If the windows are the eyes to the soul of your home, what does that make the garage door? It takes up a significant amount of the overall view of your home and with an energy efficient option your garage door could save you money. Its time we give the garage some credit and check out options for an upgrade. Listed below are a few material choices to consider when you call for an estimate.

Real wood is of course a beautiful option but its not exactly energy efficient and can be difficult to maintain. Wood composite is a fraction of the cost, moisture resistant, it will never rot, shrink or crack and isn’t bothered by extreme heat. There’s also no staining required, these are absolutely gorgeous, and come in a large variety of styles. Did I mention they are environmentally friendly? You really can’t go wrong with this option, however something to consider for future upkeep is the paint will chip with natural wear and tear (but can easily be repainted.) They are also a breeze to install and match paint with the current accent colors on your home.

If you really want that wow factor and are willing to invest some funds; you might consider a full-view glass garage door. These are a versatile and modern look that is very popular right now. This style is stunning and will really drive up your curb appeal, however when the energy bill comes, you may have some buyer’s remorse. This option has zero insulation, and the framing is made of aluminum, which is a thermal conductor. So, if you live somewhere with cooler temperatures, the inside of your garage will actually be colder than it is outside. Not exactly ideal unless you can afford a temperature-controlled interior.

One last option worth mentioning is the vinyl garage door. These are sturdy, damage resistant, weather resistant and rust proof. The vinyl door also stands up to extreme heat with a UV-resistant option. Similar to the wood composite in many ways but if you’re looking for that textured look, vinyl is not the one for you. Each of these is fully customizable to accent your home’s paint and trim, but the fun part is deciding on hardware! Some companies even offer interchangeable hardware on magnets so you could switch the style out with the seasons. If the option to accessorize doesn’t get you booking a consult with your local specialist, I don’t know what would. Just make sure you get everything approved with your HOA as some companies will not install without an official approval letter.

A Brief History of Real Estate

When it’s time to sell or buy a home, most of us call a realtor. But when did the real estate industry take root and how did it grow throughout the years? Turns out, the process of exchanging land and property for goods or currency goes back to our earliest days, as humans evolved from hunting and gathering to more agrarian lifestyles. Throughout human history, conquerors such as Alexander the Great, William the Conqueror, and Napoleon acquired land by force. During the Middle Ages, Europeans began developing land and buildings for personal investment and income. As Europeans migrated to America, the promise of a real estate landfall in the New World created an entirely new industry. Of course, the United States was acquiring its own land, as well, including the Louisiana Purchase in 1803 and the Alaska Purchase in 1867.

It wasn’t until 1855, however, that the first real estate brokerage, Baird and Warner Real Estate in Chicago, was founded. Agents at this point sold properties relatively independently, until 1908 when the group now known as the National Association of Realtors was founded and the term “Realtor” was coined, denoting membership. During the roaring 1920s, the real estate market thrived, only to fall during the Great Depression. After World War II, federal legislation helped establish mortgage stability and development of affordable homes in the suburbs. Familiar government entities such as the Federal Housing Association (FHA); the mortgage association Fannie Mae; and the second loan market Freddie Mac, were all created from the 1930s to the 1970s.

Components of today’s real estate market haven’t changed much since early in the 20th century. The first open house took place in 1910 and became an increasingly popular way to showcase new home advancements, such as electricity and heating. The first staged home appeared in the National Real Estate Journal in 1925, allowing prospective homeowners to imagine how the space could be used. In the 1950s, the model home became a feature of real estate, the first one appearing in Dallas, Texas. Tools of the trade also didn’t change much until the advent of the internet, when the first online property listing appeared around 1994. This challenged the highly coveted Multiple Listing Services, or MLS, which only licensed realtors were able to access. Real estate leaders took action and created their own online listings portal, Realtor.com, in 1995. And lucky for us, searching for a new home has never been easier.

Coconut Ice Pops

INGREDIENTS

2 cups (10 ounces) fresh blueberries

1 cup coconut-flavored Greek yogurt

3 tbsp Coffee mate® natural bliss® Sweet Crème All-Natural Coconut Milk Coffee Creamer

1 tbsp fresh lemon juice

DIRECTIONS

IN GOOD TASTE Blueberry

Smash blueberries with potato masher or fork in medium bowl. Stir in yogurt, Coffee mate natural bliss Coconut Milk Creamer and lemon juice. Spoon into 6 to 8 ice pop molds; insert sticks. Freeze for 4 hours or until frozen solid.

To release pops from molds, hold under warm water for a few seconds.

Looking at the entire market for metropolitan Phoenix, our area in Scottsdale/Paradise Valley is starting to shift with increasing inventory.

Fountain Hills held off the strong challenge by Chandler and remains in first place, for now. The rest of the Northeast Valley is clearly deteriorating for sellers, especially Paradise Valley where supply is rising and demand falling. The rest of the Central Arizona market continued to improve for sellers over the last month. Top areas include Tempe, Glendale, Avondale, Gilbert, Queen Creek, Goodyear, Phoenix and Mesa, all locations where the CMI increased by 24% or more.
