a contribution toward the organization’s “Home for Hospice” campaign. Hospice has been raising money since earlier this year to move from its former location on Durkee Street, with an overall goal of $500,000. “This puts us well over $30,000 in cash donations,” Brooks said of the donation from Stewart’s. “I would say we’re quickly approaching $300,000 overall with the

Benefit at Legion June 5 to help Veronica Vann

MORRISONVILLE — When it comes to exercise, there’s more than one way to get a good workout. Students from Morrisonville Elementary School found that out after the school was recently awarded a $1,600 grant from Excellus BlueCross BlueShield of Utica. The grant, applied for by school nurse Laura Jennings, funded square dancing lessons from a local professional square dance caller during their physical education classes. The week-long program culminated with a family night where students showcased what they learned. “It went great,” said Jennings. “It was really geared toward each age level. The kids loved it.” Jennings said she particularly loved the interaction between students and their families the last day of the program. "Grandparents danced with kindergartners and fifth-graders. It was pretty cute," she said. The idea behind the program was to demonstrate other ways for kids to stay in shape in addition to traditional methods, said Jennings. For the past five years, Jennings has secured grants through Excellus BlueCross BlueShield to do just that.

Students from Mrs. Brown’s second grade class at Morrisonville Elementary School are seen showcasing their square dancing skills during a recent family night at the school. Morrisonville Elementary received a $1,600 Community Health Award from Excellus BlueCross BlueShield of Utica to teach square dancing and host the event. Photo submitted by Shawna Dutko

“Hopefully, some people will pursue square dancing from here as another alternative to regular exercise,” said Jennings. “Which is always my goal with everything I’ve done with these grants.” In 2008, the school received a Dance Dance Revolution machine through one of its most recent grants.

"We still use that today," she said. "We try to do something with the money that we can keep doing year after year." Leftover funding from this year's grant will be used to bring back the square dance caller this fall to teach additional lessons to students.

SARANAC — A benefit for Veronica Vann will be held at American Legion Post 1618, 275 Wilson Road, Saturday, June 5, beginning at 12 p.m. Vann is undergoing treatment for cancer and is uninsured. Proceeds from the event will help Vann with her medical expenses. The benefit will consist of a spaghetti dinner, live music, Chinese auction, raffles and 50/50 drawings. Dinners will be $6.

So, we thought what we’d do is just take an activity that was going to happen anyway and turn it into a workshop,” said McDowell. The group did something similar when it hosted a pruning workshop in March at Hid-In-Pines Vineyard in Morrisonville, said McDowell. “That was pretty successful,” he said. “We had about 50 people there and picked up a few new members.” The workshop will be geared toward novices and experienced grape growers, said McDowell, covering “the full spectrum.” Upcoming workshops will focus

And, given the area’s almost impeccable ability to produce grapes, McDowell said he expects to see more and more vineyards sprouting up in the near future. “The Lake Champlain region is an unusually good place to grow grapes,” said McDowell, noting that to be contrary to what some would expect. “Pretty much anywhere you see apples, you can grow grapes.” This Saturday’s workshop will be held at McDowell’s own business, Four Maples Vineyard, 446 Prospect St. The workshop will begin at 2 p.m. and include a brief discussion led by Rich Lamoy, owner of Hid-In-Pines Vineyard. Larry Marnes publishes book about all things railroad By Sarah L. Cronk sarah@denpubs.com

Larry E. Marnes, owner of Mooers Junction railway station, recently published the book “Mooers Junction Memories,” to keep the history of the building alive. Photo by Sarah L. Cronk

MOOERS — Once the hub of Mooers, the Mooers Junction railway depot, which was in service for nearly 100 years, is now remembered through a collection of writings. Larry E. Marnes, current owner of Mooers Junction and longtime railroad collector, recently released a book titled, “Mooers Junction Memories,” in order for people to understand the history of the station that closed in 1961. The book includes a reprint of Marnes’ book of railroad folklore, “Doubling Over,” which has been out of print since 1987. “The reason for doing the reprint is that there seems to be even more demand for this book presently than there was when it first appeared,” wrote Marnes in his dedication to Chris Trombley, his friend who encouraged him to put Mooers Junction Memories together. The book also includes an edited version of “Mooers Junction” — a monograph of Marnes’ late friend Orville K. McKnight. “He gave me all the notes he had and he gave me some pictures,” explained

Marnes. “He actually worked in this station between 1910 and 1913 as a telegraph operator. He was here when the place was operating and I don’t think you can get a much better source than that.” Marnes explained he had a couple reasons for wanting to put the book together, including making people aware of its true history. “A lot of people don’t realize that there was ever more than one railroad that came in here,” Marnes explained, referring to the Delaware Hudson and Rutland railways. “Because the D & H has been gone for so long out of here.” Marnes said he also put the book together to “justify this restoration,” referring to the station. “Anybody that reads [the book] will understand how significant this place was when it was operating as a railroad station,” he said. “It explains in there about the facilities and the buildings that immedietely surrounded the place.” Such places include a milk plant, general store and hotel. “The railroad kind of gave varieties to all this business that was here,” Marnes added. “You look at the place now and you can’t see that.”

Currently utilizing the station as a place for the railroad memorabilia he has collected, Marnes said the profits he makes from the book will go into the upkeep of the building. When Marnes purchased the building in 2003, the roof was leaking badly, windows were smashed and brush had become overgrown. It took him five years to restore it. “I think my biggest fear is this is one of the few remaining historical buildings in this town and if somebody doesn’t do anything with it, eventually this lot will be sold, somebody will flatten it and build a house here,” he said. Planning to keep it as a museum of sorts, Marnes has put all of his memorabilia of railroad life into the station. “Most of this is stuff that’s been collected, it represents what was here and it’s in the places where it was,” he said. “Anybody that is interested, if they want to see it, [they] can come in and take a look at it. That’s the idea.” Mooers Junction Memories is currently being sold at Cornerstone Drugs & Gifts in Rouses Point and Victoria Station in Mooers Forks, for $15. If interested in contacting Marnes to visit Mooers Junction, call 236-7160.

All real property, including any buildings thereon, are sold “AS IS” and without any representation or warranty whatsoever as to condition or title, and subject to: (a) any state of facts an accurate, survey or personal inspection of the premises would disclose; (b) applicable zoning/land use/building regulations; (c) Federal and/or State taxes, liens, judgments, and encumbrances of record; (d) easements, covenants, conditions and rights-of-way of record existing at the time of the levy of the tax, the non-payment of which resulted in the tax foreclosure in which Clinton County acquired title; (e) any undocumented or unknown environmental issues, wetlands or boundary disputes; and (f) all outstanding school and village taxes, past due and present water and sewer rents, assessments, and any demolition or “cleanup” charges, without proration whatsoever. 13. All purchasers are advised to personally inspect the premises and to examine title to premises prior to the date upon which the sale is scheduled to take place. Personal inspection must be coordinated through Haroff Auction & Realty, Inc. and Absolute Auctions & Realty, Inc; entrance upon any parcel without an employee of Haroff Auction & Realty, Inc. or Absolute Auctions & Realty, Inc. constitutes trespass pursuant to the laws of New York State. 14. Notice is hereby given that the premises being sold may lie within an Agricultural District as designated upon the tax map. It is the sole responsibility of any bidder to ascertain which specific parcel(s) is so designated and these are sold subject to the provisions of law applicable thereto. 15. No personal property is included in the sale of any of the parcels owned by Clinton Coun-

ty. The disposition of any personal property located on any parcel sold shall be the sole responsibility of the successful purchaser following the closing of sale. 16. Evictions, if necessary, are solely the responsibility of the successful bidder after closing and recording of the deed. 17. Clinton County acquired title to these properties in accordance with Article 11, as the case may be, of the Real Property Tax Law of the State of New York, and all known rights of redemption under said provisions of law have been extinguished by the tax sale proceeding; and/or as a result of forfeiture. 18. The purchaser shall be solely responsible for the payment of all taxes levied against the property subsequent to transfer of title to Clinton County. 19. Real Property Tax Law authorizes the imposition of a pro-rata liability on formerly exempt property transferred to a non-exempt owner after taxable status date. The property purchased at the tax foreclosure is exempt at the time of purchase (county-owned). Upon transfer of title, the exemption ceases, and each tax levying unit, county, town and village are due taxes for the remaining portion of the year. On a subsequent tax roll, county/town, the purchaser of the property will receive an additional bill for these taxes. This entire process is subject to administrative review. Further information can be found in New York Real Property Tax Law, Sections 520, 551 and 553. 20. NO PERSON OR ORGANIZATION CAN BID ON PROPERTIES AT THE AUCTION IF THEY, OR A CORPORATION OR COMPANY THEY ARE AFFILIATED WITH, OWE PROPERTY TAXES (CURRENT YEAR OR PRIOR YEAR) TO CLINTON COUNTY. ALL TAX LIABILITIES MUST BE PAID PRIOR TO THE AUCTION IN ORDER TO BID AT THE AUCTION. Failure to comply with this provision will be grounds for default and forfeiture of any deposits paid. 21. By acknowledging and exe-

cuting these Terms & Conditions, the purchaser certifies that he/she is not representing or acting as proxy for the former owner(s) of the property against whom Clinton County foreclosed, or anyone previously prohibited from participation in auctions, and has no intent to defraud Clinton County of the unpaid taxes, assessment, penalties and charges which have been levied against the property. The purchaser agrees that neither he/she nor his/her assigns shall convey the property to the former owner(s) against whom Clinton County foreclosed within 24 months subsequent to the auction date and, if such conveyance occurs, the purchaser understands that he/she may be found to have committed a fraud and/or intent to defraud and will be liable for any deficiency between the purchase price at the auction and such sums as may be owed to Clinton County as related to the foreclosure on the property and consents to immediate judgment by Clinton County for said amounts.

North Countryman - 25 22. All sales shall be final, absolute and without recourse, and in no event shall Clinton County, Haroff Auction & Realty, Inc., and Absolute Auctions & Realty, Inc., be or become liable for any defects in title for any cause whatsoever, and no claim, demand or suit of any nature shall exist in favor of the purchaser, its heirs, successors or assigns, against Clinton County, Haroff Auction & Realty, Inc., and Absolute Auctions & Realty, Inc., arising from this sale. 23. In the event that a sale is cancelled by Court Order or judgment or by the Clinton County Legislature, the successful bidder shall be entitled only to a refund of the purchase money. Purchaser shall not be entitled to special or consequential damages, nor attorney fees, nor reimbursement for any expenses incurred as a result of ownership or improvements of the property nor for taxes paid during the period of ownership. 24. The auctioneer’s decision regarding any disputes is final, and the auctioneer reserves the

right to reject any bid that is not an appreciable advancement over the preceding bid. 25. Anyone deemed by the Auctioneer to be intentionally obstructing the business of the auction may be ordered removed by the Auctioneer. 26. All informational tools, such as slides, tax maps, photos, auction listings, auction catalogs, auction signs, property record cards, etc. are for identification purposes only and are neither a guarantee nor a warranty as to location, dimensions, parcel use and/or size, or anything else. THE COUNTY, HAROFF AUCTION & REALTY, INC. AND ABSOLUTE AUCTIONS & REALTY, INC. MAKE NO WARRANTY, EXPRESSED OR IMPLIED, IN CONNECTION WITH THIS SALE. 27. The successful purchaser on each auction parcel must remove the auction sign within two (2) days of receipt of the deed to the parcel as provided for herein.
