HARBOUR VIEW TECHNICAL INSTITUTE



INTRODUCTION AND DESIGN BRIEF This design project is the proposal of an automotive and marine mechanical training facility in Harbour View, which fits into the larger master plan proposal of the M.Arch.2 2012/2013 urban study of the area. The social objective of the proposal is to develop the under-realised potential of this unique coastal area by increasing its density through commercial and residentional rezoning and redevelopment. This design project augments that idea by providing vocational education and career opportunities for young people in the context of a denser future Harbour View. At the facility, students will learn how automotobiles and boats work, and how to maintain and repair their engines, bodies, and various on-board systems. There are four (4) main components of the programme of the building as seen below:

SHOWROOM & ADMINISTRATION

This is the main public entry and reception, having a showroom for displaying various vehicles, such as student restoration and customisation projects, and externally owned classics or exotics. Here are also all administrative and teaching staff offices, a conference room, kitchen, bathroom and lounge facilities.

THEORY SCHOOL

This is the academic side of operations, having classrooms, a computer lab, and a library. it will be main accomodation for students and as such has student bathrooms, cafeteria and dining area, and a student lounge.

TRAINING WORKSHOP

The practical side of things where students will get hands-on training with automobiles and boats. This section can be broken into three main parts: automobile maintenance, fabrication and collison repair, and marine maintenance.

COMMERCIAL SPACE

This section provides workshop facilities for small business to rent; to help reduce unwanted neighbourhood garages which can inconvenience surronding residents. The units are self-sufficient having their own customer reception, office space, workshops and support spaces, and will provide job/business opportunites for current or past students. Included is a commercial space for a ship chandlery business.

DIAGRIDS ARE EFFICIENT AND RIGID STRUCTURES WHICH CAN ACHIEVE GREAT SPANS AND LOADS. PREFABRICATED WITH PRECISION, THE SYSTEMS ARE UTILIZED TO PUSH THE BOUNDARIES OF STRUCTURAL POSSIBILITIES AND EPITOMISE A TECHNICAL APPROACH. THEY HAVE A UNIQUE AESTHETIC WHICH WOULD EASILY BE A MENTAL LANDMARK IN THE LOCAL CONTEXT.

AUTOMOTIVE INSPIRATION

BUILDING ELEMENTS TAKE FORM CUES FROM AUTOMOTIVE ELEMENTS. THE SHADING MESH IS SIMILAR TO THAT OF A VEHICLE’S FRONT GRILL, WHILE THE SHAPE OF THE OPENING RESEMBLES INTAKE PORTS IN AN ENGINE’S CYLINDER HEAD. THE LOUVRES ARE LIGHTWAEIGHT ALUMINIUM AND THE SOLAR PANELS REFERENCE THE FORM OF AUTOMOTIVE AERODYNAMIC SPOILERS. THE PAVEMENT PATTERN IN THE COURTYARD TAKES IT FORM FROM THE LAYOUT AND PISTON DESIGN IN AN INLINE CYLINDER ENGINE BLOCK.

photovoltaic roof shading

designed to resemble automotive spoilers, these banks of solar panels serve a dual purpose by converting solar heat energy into usable electric energy, and also shading the roof surface reducing thermal heat gain and hence cooling load. they pivot to track the sun for maximum efficientcy.

cellular structural steel cellular beams offer highly efficient structural design by reducing weight of the structure, also reduced ceiling plenum height is achieved by running services through the openings. the exposed cellular columns and beams along the balconies follow the design approach of expressed metal structural elements leading the aesthetic. all metals painted appropriately to prevent corrosion.

solar shading devices

a combination of perforated mesh and horizontal louvres fixed in a steel frame shade the balconies along the south eastern facade from morning sun.

Visual connections

the horizontally offset position of the upper walkway affords visual connection between circulation balconies and creates architectural interest.

diagonal bracing

roof drainage

following an approach of performance vehicle design where form follows function, the required lateral bracing of the steel frame is realised with diagonal cables expressed as part of the aesthetic.

downpipes feed rain water into a horizontal collector pipe which feeds into a storage tank below grade. water reused for washing workshop floors and landscape maintenance.

cross ventilation

natural ventilation principles were utilised to allow cross ventilation in classrooms capitalizing on the strong breezes across the site. optional air conditioning is also provided to be used as necessary, being partly powered by green energy from photovoltaic system.

solar shading

vertical louvres on the north western facade block low angle evening direct light in the summer months when the sun is at its north-most latitude. building orientation allows them to be almost perpendicular to wall face allowing maximum indirect light in and visibility out.

made of lightweight aluminium, these horizontal louvres keep direct light out of the administration spaces on ground floor.

variable refrigerant flow (vrf) hvac

curtain wall

protected by the shading fins, this north-facing wall is almost fully glazed to maximize natural light allowed in and visual connection outside; features conducive to learning and productivity.

this high efficiency system allows one outdoor condenser to be connected by refrigerant lines to multiple evaporator units inside which are individually controlled by users. this means little or no air ducts and the system operates only at required rate, a saving of installation and operational cost compaired to other systems. condenser located on roof.

waste water management black and grey water is piped via manholes to a septic tank below grade, which then discharges to the municcipal sewage treatment system.

rain water reuse

electrical supply

downpipes from roof feed into a tank in the building’s foundation via a horizontal collector. the water is reused for flushing toilets in the theory building, and for maintaining landscale vegetation. excess is discharged into the harbour.

comes from j.p.s. mains via a meter to two main distribution panels, one for each building. a backup generator is efficiently located near the supply route.

waste water management

the workshop floors slope toward a drain which runs the entire length of the building to channel water to a sump tank below grade in the parking area. here the solids settle out forming a sludge, and the wastewater is discharged to the municipal sewage treatment system. the tank must be cleaned of sludge periodically.

paint & prep booths these are of sidedraft type and have their mechanical equipment in a closet room adjacent to the booths.

this entire room and its specialised equipment is a custom made ‘booth’ assembled on the workshop floor. it is sound insulated and has built-in collection ducts for exhaust fumes.

kingston marine research center m.arch first year design project

project context the assigned design task of this school project was to develop a marine research facility at gunboat beach along the palisadoes spit in kingston harbour, jamaica. the building’s schedule/brief was developed as a class, and then students individually produced their design schemes to fulfill that brief. being on a natural spit the site is very low-lying with only a slight incline, and is susceptable to storm surge in severe weather. to the north the site has a panaramic view of kingston city across the harbour with the mountains beyond. meanwhile winds cross the site generally from south-east to north-west. a laboratory typically being an enclosed and controlled environment, conceptually i envisaged my design to be a self-contained place of scientific research which would only gently rest on the landscape, almost as if it were a capsule or aircraft landed there temporarily to carry out observation. with that approach i then developed the spaces and form of the design to capitalise on contextual opportunities offered by the site, in a contemporary language intended to reflect the scientific nature of the work being done and presented within.

main conceptual ideas °° Visually separated from and conspicuous in landscape when viewed from north/kingston. °° raised structure to alleviate storm surge threat. °° entry bridge references a ship’s gangway. °° linier form to facilitate cross ventilation of main exhibition hall °° east-west orientation with fully glazed facade to maximize available view across the harbour to the city. °° double height spaces to create grandeur and provide visual connections between levels & activities.
